• Example:
Description: Design, supply, fabricate
and deliver to site including hoisting &
fixing in position approximately
12.00m above ground level “Multi Asia

chord, 72mm x 42mm bottom chord
and inclined web member including 3
nos. gusset plates (1 nos. of 75mm x
100mm heel plate, 2 nos. of 38mm x
100mm BO plates) and all necessary
fittings.

• Measured as: Numbers (No.)

PR – Roof Structures (Framing)
• Include rafters, purlins, ridge, wall plate, angle ties, etc.
• Measurement - SECTION M: WOODWORK (M.2 CARCASSING ITEMS)

M.2.1. Unless otherwise stated or included as part of a composite item all

carcassing items shall be given in metres stating the cross-section
dimensions. Classification shall be as follows:
c. Flat roofs.
d. Pitched roofs including ceiling joists.

 Example:
Description:
a. Sawn Pressure Treated Group “B” Timber 91mm x 42mm wall plate fastened
to top of brick wall (m)
b. Ditto 125mm x 25mm Ridge board (m)
c. Ditto 97mm x 42mm Common rafter (m)
d. Ditto 100mm x 45mm Valley rafter (m)
e. Ditto 42mm x 42mm Batten to receive interlocking concrete roof tiles at
600mm centre to centre (m)

NOGGING
Example:
75 x 32 pine nogging as
fixing for fascia (m)
PR – Roof Structures (Framing)
GABLE END
* Similar rule as measuring roof
frame structure
PR – Roof Structures (Fascia, Barge, Eaves)

• Measurement - SECTION M: WOODWORK (M.4 BOARDING AND

FLOORING )
• M.4.1.G. : Eaves and verge boarding, fascias and barge boards and the like
grouped together and measured in metres stating the cross-sectional size.

Example for Fascia Board:

Description: Sawn Pressure Treated
Group “B” Timber 200mm x 20mm
thick fascia board to truss with all joints
to be grouted with approved sealant. (m)

 Painting of Fascia Board:

Description: Prepare, knot, prime, stop
& apply one coat of aluminum wood
primer, one undercoat & 2 coats of
alkyd resin based paint to 200mm x
20mm thick fascia board (m2)
PR – Roof Structures (Anti-Ponding Board)

Example description:
300mm x 6mm thick
fibre cement (FC) anti-
ponding boards fixed to
top of roof truss and
fascia (m)
PR – Roof Covering
PR – Roofing (Concrete Roof Tiles)
Clauses that could be referred for slate or
tile roofing = L.3 to L.15)

L.4 Roof coverings

Roof coverings shall be given in square
meters stating the pitch or pitches grouped
together. Vertical coverings shall be given
separately.

Example Description: Approved color

coated concrete interlocking roof tiles of
approved color (50kg/m2) size 420mm x
330mm laid to 25 degree pitch including all
fixing accessories, all straight, raking, skew
and circular cutting at eaves & top edges as
described (measured nett – no allowances
made for laps). (m2)
PR – Roofing (Concrete Roof Tiles) (Cont’d)
Clauses that could be referred for slate or tile roofing
= L.3 to L.15)

Each tiles for different roof sections shall be measured

separately and in accordance with their relevant SMM2
clauses. For example, ‘eave closure’ tiles shall refer to
clause “L.6 – Eaves” while ‘circular ridge cover’ shall
refer to clause “L.9 – Ridge, hips and vertical angles”.

Example description:
Ridge Caping: Extra Over for circular ridge cover
bedded & jointed in cement mortar to match roof tiling
with & including a layer of approved bituminous foil.
(m)

End Tiles: Extra Over for end tiles bedded and jointed
in cement mortar to match roof tiling with & including
a layer of approved bituminous felt. (Nos.)
PR – Roofing (Ceiling Insulation)

Measurement – Clause M.29 INSULATING MATERIALS

Example:
Fiberglass Insulation: Layer of approved fibreglass insulation 50mm thick
(density not less than 10kg/m3) laid over aluminium foil all in accordance
with manufacturers instruction (measured nett – no allowance made for
laps). (m2)
PR – Roofing (Ceiling Insulation) (Cont’d)
Example description:
Sisalation: Layer of sisalation or other equal and approved double sided
aluminum foil laid to roof on chicken wire mesh & lapped minimum 150mm
at joints & taped with aluminum tape (measured nett – no allowance made for
laps). (m2)
*Sisalation reflects radiant heat and provides a barrier to prevent condensation on the underside of the roof sheet.

PR – Roofing (Chicken Wiremesh)

Clause - P.8 Coverings

Example description: Approved layer

of galvanized steel chicken wiremesh
bid under sloping roof tile (measured
nett – no allowance made for laps)
* Quantities same as roof covering
