BUILDING BYE LAWS

FOR EDUCATIONAL BUILDINGS:

• There is no specific FAR with means of access of 3.5 m to

7m width
• Ground coverage up to 45%
• Minimum open spaces for land area above 500sqm and
building height above 10 m up to 15.5 m : 3.5 m in front ,
4.0 m in both sides, 5.0 m in rear side.
• For land area above 500 sqm , width of staircases is min
1.8m , no of staircases should be 2
• at least one lift shall be provided in every building more
than 12.5 m. in height
• in the case of buildings more than 20 m. in height, and 1000
sq. m. of floor area for each floor at least two lifts shall be
provided.
• A parapet and guardrails shall be provided on the edge of
any roof terrace or balcony, and it shall not be more than
1.5 m. in height on average.
• Exits shall be so located that the travel distance shall not
exceed - (a) 22.5 m., in the case of a residential building or
an educational building or an institutional building
