General Principles
Accessories to be measured in accordance with the principles in this section,
(section K - Accessories) shall be defined as those being specially manufactured
or proprietary items not included in other sections
1. Partitions

2. Cubicles

3. Sanitary Accessories

Unless otherwise stated, accessories shall be enumerated.

Partitions
This internal/external wall is formed by constructing a metal framework to
which gypsum board / plasterboard / ficemboard is fixed.

Partitions shall be measured by length, taken over all doors and glazed units.

In other SMM, it is measured in m2 and held to


include the following:
● Plasterboard (gypsum, ficem, plywood etc.)
state the thickness)
● Acoustic Insulation
● Metal Studs describing the type/size of studs
and spacing (both horizontally and vertically)
● Acoustic Sealant

Partitions
Measurement Guidelines
When measuring partition consider the following in particular:

1. Do the partitions go full structural floor to ceiling height with suspended ceilings
abutting them or do they go from floor level up to the underside of suspended
ceilings only?
2. If the metal stud partitions go full structural floor to ceiling height does the
gypsum board also go the full structural height or just above the suspended
ceiling?
3. Is any mesh or insulation required? Check if none is shown. Where required,
insulation usually goes up to suspended ceiling level.
4. Is the plasterboard to both sides of the partition or just to one side?

Demountable Partitions

A prefabricated modular wall assembly that can be installed, removed, and


reinstalled.

The demountable partition is usually specified by a particular manufacturer


references.

Demountable Partitions

Measurement Guidelines
❏ The demountable partitions are measured in meters as the length of the
partitions and stating the height, thickness and fully describing the system.
The description is usually kept short by cross referring to a manufacturer and
specific reference in accordance with the technical specification. Detailed
drawing must be included also.

❏ The method of fixing at the head and bottom of the partition is included in the
description.

❏ Doors, glazed screens and blank openings are enumerated as composite


extra over items. Be very careful to give a precise description in respect of
hardware, glass, frames, trims and all other associated work

Cubicles

Cubicles are often specified for toilets and showers.

They are usually metal or wood and come as pre-finished units made up of
standard panels, framing and fixings. They are often specified by reference to a
particular manufacturer and reference but may also be specified by means of
detailed drawings with an accompanying Specification

Cubicles

Measurement Guidelines
❏ Cubicles or the like are enumerated as composite items for each set of
cubicles. A description would be something like:
“Three cubicles comprising one side panel, two dividing panels and front
panels with three doors; 3000 x 2000 x 1800mm overall size; as shown on
drawing A-100 detail 1”
❏ The description must also include details of:
➢ Construction details or manufacturer's reference
➢ Fixing details
➢ Details of ironmongery and frames etc.

Sanitary Fittings and Accessories

Sanitary fittings and accessories shall be enumerated, describing the item and
brand.

This element includes the following items (This list is in no way exhaustive but
serves to give an indication of the types of items you should be measuring):

Sanitary Fittings
● Water Closet
● Lavatory
● Urinals
● Sink
● Taps
● Shower heads
● Bathtub

Sanitary Fittings and Accessories

Measurement Guidelines
❏ To take off this element initially all drawings, specifications, schedules and
other information should be scanned and a list made of the fixtures and fittings
shown thereon prior to starting the measurement. This can form the basis of a
measurement list.
General rules on description
❏ Descriptions should be kept concise by referring to drawings or manufacturer's
manual where possible. Most fittings have detail drawings and these can be
referred to.

❏ Descriptions must be absolutely clear what is included and what is not


included in the item.

❏ You must not simply describe a fitting referring to a drawing if that drawing
does not have all the necessary information for it to be priced.
