SELF-ADJUDICATION WITH

DEED OF ABSOLUTE SALE


OF A PORTION OF LAND
KNOW ALL MEN BY THESE PRESENTS:
I, TEOFILO C. CAMPO, JR., of legal age, Filipino, married and a resident
of Quarry District, Tacloban City, after having been sworn according to law,
hereby depose and state: THAT--1.
I am the sole and only heir of decedent REMEDIOS C. CAMPO,
who died intestate on 28 October 2011, leaving to me a real property located in
Brgy. Utap, Tacloban City, evidenced by Transfer Certificate of Title No. T45127, particularly described as:
WHOLE PARCEL
A parcel of land designated as Lot 2366-C of the subdivision
plan Psd-08-006242, being a portion of lot 2366, Cad. 220, situated
in the Brangay of Utap, City of Tacloban, Island of Leyte. Bounded
on the:
NE., along line 2-3 by lot 2258, Cad. 220; on the
SE., along line 3-4 by lot 2253, Cad. 220; on the
SW., along line 4-1 by lot 2366-E (Diversion Road 30.00 m.
wide of this subdivision; and on the
NW., along line 1-2 by lot 2366-B of this subdivision, x x x
containing an EIGHT HUNDRED FORTY FOUR (844) SQUAE
METERS, more or less.

The decedent has left no known debts or obligations that have
remained unpaid or unsettled, considering that the Real Estate Mortgage with
Special Power to Sell Mortgaged Property without Judicial Proceeding
dated 19 March 1999 executed between my mothers attorney-in-fact Nilda
Hernit in favor of Ben Ong has been redeemed by me from the Heirs of the late
Ben Ong, evidenced by the Cancellation of Real Estate Mortgage executed by
the latter;

The decedent has not left any other heirs entitled to succeed to her
estate, except the herein affiant who is her sole surviving child.
WHEREFORE, and invoking the provision of Section 1, Rule 74 of the
Rules of Court, the herein affiant does hereby adjudicate unto himself the above
described real property, subject only to contingent liabilities to creditors, heirs and
other persons who might have been deprived of lawful participation therein in
accordance with Section 4, Rule 74 of the Rules of Court.
FINALLY,

That I, ________________________, whose age and other personal


circumstances are mentioned in the next preceding paragraph, do hereby accept
this deed of sale and agree to the conditions provided herein, to wit:
1. The buyer shall have immediate possession of the property upon
execution of this document, pending the cleaning up of the liens and
encumbrances on the land title and tax declaration 194941;
2. The adjudicator/seller shall redeem the subject property which was
mortgaged to Ben Ong;
3. The adjudicator shall update the payment of real property taxes with
the Tacloban City Assessor;
4. The adjudicator/seller shall cancel the notice of lis pendens over Civil
Case No. 97-05-103 in RTC Br. 8 annotated in TCT No. T-45127
5. The adjudicator/seller shall cancel the notice of adverse claim
annotated in No. TCT No. T-45127
6. The adjudicator shall petition for the reissuance of the lost title (TCT
No. T-45127)
7. After all the above conditions have been complied with, the adjudicator
shall issue a current ADJUDICATION with Deed of Absolute Sale to
herein buyer of the real property, free from all liens and encumbrances
8. All expenses for the transfer of title to buyer shall be shouldered by
herein seller, including capital gains tax, documentary stamps tax, real
property taxes in arrears, notarial fee, and such other expenses
required in this kind of transaction.
