EXECUTIVE SUMMARY

Hotels are the concept originated in the form of inns. A Hotel can be defined as
an establishment that provides paid lodging, usually on a short-term basis. In
India, the word may also refer to a restaurant since the best restaurants were
always situated next to a good hotel. The cost and quality of hotels are usually
indicative of the range and type of services available. Due to the enormous
increase in tourism worldwide during the last decades of the 20th century,
standards, especially those of smaller establishments, have improved
considerably. Hotels are independently assessed in traditional systems and these
rely heavily on the facilities provided.

There are hotels which are environment friendly and doesnt cause much harm
to the environment which are known as Ecotel Hotels. Over here the Ecotel
Hotels are defined as a hotel or accommodation that has made important
environmental improvements to its structure in order to minimize its impact on
the environment. These hotels are also termed as Eco-Friendly hotels.

This project report contains all the vital information about Ecotel hotel right from
its functioning to its contribution towards the environment. It tells us about the
hotels and the 5 globes the Ecotel hotel acquires and many more in easy words a
detail analysis regarding the Ecotel hotels. Ecotel hotels give more emphasis to
customer satisfaction and concern for environment rather than profit
maximization. The hotel does earn a very good amount of profit but at the same
time show concern to the environment.

RESEARCH METHODOLOGY

This project is the mixture of theoretical as well as
practical knowledge. Also it contains ideas and
information imparted by the guide. This project report
contains all the vital information about Ecotel hotel right
from its functioning to its contribution towards the
environment.
The major steps involved in marketing research process are:
1. Formulation of problem:
A problem well define is half solved. To identify research problems are of 3 types:
Overt difficulties: are those which are not hidden.
Latent difficulties: Which are not so hidden but if not checked would soon
become evident.
Unnoticed opportunities: once the 2 or more problems are identified the
next is to decide which of the problem is to be selected.
Formulation of problem:
Unit of analysis: The study of Ecotel Hotel as a business, its characteristics,
problems, functional areas, growth etc.
Time and space boundaries: The study of Ecotel Hotel working in India from
its existence in India till today.
Characteristics of Interest: To understand the workings and business
practice of Ecotel Hotels.

2. Choice of Research Design:
It is a Descriptive Research which is undertaken to know and understand the
characteristics of Ecotel Hotel. The collected data are of secondary type. The
collected data is framed in a presentable and analytical form.

3. Determining source of data:
The data presented are both of primary and secondary type.
Primary sources
The primary data collection was really interesting. A visit to Hotel Rodas was
made regarding the project. Through the G.M. of Rodas a detail research and
analysis of working of Ecotel Hotel was known more in depth.
Secondary sources
The secondary data was collected from newspapers and magazines as well as
Internet surfing. After meeting the G.M of Rodas and collecting data, proper
analysis was made regarding the project. Book referred are Service Sector
Management by S M Jha.

4. Designing Data Collection Forms:
Observation: The data are collected through own observation. The observation
and data are recorded faithfully and accurately.

5. Organizing and conducting the field survey:
The research is organized and conducted by interviewing the respondents.

6. Processing and analyzing the collected data:
The collected data is presented in analyzing form through tabular form and pie
digrams.

7. Preparing the Research report:
The objectivity, coherence, charts and diagrams are used freely to express clarity
in the presentation of ideas and research.

8. Conclusion:
The project started with sorting all the raw data and arranging them in perfect
order. To add value to the project and to understand the practicality, I have
visited some Ecotel hotels who are the best ones in hospitality business.

RESEARCH DESIGN

Objective of the Study

To maintain Ecological sustainability
To contribute to conservation
To make provision for environmental training programs
To incorporate cultural considerations
To depend on the natural environment
To make provision for an economic return to the local community

Significance of the Study

Ecotel is a new concept in hospitality that claims to work for environment
protection and preservation. All eco-certified hotels must pass a detailed
inspection and satisfy stringent criteria designed by environmental experts. The
Ecotel certification process requires undercover inspections and staff interviews.
The purpose of learning about Ecotel is that in this age where global warming has
been a cause of concern in the world. This can be a solution/measure taken up by
hotel industry to come in terms with the environment. Ecotel hotels are also said
as hallmark of environment sensitive hotels. ECOTEL is a great concept that any
Hotel should be after.
Ecotel Hotels

8 | P a g e

Scope of the Study

The concept of Ecotel has become more popular and many hotels all around the
globe are turning towards Ecotel. In the near future may be all the hotels would
turn into an Ecotel. The first Ecotel certified hotel was hotel New York VISTA in
the year 1994. MR VITHAL KAMAT of KAMAT GROUP OF HOTELS brought the
concept of Ecotel to INDIA through his hotel known as Hotel Orchid. Hotel Orchid
was the first Ecotel certified hotel not only in MUMBAI and INDIA but also in ASIA.

Findings

It can be stated that Ecotel hotels can help contribute to the environment
balancing in very easy ways .In todays world lot of hotels have shifted from
normal hotels to ecotel hotels. Thats is the reason it helps in ecological balance
as the ways and practice as justified would rather help curb global warming and
maintain stability to the environment. We can see the fact that more than
emphasizing on profit maximization, emphasis is given more on customer
satisfaction and concern for environment.

Limitations

1. I have focused more on Ecotel hotels than any other aspect of hospitality
industry
2. And I have made my study limited by explaining the working of only two
Ecotel hotels.

INTRODUCTION TO THE CONCEPT OF ECOTEL HOTELS

Ecotel hotels are defined as a hotel or accommodation that has made important
environmental improvements to its structure in order to minimize its impact on
the environment.

Traditionally these hotels were mostly presented as Eco Lodges because of their
location, often in jungles, and their design inspired by the use of traditional
building methods applied by skilled local
craftsmen in areas such as Costa Rica and
Indonesia.
Today the term has developed to include
properties in less natural locations that have
invested in improving their green credentials.

The correct definition of an Eco Hotel is a property that fills a majority of the
following Criteria:
Dependence on the natural environment
Ecological sustainability
Proven contribution to conservation
Provision of environmental training programs
Incorporation of cultural considerations
Provision for an economic return to the local community

Ecotel Hotels

10 | P a g e

Ecotel hotels are also said as hallmark of environment sensitive hotels.
Each of the hotels applying for the Ecotel certification need to fulfill certain
criteria and the norms set by the authorities before they are awarded the Five
Globe Certification Award. The five criteria for Ecotel certification which needs to
be fulfilled are:
1. Environmental Commitment
2. Solid Waste Management
3. Energy Efficiency
4. Water Conservation
5. Employee Environmental Education & Community Involvement
Incidentally, the Five Globe Ecotel Certification Awards have been given to a few
select hotels the world over. In Asia, the first Five-Globe Certification award went
to the Orchid Hotel, Mumbai.

FLOATEL HOTEL:

The Hotel, a 4 star world class urban resort,
floats on the River Hooghly only a hundred
yards from the shore. The Hooghly river is a center-point of Indian history and the
Floatel is on the Hooghly today, between the two Howrah Bridges, brings back
that history in its splendor, a time when Calcutta was in her finest glory.
The 61 room Floating Hotel is based on the concept of combining the best
qualities of a luxury cruise ship with the beauty of a world-class hotel
permanently anchored in the City Centre of Calcutta. The land along the Floating
Hotel consists of a promenade walkway by the river (the only one of its kind in the
city), a beautifully landscaped garden, centrally air-conditioned reception areas,
open air banquet halls (ideal for weddings, book-launches, music concerts or
business parties), a promenade deck (ideal for parties, events, celebrations,
meetings). All in all, The Floatel is the only City Centre Urban Resort in India. The
Floatel is one of the properties of Manor Floatel Limited,Calcutta.

India's only Floating Hotel has been conceived, designed, constructed and built in
Calcutta by Mr. Manab Pal, Managing Director, Manor Floatel Limited who
worked tirelessly for many years and against huge odds to create an exquisite
unique river-front environment in Calcutta because he strongly believed that a
city as progressive in its ideas as Calcutta, needed a hotel as unique and
spectacular as The Floatel.
Ecotel Hotels

21 | P a g e

Safety Details and International Standards of Floatel:

Facilities at the Floating Hotel complex conforms to the criteria laid down
by Department of Tourism for a 4-star category accreditation.

The shore and The Floatel is connected by a specially designed (internatially
accredited and tested) gangway which get adjusted to the change in the
water level at high and low tides.

The model followed for the Floatel is based on conceptual design of
"Coastal Vessels" which are moored in various cities of Europe. None of the
Coastals have self propulsion. Whereas European Floatels are moored in
the sea, The Calcutta Floatel is moored in The River Hooghly.

The design of the Floatel has been made with the following criteria:

1. Fully loaded draft not exceeding 6 ft. (about 100% cushion over the lowest
draft available at the location)
2. A tested anchoring and mooring system, which is to be able to withstand all
kinds of tidal currents and bore times.
3. Maximum wind velocities at the location and impact of the same on the air
draft of the Floatel.

DETAI LED STUDY ON ECOTEL HOTELS:

ECOTEL

- The Hallmark of environmentally Sensitive hotels

The ECOTEL

Collection is an exclusive group of International inns, hotels and

resorts that define the concept of environmental responsibility in the hospitality
industry. All Ecotel certified hotels must pass a detailed inspection and satisfy
stringent criteria set by environmental experts.
The Collection began in 1994 when the New York Vista Hotel re-opened as the
world's first Ecotel certified hotel after the bombing of the World Trade Center.
Since then over 1100 hotels, resorts and inns have applied (but not qualified) for
the certification. Currently, there are only 34 Ecotel hotels in the world, out of
which only 3 are 5-star hotels with the 5-globe certification.

The 5-Globe Ecotel Hotels in the World
1. Miraval, Arizona (this was the first certified 5 globe Ecotel in the world. Its
re-certification is pending)
2. Hilton Tokyo Bay, Japan
3. The Orchid, Mumbai
4. The Benjamin, USA
5. Arco Iris, Costa Rica
6. Lapo Rios, Costa Rica
Ecotel Hotels

23 | P a g e

5 Globes (Criteria and Inspection) of Ecotel Hotel:

The Ecotel Certification is based on five areas of environmentalism, each of
which is designated by a Globe award. These five areas are referred to as the
cornerstones of environmental responsibility or simply as Globes. These
Globes are:

1. Energy conservation:
This requires the existence of a formalized framework to
actually reduce the energy consumption of the hotel. For
instance, whether the hotel has been designed and
constructed keeping in mind maximum energy
conservation. Factors like whether minimum lighting is
being used.

2. Water conservation:
Evaluates the effective conservation of water in all
departments of the hotel across all levels. The extent to
which water is recycled and utilized is also considered an
important factor. Again, all employees are expected to be
well versed with the water conservation operations of the
hotel.

Ecotel Hotels

24 | P a g e

3. Solid waste management :
The hotel must effectively recycle and manage waste
wherever generated. Proper systems for collection,
recycling and disposal of these wastes in all
departments of the hotel are a must for the Ecotel
certification. Moreover, all employees of the hotel must undergo training in the
basic solid waste management techniques.

4. Employee environmental education:
Evaluates how involved the employees are in the efforts
of the hotel to contribute towards the environment. The
hotel should have training modules in place for
employees at all levels to familiarize them with the eco-
friendly initiatives of the hotel.

5. Environmental commitment:
The hotel/ resort/ inn must demonstrate the existence of
a formalized commitment towards the preservation and
enhancement of the natural environment. It must,
through all operations, activities and written statements,
communicate its commitment to the environment. For e.g. the mission statement
of the hotel/ resort must mention its environmental dedication. Additionally,
every hotel should have a green team headed by a member of the top
management ensuring that all departments are working in consonance with the
hotels mission of environmental responsibility.

ENVIRONMENT MANAGEMENT SYSTEMS
- A Tool for Greening the Hotel Industry

Hotel industry, because it sees itself as environmentally "clean", has been
relatively slow to acknowledge the fact that it is the most resource consuming
industry.
One of the most critical elements of becoming an environment-friendly hotel is
the adoption of a new culture that extends throughout the hotel organisation,
and between the hotel and its guest, local community, and even its vendors.
Today, hotels have implemented environmental programs such as water
conservation, composting and maintaining gardens in the city, but it is typically
not done as part of a larger management system, nor is it integrated with other
environmental programs. The EMS can be viewed as the integration of multiple
environmental programs. In fact, environmental programs are typically designed
to address a specific environmental problem or issue such as recycling or
composting solid waste; or are focussed on a specific department such as a linen
reuse program in housekeeping and laundry. In some instances, particularly for
smaller hotels, environmental programs may involve multiple properties, such as
sharing the cost of a bottle for glass recycling, selling the food waste to the
piggery.
An EMS takes the following approach to address its environmental issues (or
aspects as they are referred to in the standards). The core team is formed with
one member from each department of the hotel. The team is co-ordinated by the
Management Representative (MR).

Ecotel Hotels

26 | P a g e

i. First step is to identify the inflow and out flow of each activity of each
department and then identify the related Environmental aspect and
impact. (under consumption of energy, water, paper, generation of solid
waste, waste water etc.)

ii. Then, an assessment is done to determine what improvements can be
made, how much does it cost, and what type of changes in consumption or
waste generation are expected. The assessment also allows you to establish
a baseline against which changes should be measured.

iii. A hotel sets objectives like reducing water consumption, or reducing solid
waste for the entire property. Each objective is supported by a set of
specific targets, such as introducing towel and linen reuse program by
specific time period say, Dec 31st, or install low-flow taps in guest rooms
and staff locker rooms by Nov 1st.

iv. The individuals, or departments, responsible for achieving the targets are
identified in the action plan. Greatest improvements are made through
changes in staff procedures which are termed as operational control
procedures.

v. Finally, the impact or results, in terms of changes from the baseline, must
be measured and documented. This provides the necessary feedback to
determine whether the EMS is working.
Ecotel Hotels

27 | P a g e

Benefits through EMS implementation
Environmental awareness among all staff members, contract staff, vendors
and contractors
Adopted pro active approach, so that waste / pollution is prevented or
minimized at the source itself
In spite of having a comprehensive emergency preparedness, EMS helped
in preparing environmental mitigation measures
Reduce the environmental, legislative and regulatory burden
Assisted in setting up and overall maintenance of the system for continual
improvement.

Implementing EMS ISO 14001 - A Challenge
To gain the public image of being certified as ISO 14001Ecotel Hotel becomes a
driving force for the hotels pursuit of the environmental management
standards. Before implementing EMS, hotels did not formally know how their
actions and processes impacted the environment. It was through the rigorous
exercise along with the employees that Environmental Aspect and Impacts of
each department of the hotels was identified. For the significant
environmental aspect, the objectives and targets are set. The focus is on
energy conservation (electricity and LPG). In addition to implementing the
environmental policy, hotels have to comply with the statutory requirements
on environmental protection for hotel industry set by the government .There
Ecotel Hotels

28 | P a g e

are several areas that different ordinances cover, such as water pollution
control, air pollution. One of the major achievements under EMS was that
emergency preparedness plan was designed for the hotels which is usually
overlooked in smaller properties.
It is believed that EMS can only be successful if it is "experienced" by the
employees. Humans are the critical factor in the system. Accordingly, in the
implementation phase, the first step is to convince and motivate the employees.
The major barrier to implementation of EMS is the lack of human resource rather
then financial ones. It was also true that the environment was not a core business
issue in the hotel and the lack of allocation of resources conspired to keep the
status of environmental issues low on the business.
It is not excessively complicated to implement an Environmental Management
System, but it does require a methodology and strict adherence to a series of
steps, in order to build it on a solid foundation and ensure that it is suitably
adapted to the real situation of the hotel concerned.
Somehow, a way has to be found to give environmental management the same
sort of attention as financial management, marketing management, and human
resources management. Like these, it has to be an integral part of every decision
the hotel makes. It cannot be a specialist area for engineers or legal advisors or
even the public relations department. It cannot be driven by a need to meet the
minimum standards or just to comply with the regulations. Environmental
Management must become ingrained into the hotels very being.

An effective EMS can help a hotel assure its guests of its commitment to
environmental management as partners in programs such as recycling, linen and
towel reuse, etc. It can set specific and realistic performance objectives and
targets, and allows the hotel to monitor whether the objectives and targets are
being met or not.
The Indian hotel industry is positioned to reinvent itself in a way that improves
profitability, enhances guest relations, builds bridges into the local communities,
and preserves the natural environment. Over the past two years, this trend has
been translated into results in India in the form of implementing the
Environmental Management System-ISO 14001 in hotel industry. Three hotels,
demonstrate the power of becoming an environment-friendly hotel by adoption
of environ-mental management system (EMS), a comprehensive organisational
approach designed to achieve environmental care in all aspects of operations.
Partnering environmental protection with cost-saving environmental
improvements and best practices, these units represent a model for the hotels in
India and South Asia for environmental assessments and actions, as well as
voluntary environmental audits that can lead to ISO 14001 certification.

strike a balance between imparting technical knowledge and emotional support
to employees for them to deal with the work environment better .
Training directors in organizations are keenly looking at identifying the Strengths,
Weaknesses, Opportunities, Threats (SWOT) of employees, which directly
translates into output. Identification of training schedules for employees
therefore becomes crucial to achieve the company's goals. Focus on individuals
then becomes top priority
Organizations have understood that emotional quotient has a strong impact on
the result and it is considered at par with intelligence quotient. Some methods
followed in this regard are:
Feedback session with new employees after the first 10 days
Monthly departmental meetings with staff and general manager
Involvement of staff in monthly HR initiatives
Continuous growth and learning through training and development
Information garnered from the above is evaluated and steps are taken to take
care of the emotional aspect of employees. Seniors, colleagues, guest comments
and general observations by the non-departmental seniors broadly help to
calculate employee potential. Pushpinder Kumar, vice president & general
manager of Uppals Orchid - An Emote Hotel, opines, "Even group (social)
activities help bring out positives about staff like initiative, team spirit, energy
levels, innovativeness, etc. While it should not be seen as if the staff is under
scrutiny all the time, it is certain that in a sector like hospitality, a 24x7 approach
for the 'best' is a must."

Physical quotient:

Training is also viewed as need-based. Nevertheless, HR activities use various
physical aspects to judge an individuals' capacity (or SW of SWOT). Kumar lists
some outdoor activities that can throw light on vital leads:

Games and sports: Team work
Outdoor training: Exposure to other operations, solution finding
Talent contests: Identifying and utilizing talents of juniors and colleagues
effectively
Dental camp: Personal hygiene
Cafeteria theme lunches: Planning and organization skills
Street cleaning campaigns: Community service

The cross-training requirement for an employee provides vertical as well as
horizontal growth patterns. Such training requirement is also part of the regular
training program me of many organizations. Pushpinder Kumar, vice president
and general manager at Uppal's Orchid - An Emote Hotel, says, "Someone may be
better at communication while another may be good at strategizing and planning.
These aspects are keenly noticed and people are utilized accordingly to get the
best team output."

Marketing:

Positioning a new hotel in the market place is a very important aspect of
marketing. With spiraling prices and huge costs of development, it has become
mandatory to implement innovative ideas for marketing a hotel. It is equally
important to understand that the development itself is a long process and as such
the hotel industry has a long gestation period. To partly fund the project cost,
some of the projects are designed as multi use projects in which a certain
percentage of the hotel rooms are pre sold, so that the owners have some capital.
The marketing division has devised a unique strategy to market the rooms in
advance and thereby raise funds required for implementation of project and also
underwriting occupancy. Concept Hospitality Limited is aware of the fact that
hotels generally work at 70%-75% occupancy. It is thus imperative to
presell/underwrite 25-30% of the room inventory to ensure 100% occupancy. The
marketing plan has received approval from all professional quarters. The
company has entered into an understanding with Himco (India) Limited for
marketing its hotel project.

Projects undertaken by Orchid

Ask not what the Environment can do for us but what we can do for the
Environment."

Spreading the Message Through Environment Days -

Advanced Locality Management (ALM) Trust 2002
Advance Locality Management (ALM) as the
name suggests is a concept to manage the
locality and its surroundings. Undertaking
projects to beautify the city is doing the
same. As a first step towards it, the garbage
and filth of the area is segregated and
removed with the active participation of local
authorities and citizens. Subsequently various
projects such as building a vermiculture plant, tree plantation drive and other
beautification projects are undertaken.

The CMD of Kamat Hotels (India) Ltd, Vithal Kamat and Chief Secretary,
Government of Maharashtra, C Ranganathan launched The Orchid Advance
Locality Management (ALM) trust. The trust is going to act as a platform for all the
ALMs of the city and is going to guide them to pursue various environment
friendly programmes. The Orchid launches ALM trust, felicitates

environmentalists on World Environment Day. With the Orchid ALM trust coming
into being, a new dimension would be given to the whole concept of locality
management. Apart from this various seminars and other projects would be
conducted by the trust to educate the citizens. Moreover a team led by the
environment officer of the Orchid would conduct surprise checks on the ALMs
and would award prizes for various projects undertaken by them. Besides that
five ALMs registered with the trust would be awarded.
The trust, which would be actively supported by the government, would help in
inculcating environment consciousness among the citizens of the city. The trust
would also provide support in terms of educating the ALMs.
Besides that an energy efficiency seminar was also conducted for the hotel
industry in the morning. The technical director of Kamat Hotels, P Kannampilly
spoke about the various measures adopted by The Orchid, which has resulted in
saving precious energy.
Commenting on the initiative the CMD of Kamat Hotels, Vithal Kamat said, "This is
yet another programme launched by us to make our contribution towards the
environment". "Recognising people's effort is going to instill a confidence not only
in them, but would also motivate others to do well too", he added.

Vermiculture

The Orchid practices waste segregation at all levels of
waste output. Thus they are able to segregate the dry waste from the wet. The
wet garbage is then compost at source. Onsite composting pits ensure that they
are able to degrade their wet waste and reuse the compost as organic manure
Further they have also initiated the Nirmalya Composting. All their team members
bring their Nirmalya (flowers offered to deities) which is collected and composted
in a special pit. The Nirmalya that is commonly thrown into the seas is composted
onsite thus not adding onto the existing water pollution.

Case Study on Rodas

Rodas Hotel a 3 STAR HOTEL, in India is
among India's largest luxury hotels located in
Mumbai. It is located in the heart of Mumbai,
at Hiranandani Gardens, adjacent to the
beautiful Powai Lake, only 15 minutes away
from the International airport. The Rodas
hotel is a deluxe 36-room hotel. It has well
appointed twin and double bed rooms, each
equipped with T.V., direct dial telephone,
internet connectivity, channel music, mini bar, tea/coffee maker, electronic safe
and individual temperature controls, to ensure that the guest is comfortable.

Ecotel Hotels which owns Orchid and Rodas hotels in city is one of the first hotel
chains in the country to market itself as an environment friendly hotel and has
made considerable savings by its efforts. We save close to 15-20 per cent of
electricity costs each year. Everything - from interiors, architecture, plumbing and
electronic devices of the hotel - are designed to cut down on energy usage and
wastage of resources, says Daniel Chatterton, front office manager with Rodas
Hotel at Powai.
Ecotel Hotels

46 | P a g e

At Rodas, the building design itself is unique; a four feet deep swimming pool is
located on the roof of the building insulating the structure from heat while double
layered walls reduce surface radiation. Water, which is also a scarce commodity in
the city, is meticulously conserved by recycling. Hundreds of gallons of sewage
water is recycled within the hotel premises itself. This water is then used for
gardening and air-conditioning.

However, whats really amazing about Ecotel is that it gives guests a chance to
contribute to the energy saving effort by pressing what is called a green switch.
A guest who feels comfortable in his room can press a green button on his
bedside panel to raise the temperature of the room by 2 degrees Celsius thereby
reducing a proportionate amount of electricity consumed by air-conditioning.
Many of our guests prefer to stay with us specifically because of our
environment friendly credentials, adds Chatterton.
Even water is economically used by mixing air with water to give it sufficient
pressure, says Birju Patel, designer associated with Hafeez Contactor architects
who worked on the project.

Architecture of Rodas
(Passive Energy Conservation Efforts in Design)

To prove how deep-rooted their commitment is towards the environment,
enlisted briefly is a description of what has gone into making RODAS an
environment friendly hotel.
With the help of the following handbook it is explained about how Rodas use eco
friendly products:

1 The Plan Configuration
The building is positioned in such a manner that the center point of its parabolic
shape faces the NORTH-EAST, hence increasing the direct sunlight thereby
reducing electricity consumption, by way of less air conditioning and lighting.
2 Roof Top
The rooftop is treated with 3 layers of coba (clay brick), which is a natural
resource. This acts as an insulator from heat and noise, thus reducing air
conditioning load.
3 Civil Work
Cement
To start at the very beginning the cement that has gone into making RODAS an
ecofriendly Hotel is absolutely environment friendly. This cement, PPC (Portland
Pozzalana Cement) contains 15-20% fly ash, as compared to
OPC (Ordinary Portland Cement) and is used for finishing of
the exterior plaster, block masonery, tiling and flooring.
Ecotel Hotels

48 | P a g e

For concreting works the hotel has used cementitions products like fly ash, GBFS
(Granulated Blast Furnace Slag) etc, which help reduce the atmosphere pollution.
Fly ash is by-product of Electric power generation, and 26% of the same is used in
PPC. This also brings down the production of cement, which results in reducing
pollution.
4 Plumbing
At RODAS they believe in the three R theory of reduce, reuse, recycle. Water
being one of the earths most precious resources and vital to life they have tried
to put this theory in practice by taking special care to conserve this resource by
employing carefully planned techniques enlisted below, which re-establishes our
belief in the above theory.
Aerators/Flow Restrictors
All taps contain special aerators, which increase the waters force and reduce
outflow, saving water. Using these aerators saves up to 50% of water. In addition
in all public area toilets they have taps operating on sensors.
Cisterns and Flushes
2 other ingenious water saving device are the Concealed Cistern which used only
6 litres of water per flush as against 15-20 litres used in conventional flushes.
Sewage Treatment Plant
At RODAS they even recycle wastewater. The hotels sewage system is connected
to the main treatment plant of the Hiranandani gardens, where, with the latest
technology, wastewater is treated and then reused in areas like the air
conditioning, gardening and for new constructions within the complex.

Ecotel Hotels

49 | P a g e

Drinking Water Treatment
A central chilled water system; purified using ultra violet rays ensure sterilized
water and removes the need for 8 water coolers in various outlets.
5 Interiors
Rubber Wood
Despite its natural timber look, the master control panel in the guestrooms and
shutters are made from Rubber wood. The rubber wood derived is processed and
upgraded wood, which has been vaccum, impregnated using unleachable type of
timber preservative chemicals and kiln seasoned to ensure dimensional stability.
NUWUD MDF (medium density fibre wood)
The interior works of the Hotel is made from MDF, which is manufactured using
cotton stalks. The cotton tree, which grows to a height of 5-6 feet, is cut down
after yield and the same is usually rendered useless. With the help of advanced
technology, the waste stalks of the cotton tree then goes through a
manufacturing process which includes chipping, sieving, washing and cooking of
the fibre chips. After this lengthy procedure Medium Density Fibre Wood is
produced having all the features of natural wood.

6 Double Glazed Windows
The double glazed window blocks the heat of the sun from entering the room and
helps in conserving the air-conditioning energy. An added advantage of this unit is
that prevents fabric and furniture colours from fading as the glazed unit prevents
the infrared light from the sun to enter the room. These windows also help in
effectively cutting out the noise pollution.

Ecotel Hotels

50 | P a g e

7 Electrical
At RODAS they have not only made efforts to reduce
their solid waste and conserve water but also have
contributed in saving energy. To know more about
the energy saving at the hotel read on:
PL Lamps/Fluorescent Tubes
At RODAS energy efficient PL lamps are used which provide as much light as
ordinary bulbs, yet consume substantially less energy. Whats more since your
room lights come in only when your key card is inserted theres no chance that
lights or the air conditioner remains on once you leave the room.
Minibars
The mini bars used in the guestrooms save up to 40% energy, as it is equipped
with fuzzy logic which senses the load inside the refrigerator and cools it
accordingly. Also an added advantage is that these mini bars are CFC free.

8 Mechanical
Air-conditioning
At RODAS ozone depletion levels have been reduced to 99.5% as they use the
more eco-friendly alternative i.e.R22 instead of CFC refrigerants. All other
refrigeration including walk-in cooler, deep freezer etc uses 134 A and 404 A
gases, which are environmentally friendly.
Hot Water
The hot water at 50 degree C comes as a by-product of the air conditioning plant,
and the heat pumps act as a backup during winter. They do not use boiler, hence
no consumption of HSD (high speed diesel).
Ecotel Hotels

51 | P a g e

9 Electronic
Master Control Panel
This control panel in the guestrooms incorporates a
unique feature known as the green button. On
pressing the green button the thermostat of the air-
conditioning unit is stepped up by two degrees. The saving in electricity resulting
from the 2 degrees increase in temperature is translated into rupees terms and
the same is displayed on the guest folio and profile. A certificate is then issued to
the guest who had voluntarily participated in conserving energy. A database is
maintained of all these guests and they have developed a direct mail link with
them, telling them about out ongoing environmental activities.

10 Operational Practices
Hangers
The hangers used in guestroom are made from pressed particleboard.
Amenities
In keeping the environment in mind RODAS use Herbal products, which are
manufactured under an Ayurvedic license; these products are not tested on
animals and do not contain any animal fat.
Laundry
In our strive to reduce water we have reusable cloth laundry bags instead of the
standard paper or plastic bags as in other hotels, in which the guests could send
the clothes for laundering and the same will be delivered in reusable cane baskets
wrapped in muslin cloth.

Ecotel Hotels

52 | P a g e

Pens/Pencil
To prove our commitment to the environment RODAS uses eco-friendly pens and
pencils. The eco-pens are made using recycled cardboard, reprocessed plastic and
scrap wood. The eco pencils are not made of wood but of a non-toxic polymer
with the use of natural fillers. Wood saver pencils are made using a shaft, which is
made of biodegradable materials such as talc, gypsum and clay.
Recycled Garbage Bags
The garbage bags used by us are made from
recycled plastic and milk pouches.

11 Carbon Paper
There is no use of carbon paper made at RODAS, as the chemicals used in carbon
paper are toxic which kill the micro-organisms that break down solid waste,
reducing the volume of waste in the landfill.

12 Anticockroach Herbal Treatment
This treatment has been recently introduced and is the first of its kind in India to
eradicate cockroaches. This herbal paste contains extracts from herbs and the
treatment is totally different than the conventional spray treatment. By using this
treatment there are no health hazards, as there is no use of any poisonous
chemicals. No cleaning is required after the treatment is done hence there is no
wastage of water, detergents etc. This medicine is in the form of a paste and it is
applied to all nooks and corner in the form of small globules in the premises,
which is to be treated.

7) CONCLUSION

Thus we can see that more and more hotels are turning into an Ecotel hotels and
the project analysis gives us the clear idea of hotels turning green would in a way
contribute towards protection of environment and stop causing too much harm
to the environment.

THUS THIS CAN BE CONCLUDED WITH THE FOLL TESTIMONALS:

Hotels going in for the ECOTEL certification will disprove the long-held
theory that the hospitality industry is an unwilling partner in the global
eco-consciousness drive.
The world once again is increasingly focusing again on becoming green.
Ecotel Hotels have always been ahead of their times and will remain so
in times to come.
It's all about saving and re-investing. Ploughing resources back into the
earth, as you would in a bank. Overdraw and you face depletion.
Ultimately in a world that's increasingly getting crunched of precious
resources, Hotels such as Uppals employing Ecotel practices will succeed
- Pushpinder Kumar, the Vice President and General Manager of Uppal's
Orchid.

Ecotel Hotels

60 | P a g e

The Concept of Ecotel is gaining momentum the world over. They have
been receiving invitations from various parts of the world to manage
hotels and we are planning to promote the Ecotel concept in the Middle
East and in Asia as well as the domestic market. - Vithal Kamat Excutive,
the Chairman and Managing Director of The Orchid

It can be stated that Ecotel hotels can help contribute to the environment
balancing in very easy ways .In todays world lot of hotels have shifted from
normal hotels to ecotel hotels. Thats is the reason it helps in ecological balance
as the ways and practice as justified would rather help curb global warming and
maintain stability to the environment. We can see the fact that more than
emphasizing on profit maximization, emphasis is given more on customer
satisfaction and concern for environment.

Thus we can conclude by saying that the concept of Ecotel has become more
popular and many hotels all around the globe are turning towards Ecotel. In the
near future may be all the hotels would turn into an Ecotel.

The unexamined life is not worth living. - Socrates
