Introduction
Huajing Town is located in the central part of Shanghai, southwest of Xuhui
District, east to Huangpu River, West to Laohumin Road, south to Guangan
g Village, and border with Meilong Town, Minhang District; north to Dianpu
River and Changqiao Street. The town area is 8.04 square kilometers.
Huajing is mainly used for commercial land, industrial land and housing land

Interview with a real estate agent
During the field work, we asked some housing agents and got the corresponding answers. The
price per square meter of Ziyang Garden and Dongwan is the lowest. The reason is that
Ziyang Garden residential area is old and close to the elevated, Dongwan residential houses
are also old.In the previous data processing, I also found that the housing prices in these two
residential areas are indeed the cheapest. Xuhui Zhenyuan is the most expensive of all the
houses. I also confirmed this statement in my calculation. After field investigation, I found that
the reasons for high house prices are: 1. more afforested areas, 2. more restaurants and
supermarkets around the house, 3. villas inside, which increases the overall house price.
According to the images in the Data section, it is not true that the closer to the downtown of
1 xuhui district, the more expensive the housing price. Impression Europe and Huaxing Garden
are far from the center of xuhui district than jinxing lane, but the housing price is at least 10,000
yuan per square meter more expensive than jinxing lane.
The relatively low unit price of the residential areas is mainly in the flyover overpass, near the
outer ring highway. But there are exceptions, such as xuhui zhenyuan and mingfeng, which

have relatively high unit prices. I suspect it may also have something to do with how old the
house itself is.
Schools have a certain impact on the housing price. In the Data section, the areas with the
deepest color, namely the expensive housing price, are concentrated near the school of
