Cinnamon Court Condominium Association

Minutes of Annual Meeting held on September 25, 2016.

Meeting called to order at 10:35 AM.

Board Members in attendance: Lynne Gearhart, Beryl Button, Dawn Schley, Erin Marrone
Lori Lalama and Kim Flaherty. Association attendance sheet on file.
Items discussed:
Approval of minutes from 9/20/15 meeting. Motion made, seconded, all in favor.
Election of Officers: Lori Lalama, Kim Flaherty and Beryl Button for two years. Motion made,
seconded, all in favor.
Projects: new signs have been posted no temporary stickers in courtyard/compact area.
Private property - permit parking only sign posted near street entrance. A contract was signed
with A & D Towing and they have the right to tow illegally parked cars.
All outside steps have now been completed.
The fence in our parking lot has been repaired by our neighbor after the owner of the company
was approached by Lynne.
Annual projects: the sewer has been cleaned, roofs were inspected, sprinkler system checked
and the hallways have been cleaned.
Volunteers: we still need volunteers to clean up the dumpster area. Thank you to Doug, Cathy
and Beryl for breaking up cardboard boxes and keeping the area neat. Thank you to Tom for
painting the lines in the courtyard. Special thanks to Sue for all she does around the complex
and to Gail for assisting when Lynne is not available.
Parking: All cars must be identified at all times. Overnight parking requires the issuance of a
temp sticker.
Garbage and Recycling: We have had garbage pick-up problems since December. Twenty five
calls have been placed to the town. Lynne has a meeting scheduled with the Town Borough
Administrator to discuss this and recycling issues. Clean up of the creek behind our complex
will also be discussed.
Residents are reminded to tie all garbage bags before placing them in dumpsters. All recycling
cans and bottles need to be cleaned first, then placed in the correct container. Nothing should be
put in plastic bags first.
Website: Our condo website contains the handbook which has answers to many questions.
Residents are encouraged to print out a copy for ease of reference.

Meeting with the Board: A resident asks what the procedure is in order to have a meeting with
the Board. If it is a private matter, a letter should be sent to the Board indicating the reason for
the meeting. The annual meeting is also a forum where issues can be discussed if they are not of
a private nature.
Budget for 2017: The budget for 2017 is approved. There will be a 4% increase in maintenance
effective January 1, 2017.
Late fees: If maintenance payment is received after the 10th of the month, a $15.00 charge will
be added. If payment is sent late, residents should automatically add the $15.00 to their check.
Safety: If you see something, say something. The police should be notified of anyone
trespassing, domestic arguments and loitering. Dont contact the Board, notify the police at
once. Better to be safe than sorry.
