DEVELOPMENT CONTROL REGULATIONS (DCR)

 Maximum height of building = 15m or G+3 or stilt+4 floors


 Maximum floor space index(FSI) = 1.5
 Maximum plot coverage = 60%
 Front set back= Min-3m up to 18m-3m
18m to 24m-4.5m more than 24m & NH&SH-7m
 Site setback = 3m or ¼ height which ever is higher
 Rear set back = 3m or ¼ height which ever is higher
 Minimum width of corridor = 2.0m
 Internal vehicular access way including passage if any with in the site will
be a clear width of 7.2 metre and such vehicular accesss will be available
for every building block in the site within a distance of 50 metres further it
shall be a clear open to sky and no projection of structure over it is
permissible
 Vehicular ramp in set back spaces around buiding blocks may be permitted
subject to the condition that the clearance of the proposed ramp from the
property boundary/street alignment shall be min 1.5m & a clear
motorable driveway of min 3.5min with is available around building block
 The structure incidental to main activities such as water closet/pump room,
transformer room, transformer yard, electric room shall not be
constructed as individual block for the purpose of these rules however
these structures may be permitted in the prescribed setback space that
they do not fall in the driveway and its height does not exceed 4 metres
provided further that transformer and electrical rooms floor area not
exceed 15 sqm & water closet & pump room block not exceed 6 sqm
 A wachman or caretaker booth or kiosk not exceeding 2.5mx2.5m in size at
each gate and not exceeding 3m in height or power/transformer room not
exceeding 4m in height shall be permitted in the setback space at ground
level after leaving 7m clear setback from the main structure provided that
the height restrictions shall not apply for an open transformer
 Gate pillars with or without arches with a min headroom clearance of
5.50m atleast to a width of 3.5m may be permitted after leaving 7m clear
setback from the main structure
 Layout and subdivision- laying out of land for building purpose
 Splay- A splay at the intersection of two or more streets
 Width of road = road width up to 10m, splay to be left 1.5mx1.5m

 The dimension of parking stall shall be 5.0mx2.5m with a min which width
of driveway of 3.5m for one way movement and 7.2m for two way
movement
 Minimum inside radius of lane 4.5m, preffered gradient 4% (1 in 25),
absolute maximum gradient 5% (1 in 20)
 The angled parking where a stall is adjacent to large element such as wall,
min stall width shall be 2.7m for parallel parking, where cars cannot be
parked by reversing, min stall length shall be 7.2m

 Adequate blending of ramp grades at floor level shall be provided this can
be achieved by provision of straight slope 3.0m to 3.6m long at half the
grade of ramp
 Structure permissible in the minimum prescribed front, side, rear setback
Incase of non-multistorey buildings(including ordinary buildings)
unsupported sunshades,wardrobes, balconies and other projections from
the main walls,such structures do not fall within prescribed setback space

 The above (iii)&(vi) shall be permitted in the setback spaces provided a


minimum clearance of 0.5m for an ordinary building &1.5m for a special
building/group development & for any non-multistorey building from the
property boundary or street alignement whichever closer
 If a non-continous projecting structure stated above in the setback
exceed 50% of side/length of building they shall be taken as forming part
of main building and shall not be allowed in prescribed setbacks
 Motor room of area not exceeding 2 sqm each & height not exceeding
1.8m without affecting parking & driveway requirements
 A compound wall of height not exceeding 2m
 2 numbers one entry/one exit Additional gate for every 50m frontage may
be allowed in large cities if frontage exceeds 50M
 RAIN WATER CONSERVATION
 There shall be a pebble bed of 1m width &1.5m depth all around building
and filled with rounded pebbles of 5cm to 7.5cm size the concrete
pavement around building has to be slopped at about 1 in 20 towards the
pebble that rain water from the terrace and side open spaces flow over
this pavement and spread into a pebble bed around. dwarf walls in
masonry of 7.5cm hieght shall be constructedat the entrance and exit
gates to retard rainwater collected into the compound from draining out
to the road
 In the ground floor level water closets shall be 0.9m above the road level
to ensure free flow
 ELECTRICAL ROOM
 Electrical room shall not be less than 3m the electrical room with rcc roof
shall have clear floor area 6mx4m with a vertical clearance of 2.75m
 Three sides of the room shall be covered with brick wall and the fourth
side towards approach road shall be covered with M.S rolling grill shutter
of width not less than 3m with locking facility the electrical room shall
have raised cement flooring with cable duct of 450mm width &750mm
depth all around inside the room and close to exterior wall shutters
 Open space within the permises for installation a clear space of 10mx4m
or 5mx5m open to sky having an approach road of width not less than
3m upto the public road shall be provided within the consumer premises,
preferably at main entrance

NATIONAL BUILDING CODE (NBC)

 The open spaces around the building shall not be less than 6m
 Minimum clear width for staircase 2.00m

 In a multiple arrangement If an aisle reached from one end of a row


only the seat count then may be limited to 7 or 8
 In a continental arrangement all seats are located in a central section
the maximum quantity of chairs per row can greatly exceed the limits

ROW SPACING

 The spacing provides marginal clearance between a seated person


knees and the back of the chair in the next forward row at the same
time it will require that a seated personstand to permit another

 Increasing the row spacing to 36”, seating comfort is improved &
passage along a row of seated persons is accomplished with less
disruption

 Flat or less steeply sloped floors will usually allow a person to extent
their knees and legs under minimum row spacing conditions
 Example 12”high rise ,32”row spacing. It is necessary to consider
increasing the back to back dimension to provide more leg room
 The free space under a chair is also lost when a row of seats is located
directly behind a low wall in this case a recommended minimum
clearance would be 11” measured from seat edge in the lower position
of wall
 As the floor slope is increased free space diminishes

VISIBILITY

 Sightlines require both horizontal and vertical sightlines


NBC

 Clear aisles not greater than 1.2m in width


 Seats not more than 7 seats away from an aisle at one end
 All these aisles do not direcly meet exit doors cross aisles shall be
provided parallel to line of seating so as to provide direct access to
exit.provided that not more than one cross aisle for every 10 rows shall
be required
