Road# 15, Panchavati Colony


This is not a legal document but list of rules until association and bylaws are registered. All
Owners/residents will abide by and follow these rules.

Parking
1. 2 passes will be allotted to each flat from 1st to 5th and 1 pass to 6th floor.
2. Only 1 car and 1 bike or 2 bikes will be allowed in parking. And for 6th floor only 1 bike.
3. Outside vehicles are strictly not allowed.
4. Owners can not give pass to outsiders/guests/relatives/rent
5. Outside vehicles found will be fined.
6. In case of any emergency, if outside car is parked, car number and driver number
should be shared in watsapp group.
7. Wrong parking or creating inconvenience to other vehicles will result in fine and vehicle
can be moved out of building.
8. Once builder allocates the parking spots, owners/occupants will park only in allocated
spot.
9. Until parking is allocated no spot is fixed for any vehicle and is on first come first
occupied basis.
10. If your vehicle is not used much then help others by parking in back bay.

Maintenance
1. Maintenance amount is rs 2000 per month, this includes building electricity charges,
garbage collection, watchman salary, manjeera bills, cleaning equipments, building
maintenance, sump and overhead tank cleaning etc. and not limited to above
mentioned.
2. Maintenance amount will be reviewed on quarterly basis.
3. All flats have to pay maintenance irrespective of occupancy.
4. Maintenance amount will be due between 1st to 10th of every month.
5. Maintenance Amount paid between 10th to 15th will have 50rs fine per day.
6. If Maintenance amount is not paid by 15th,, on 16th water services, garbage
collection will be stopped.

Buffer maintenance
1. Team of owners will take up pending work like Association registration, CCTV, pigeon
nets, greenery, water harvesting pit, association registration etc using buffer
maintenance amount, anything extra required will be divided between all units.
2. Borewell: Team will also look for options for a new borewell for upcoming summer
season

Repair for water leakage:


1. Internal and external repairs of each Unit have to be undertaken by the respective Unit
Owner and other owners have nothing to do with any repairs of the Unit.
2. Complaints of water leakages: If water is leaking from upper floor unit to down floor
unit or from 1st floor unit to stilt floor, the concerned Unit Owner should undertake
repairs at his own cost without any hitch, which is mandatory on the part of the Unit
Owner/Occupant.
3. If water is leaking from Terrace to 5th Floor units, the owner group has to undertake
repair work to plug the leakages.
4. In the case of leakage the concerned Unit Owner should invariably undertake repairs/
plugging of the leakages, etc., as such leakages(s) would cause hardships/damage to the
lower units/ parking areas.
If the Owner fails to undertake the repairs, the building owners may, after due Notice of not
less than 15 days, for just and sufficient cause, cut-off, withhold or in any manner curtail or
reduce any essential supply of services, like water, electricity, house-keeping, etc enjoyed by an
occupant of a Unit.

Payment of Bills
1. Owners/Occupants should make sure to pay electricity and property tax on time as
delay in payments impact the services to building also.
2. Water meter bills: Once water meter starts again, occupants should make sure and pay
bills on time and during due date. Delays will lead to stopping of water services.
3. List of Defaulters in paying maintenance or any others bills will be posted on Notice
board post 10th of every month.

Access to terrace
1. Access door to terrace will always be kept locked. To access, person has to collect the
keys from watchman and need to lock the door while returning and handover the keys
to watchman.
2. Missing the above will lead to fine as access to terrace is serious security concerns for
kids in building.

Expenses
1. Expenses sheet will be shared on every 10th of month on watsapp group and on notice
board.
2. Expenses sheet will show all collections, expenses and pending dues.
3. Every installation, new purchase will require minimum 2 quotes and will be reviewed
and based on best price, services, work will be allocated
4. No new quotes or questions will be taken post work/contract allocation

Meetings
1. Every 1st Saturday monthly meeting will be conducted where all owners are required
to attend, will be cancelled in case not required.
2. Owners who will be Unavailable need to inform beforehand.
3. Absence will be marked as agreement to all points discussed during the meeting.
4. All communications and discussions will happen in meetings not on watsapp.

Tenants
1. Landlords will always be responsible and answerable for their tenants.
2. Unmarried couples and bachelors not allowed as Tenants.
3. While choosing tenants, please make sure tenants have a good moral and civil
background as most occupants in the building have families and will small kids.
4. Landlords need to inform owners group in case of new tenants or while selling the unit.
5. Landlords need to share building rules before handing over the unit.
6. Owners team will pass all updates to all occupants.
7. Any misbehavior with any member will not be tolerated and will be reported and could
lead to removal from building.
8. All dues should be cleared before vacating the unit or else owner of unit will borne the
dues.

Loud Music
No loud music post 10pm.

Damages
1. Damages done to building or to other’s property will be reported and all costs will be
borne by the damaging party.
2. Kids should be on watch by their parents and make sure no damages are done to any
vehicle.

Lift usage
1. Maximum 4 people should occupy lift at one time.
2. No heavy stuff will be allowed in lift during moving in or out or while delivery.
3. Do not keep the lift stopped on any floor.

Maingate
Main access gate to building will be closed at 10 PM, anyone who comes in or goes out will be
responsible and required to open and close the gate.

Watchman
1. Below are charges for vehicle cleaning
Car: 300
Bike: 100
2. Do not encourage him with tips. Donations can be made but no tips

Garbage
1. Garbage will be collected between 5pm-6pm daily by watchman.
2. Do not throw garbage any where in building except garbage bin.
3. Any one caught throwing garbage anywhere except garbage bin will be fined 500 rs.

Respect
1. Respect for everyone is paramount, no misbehavior or disrespect will be tolerated.
2. Any incident of misbehavior will be reported.

Association
1. Association will be formed by majority of 70% of owners.
2. Association decision will be final.

Decisions and Responsibility


1. All owners will be responsible for all decisions taken.
2. Stopping of services for delay in payments or in other scenarios will be a collective
decision of all owners, no individual will be held responsible.
3. All owners must come forward to get pending services from builder.

Rules are not limited to above mentioned, All owners/renters/occupants will abide by all at all
times failing to do will lead to stopping of services and fines.
