DEMOLITION METHODOLOGY
I. PRE-DEMOLITION
a. Survey:
The demolition contractor shall carry out a survey along with the personnel manning
the property regarding the following aspects before commencing the demolition
activity.

1. Safety space available around the building,


2. Possible hazards to adjoining structures,
3. Occupancy of the surrounding buildings,
4. Nature of building, the structural system etc. in order to determine a
sequence of demolition and type of demolition equipment to be used,
5. Type of debris that is likely to be generated and its volume,
6. Identifying areas in the premises where the debris is temporarily stored
away from the demolition area,
7. Generation of hazardous material during demolition activity

II. SEQUENCE OF DEMOLITION


In general, the structure should be demolished in the following sequence:

Part A: Vacating the Premises

The demolition contractor must ensure that the premises are fully vacant of human
beings, stray animals and birds, potted plants and planted shrubs and plants, self-grown
trees in the crevices of the buildings, stored material such as grain, oils of any nature,
cloth or clothes, books, furniture, household items, electric or electronic appliances,
sensors, antennas, building management systems, hazardous chemicals etc.

Part B: Non-Structural Demolition

The first and foremost – disconnect all electrical supply – remove all electrical fixtures –
remove the floor finishes – dismantle and cart away the railings to balconies, staircases
etc. – removes door and windows – detach and carry away the plumbing and drainage
fixtures and pipes – dismantle the partition and external walls.

Part C: Structural Demolition

The structural elements shall be dismantled in the following sequence:


Method for Demolition of Beams:

1. It is mandatory that the connections on the two sides of the beam are already removed
and the beam stands isolated so that it is accessible from all four sides – the two
vertical sides, the top and the bottom – to chisel it forming a groove.

2. Prop the beam underneath at adequate points in such a way that even if the ends of
the beam are separated from the supports, the beam will not fall down on its own.

3. It would be advisable to hold the beam in position with the help of slings/ hangers
from adjoining firm supports or with a chain pulley block or a crane, whichever is
easily possible.

4. Cut the ends of the beam and separate the beam from its supports – the primary beam
in case of secondary beams and columns in case or primary beams – with the help of
mechanical chisel or with the help of a concrete cutter.

5. In case of manual chiseling, first the concrete shall be cut in a groove all around the
perimeter of the beam. The exposed reinforcement should then be cut with a gas
cutter to isolate the beam end from its support.

6. In case the beam dimensions are too large, it will be prudent to cut the beam in
smaller pieces – weighing not more than two tons per piece.

7. Lower the beam or the piece of the beam as mentioned above, slowly without causing
impact on the lower floor.

8. The beam or the larger beam parts shall then be further cut into smaller pieces using
cutter or chisel in such a way that is easy to carry the debris outside the field of
demolition.

9. The part of beam left attached at the support should not be more than 1/6 th of the total
clear span of the beam.

10. In case of cantilever beams, the dismantling should begin from the cantilever edge.
Method for Demolition of Columns:

1. It is mandatory to completely remove all the beams attached to the upper end before
commencing demolition of the column.

2. Demolition of column shall be made in sequence, the top portion of the part of the
column that is standing at the tome of demolition being removed.

3. Grooves shall be made with mechanical chisel through and through, cutting the
concrete material and exposing reinforcement. Such grooves shall be made one at a
time, at a spacing of not exceeding 1.5m.

4. The exposed reinforcement shall then be flame cut. The pieces of the column above
the groove shall be fully supported during this operation using gut ropes and shall not
be allowed to fall on the lower floor causing impact.

5. In some cases, the consultant may allow to cut the reinforcement on three sides and
allow the column piece to be tilted on one side before cutting the remaining
reinforcement.

6. In no case, the column should be dismantled with beams attached to it except for the
parts of beams that are permitted to be left as mentioned in method of Demolition of
Beams. (1/6th span of the beam)

7. In case of drop panels attached to the beam, the drop panels should be dismantled
along with the slab, considering them as part of the slab panel and not as part of the
column.

8. Lower the column or the piece of the column as mentioned above, slowly without
causing impact on the lower floor.

9. The column or the larger column parts shall then be further cut into smaller pieces
using cutter or chisel in such as way that it is easy to carry the debris outside the field
of demolition.
Handling of Debris
1. The debris generated due to demolition of masonry walls, slabs, beams and columns
shall be preferably transported out of site of demolition on the same day.

2. During collection of debris, the dismantling work in the zone must be completely
stopped to enable the carters to carry out the debris collection and transportation
work.

3. Debris shall not be stacked against a masonry or concrete wall.

4. In case the debris is not possible to be carted outside the premises, it should be spread
over a larger area.

5. Debris shall not be heaped up with the faces of heap forming an angle more than 20°
with the horizontal.

6. Hazardous materials shall be identified and separated from the concrete and masonry
debris. Such hazardous material shall be stored in a separate enclosure with
appropriate warning signs.

7. Debris shall be transported in good quality transport vehicles. It shall not spill over on
the roads or other areas except where it is intended to be dumped finally. No part of
the demolished building part or structural member shall overhang from the bin of the
vehicle, including the reinforcing bars.

Equipment and Methodology:


Contractor must submit a list of equipment and a methodology statement to the Owner
and his consultants that he is going to adopt for the demolition. In case the Owner or the
consultants feel that certain equipment is not advisable to be used in the demolition
project under consideration, the contractor shall make alternative arrangement which will
satisfy the constraints for which the original equipment is rejected. Such constraints can
of a nature involving excessive sound and vibrations, undue time consumption, unsafe
handling procedures and so on.

Safety:
The essence of demolition contract is safety at all times and locations. Contractor shall be
wholly responsible for any accident or damage to life and property during the demolition
activity.
