LEASING
Leasing services include helping draw up lease agreements and ensuring that all local and
state laws are properly followed/outlined in the leasing paperwork so that tenants know what
to expect. They can handle lease signing, move-in inspections, renewals, and more. They will
ensure lease agreements are signed before the move-in and that the Property Manager signs
off on every agreement.
FINANCIAL REPORTING
They can handle all of your financial accounting and reporting and will provide monthly
statements to you so that you can see how things are going. They also have online access
available to help you see how the financial aspect of your rental is doing and they can provide
specific reports upon request. Our in-house bookkeeping and accounting team will provide
1099s as well as income and expense documents to our owners so that end-of-year accounting
easy and accurate.
BACKGROUND CHECKS
Background checks are mandatory. They perform background checks, credit checks, verify
rental history, verify employment history, and make sure they have all of the most recent
information that gives them a full picture of who is moving in to their owners homes. Their
extensive screening process was designed to ensure that you have tenants you can trust in your
property, whether you have one rental or a huge portfolio of available units.
TENANT PLACEMENT AND ADVERTISING
They know the best places to advertise and use an aggressive strategy to keep your property or
properties occupied and see fewer gaps in tenants. Advertising is included in management
contracts for free. Their management software syndicates to all of the top real estate websites
in the country at no additional cost to their owners.
INSPECTION AND MAINTENANCE
They can handle all areas of property inspection, maintenance and repair, and routine care.
From city and HOA inspections to standard repairs and emergency service calls, their team will
take care of everything. They’ll hire the contractors, and take care of all of the billing and
payment needs so that it’s just done. They do not have in-house repair services to benefit their
owners and ensure there is no conflict of interest. They always look for outside vendors and
get multiple estimates to make sure their owners are getting the best price and quality work.
PROPERTY INSPECTIONS
Although city inspections are a rare occurrence our management company is familiar with
local ordinances, codes and laws. Their property management team can manage and facilitate
all types of property inspections, including move-in and move-out inspections, city or
municipal inspections, lease renewal inspections, and more. They can handle all violation
repairs and charge the tenants accordingly, only requiring you to pay for the repairs or
violations that aren’t the responsibility of the tenant. They will also communicate with the city
inspectors to handle the process from start to finish and provide you with a report when
everything has been resolved.
HOA MANAGEMENT AND VIOLATIONS
If your property is located in a community with an HOA, their team has a department to help.
Their goal is to make property management easy and hassle-free, so they have an HOA agent
on their team that will handle all of the related management, violations, and communications
with the HOA and the tenant, acting as a third-party middleman to ensure that tenants know
what is expected of them and held accountable for any violations.
MONTHLY RENT COLLECTION
When you let them handle your rent collection, you’ll know that rent is paid on time. They
hold people accountable and have detailed information about rent payment requirements in
every lease agreement.
SECURITY DEPOSITS
In accordance with all state laws, they handle security deposits and deposit refunds, as well as
any key deposits, pet deposits, and cleaning deposits that you wish to enforce. They
recommend requiring pet deposits for all tenants and those will only be refunded with proof of
professional cleaning and no damage caused to the property. Within Nevada law guidelines,
they will return any unused deposit funds within 30 days of vacating a property.
LOCKS AND KEYS
For security purposes, they may decide to change the locks at the end of a lease agreement, at
the expense of the property owner. Tenants that replace locks will be required to provide copies
of all keys to them and they may require a key deposit to ensure prompt return at the end of the
lease agreement.
COLLECTIONS
If you have tenants that aren’t paying, even if they’ve been evicted, it can be difficult to chase
them down and get the money that you are owed. Even if someone seems to have disappeared,
they can use our resources to recover any unpaid funds. Their relationship with a collection
company allows them to get tenants to pay by putting a charge on their credit history until they
repay any rents or late fees that are owed.
PETS
Although some people discourage it, they suggest that you at least consider allowing pets on
your property. However, if owners do not want pets it is not mandatory. They are more
selective on birds, reptiles, cats, and other specialty animals. For the most part, marketability is
better if you offer pet acceptance. They highly suggest a security deposit should be mandatory,
as well.
