Site details
· Eyeplex is located on Devkota Sadak in Kathmandu, with the nearest landmark
being the Water Tank BCCI, also known as Pani-tanki. The major access to the site is by
heading 190 metres towards the north from Water Tank BCCI to Devkota Sadak via Kanti
Galli. The entrance and exit to Eyeplex are from the west, with an emergency exit located
towards the south.

Situated on a flat land, Eyeplex has a well-established water supply system with a 70,000-
litre underground tank. In terms of fire safety, there is a water hydrant installed on each floor
at the northeast part, adjacent to the secondary staircase. Additionally, fire extinguishers are
placed on each floor. The movie halls are equipped with smoke detectors to ensure safety.

The surrounding context of Eyeplex includes various retail shops, clothing stores, and
restaurants. The drainage system is located at the backside of the entrance, facing east.
Notable neighbourhood structures near Eyeplex include the Water-tank BCCI and the
Parliament Building of Nepal. From the rooftop of the building, specifically from the Drishya
Lounge, one can enjoy panoramic views of the Kathmandu Valley.
Given its location on a busy street in Baneshwor, the complex may experience significant
noise during office hours. However, efforts are made to minimise disturbance within the
premises. Eyeplex offers parking facilities in the form of a double basement system. The -1
level is dedicated to bike parking, while the -2 level is designed for car parking.

The fifth, sixth, and seventh floors are dedicated to movie halls, allowing visitors to
enjoy the latest films in comfortable settings. Moving to the eighth and ninth floors, there are
lounge spaces available, providing a relaxed environment for socialising and unwinding.

Eyeplex primarily relies on artificial lighting throughout the complex to illuminate the spaces
effectively.In terms of HVAC (Heating, Ventilation, and Air Conditioning), Eyeplex ensures
proper ventilation and circulation with a well-designed system. The central atrium, equipped
with escalators, aids in maintaining a comfortable environment by facilitating airflow and
movement within the building.For water supply
and sanitation needs, Eyeplex features a substantial underground tank with a capacity of
70,000 litres, ensuring an ample and reliable water supply for the complex.Fire safety
measures are in place, including the presence of a fire hydrant and multiple fire extinguishers
on each floor. Additionally, smoke detectors are installed in the movie halls to detect any
potential fire hazards.

Eyeplex is equipped with elevators and escalators to facilitate vertical transportation. Four
freight lifts are available, with two designated for public use, one for office staff, and one for
the lounge area.Structurally, Eyeplex employs a framed structure system, which provides
stability and supports the overall construction of the complex. In summary, Eyeplex
prioritises artificial lighting (except for Drishya Lounge) , maintains proper ventilation

Material Study

Eyeplex features a site level adorned with granite pavements, a 3-step entry, and tile entrance
flooring, creating an inviting and visually appealing environment. The flooring details of
common spaces and passages vary, with some passages transformed into game zones or
hosting outdoor handmade clothing shops.

The atriums and shop interiors within Eyeplex are carefully decorated, and the
spaces are expanded according to the requirements of the tenants. Artificial lighting is
predominantly used, enhancing the overall ambiance. The façade treatments incorporate
horizontal elements on the front facade, curving to break the massiveness of the building.

The roof of Eyeplex consists of one-way sloped truss roofs, providing structural
support and an aesthetically pleasing design. Wall claddings are done using ACP
(Aluminium Composite Panel) cladding, adding a modern touch to the exteriors.

Various activities take place within the different spaces of the Eyeplex. The outer plaza space
is utilised for event and celebration activities during festivals, creating a vibrant atmosphere.
Passages and areas around elevators are transformed into game zones, providing
entertainment for customers. The fourth floor houses a
dedicated kids' play zone, ensuring recreational opportunities for young visitors.
