About
The timeless elegance of reticulate concrete accentuates
the clarity of transparent glass planes that forms the
exterior envelope. The poetry of horizontal and vertical
lines entwines with this grammar to create an urban
interest within the emerging commercial spine of Gulshan
Avenue. Simpletree Anarkali chronicles the interplay
between nature, culture and time, alongside the beauty
that ensues through spontaneous metamorphosis into the
future. The composite idea relies upon the ambivalence
between ‘creativity and normative regulation. While
creativity drew inspiration from the purity of planes and
boldness of primordial forms normative regulation in this
day and age had to be sustainable features with valid
accreditations. Accreditation consequently followed in the
form of LEED Gold Certification which as per USGBC is the
first LEED Gold commercial building in the country.

Leadership Energy and environmental design is one of the most popular green building certification programs used worldwide.

LEED provides a framework that project teams can apply to create healthy, highly efficient & cost-saving green buildings.

 How LEED works:

LEED certified buildings save money, improve efficiency, lower carbon emissions and create healthier places
for people. They are a critical part of addressing climate change and meeting ESG goals, enhancing resilience,
and supporting more equitable communities.

To achieve LEED certification, a project earns points by adhering to prerequisites and credits that address
carbon, energy, water, waste, transportation, materials, health and indoor environmental quality. Projects go
through a verification and review process by GBCI and are awarded points that correspond to a level of LEED
certification: Certified (40-49 points), Silver (50-59 points), Gold (60-79 points) and Platinum (80+ points).

PROJECT INFORMATION
Simpletree Anakali stands 14 stories above ground with three basement levels and 143,189 square
feet of gross usable spaces. The forecourt is established with a landscape that complements 65.83
percent of the roof that are vegetated. Irrigation is largely achieved through captured rainwater and
recycled grey water. The project achieves 25 percnt reduction in stormwater runoff and 41 percent
reduction in potable water use while 116 percent of wastewater on site is treated to tertiary
standard. In terms of energy consumption the building system achieves 12.57 percent reduction in
energy cost. The intelligent use of double low-e, ceramic fritted glazing panel along the west
facade maintains the required SHGC (solar heat gain coefficient) value while exhibiting an urban
scale artwork along the boulevard.

Simpletre Anakali promises to educate corporate users through comprehensive tenant design and
construction guideline alongside a coffee table booklet documenting its sustainable features. A
portion of the parking facility is dedicated for fuel efficient vehicles which along with parking and
shower facility for bicycle users promotes alternative modes of transportation.
