The following are my notes from our site visit made on Monday through Thursday, May 17-20, 2004 for the purpose of functional testing the mechanical systems. Monday, May 17, 2004 1. I picked up draft start-up checklists and test and balance data from Rob Shifflett before coming to the job site. 2. Kevin Shortt and I arrived at the project site at approximately 9:15A M. 3. Kevin worked on checking air system software. I worked with Seneca air balance on checking AHU-1 system flows. Seneca sped up the first floor return fans to the limits of the fan sheaves. The motor current was below the motor full load rating. 4. In observing the system operation, we noted that the first floor system dehumidifier would not come off of low fire. The problem appears to be internal to the unit, not the external controls. (See the action list.) 5. We also discovered that the piping for the steam boiler does not include the required automatic blowdown, and that the manual blowdown is not piped to the blowdown separator. (See the action list.) 6. We worked on testing the second floor air system after Seneca left for the day. 7. We left the site around 6 PM Tuesday, May 18, 2004 1. Kevin and I arrived at 8:30 A. 2. We continued with functional testing of air system 2. 3. We found that the first floor air system return fans had tripped their thermal overloads and shut down. We checked the overload settings, and found that they were set too low. We advised Sullivan Mechanical and they had the settings corrected by one of Design Electrics electricians. 4. 5. We left the project site around 5 PM. Wednesday, May 19, 2004 1. Kevin and I arrived at 8:15 A 2. We worked on catching up on the action list and test reports. Seneca and W-D not on site this morning. 3. After updating the list and reports, we worked on testing AHU A-1. 4. Refer to the action list for other noted action items. 5. We left the project site around 5 PM. Thursday, May 20, 2004 1. Kevin arrived at 8:15 A, I arrived at 11:00 AM. 2. Kevin finished with AHU A-1 and worked on testing the auditorium unit AHU 2-3. 3. We completed testing of AHU A-1, and checked the calibration of the third and fourth floor room sensors. 4. We checked the remainder of the available chilled and hot water system sensors. 5. Refer to the action list for other noted action items. 6. We left the project site around 5 PM. General The commissioning action list (open items only) as of this date is attached. (This has already been taken care of on the first floor system.) The relief air dampers for the second floor air system need to have the correct actuator installed and placed in operation. The status point display is not working on the return to dehumidifier dampers on AHU-21. This needs to be corrected. Chilled water system test and balance needs to be completed. The sensors for CVB-12 and CVB-13 are swapped. This needs to be corrected. The hot water system test and balance needs to be done. (Not started this date.) 1

The air devices on the first floor need to be balanced. Seneca needs someone to move the SKANS Sullivan shelving for them to provide access to the air distribution devices. KA The air balance needs to be completed for all of the air handling units. AHU-1-2 has an air leak at the discharge duct connection that needs to be repaired. AHU-1-1 has an air leak at the supply fan shipping split that needs to be repaired. All equipment identification needs to be done. For all air systems, the humidifier isolation valves need to close when the unit is off. The system does not appear to provide this interlock. This needs to be corrected. The sump alarm and plumbing points need to be placed in service. Specification section 15531paragraph 3.2 B. requires access doors at all automatic dampers. These have not been provided. Provide per specifications. The humidifier temperature switches are not wired, and the humidifier actuator wiring is not in conduit from the last junction box to the device. Information Requested or Action Item Hot and chilled water flow metering needs to be completed. The flow meter installations are not complete. Need to add discharge air static pressure and temperature setpoints for AHU-A-1 to the system graphic display. Dehumidifier A-1 cooling / preheat coil temperature sensor is located in the mixed air. This sensor needs to be moved to the proper location. DU-A-1 Freezestat is not working. Need completed start-up data. AHU-A-1 supply duct differential pressure transmitter has failed. This needs to be corrected. The Exhaust air damper on the Auditorium AHU does not work.
