(1) AC temperature was not cold enough during summer period

FPV comments/Solution :
1. Cleaning of chiller condenser coils and evaporator coils
2. Cleaning / replacement of cooling tower fills; Check to ensure fan belt is tightened to achieve required
performance.
3. Check compressor performance.
4. Check the chilled water supply circuit to make sure no air lock; check the ducting system to make sure all
dampers are operating properly, and no flexible duct are detached from the main duct.
(2) Fungus growth on wallpaper, decorative TV panels, carpet, wall skirt, headboard, MDF board of
bathtub enclosure.

FPV comment :
This is due to high humidity, water leakage and condensation occurred in the room.
To resolve this issue:
1. Repair all leakage and lower the chilled water supply temperature to the range of 6.5Cto 8C to effectively
remove the RH content in the room
2. As it will take some time to improve chiller performance (clean condensers, evaporator coils and clean/repair
cooling tower fills), the immediate measure is to turn on air conditioning for 24hr (set at 26C) in affected
rooms to remove the moisture content until the chiller problem is resolved.
3. Install a Thermostatic logger in the fungus/mold affected rooms and also the normal rooms to record the
humidity and temperature for identification of problem.
