1. Prepare CMA for subject property

2. Take pictures and video of subject property and prepare for


advertising while sign is ordered UP
 Using HD cameras

 Order yard sign usually placed within 48 to 72 hours of listing

3. Introduce property to ALL in-house Prudential agents using intra


mail 65 Agents in PDC Office and 1500 on the Westside and Valley
 Using Westside mail

 Create emarketing flyer for all Prudential agents

4. Introduce property to ALL brokers in the area approximately 25,000

5. Call all Buyers in Pacheco Smith- Harris Properties database

20. Order Preliminary Title Report


 Request and Prepare full title inspection report using California Title Company. This outlines all
liens of record and allows for us to prepare Estimated HUD 1 ( closing statement)

21. Order a Physical Inspection


 To determine what “potential” Buyer concerns you may be facing. At this point we can
examine the need to make repairs, in advance, so as to thwart off any low-ball Offers

22. Order Virtual Tour /Advertise Your Tour Online

23. Order Estimated HUD 1 From Pickford Escrow


 To determine what your “ESTIMATED” closing cost are based on our due diligence of inspections
and cursory outline of closing costs
24. Provide Updated Comparables 45 Days After Initial Listing Date
and Present Any New Sales

25. Provide Weekly Status Reports


 Outlining number of showings and to whom
 Outlining updated ads
 Outlining updated blog posts, tweets, FB announcements
 Outlining updated Open House activity

26. Offers
 Review ALL Offers and present in person unless agreed upon alternative method
 Advise on market trends
 Prepare / write ALL Counter Offers, respond within time-periods provided
 Ensure proper and mandatory disclosures are properly executed and delivered to Buyer
 Ensure Buyer IS QUALIFIED to purchase your home by having our Mortgage Broker take full loan
application, review income, credit, employment and overall ability to qualify under lender
guidelines

27. Prepare For Closing


 Meet all 3rd party vendors at property
 Open Escrow
 Ensure all mandatory governmental documents are signed and in escrow
 Ensure escrow instructions meet purchase agreement terms
 Order 9A city report
 Order Natural Hazards Disclosure
 Order Retrofit and request Clear to Close
 Order pest control work to be done and request Clearance
 Arrange if need be, a handyman, to make corrections as agreed to by Seller

28. Arrange Moving Team At Sellers Request


 We can recommend and arrange for licensed and bonded moving company to come out and
give you a bid. ( All moving expenses are at the expense of Seller )
 Meet with moving company to present all contents being moved
29. Closing
 Collect final closing package and deliver directly to you all closing documents
 Collect and deliver any proceeds directly to you
 Deliver your complete transaction on a CD ( all documents in PDF format )
