Dear xxx

Please take notice that under our Contract for Design and Construction
Services dated ___________________, the rentable space for the ground floor
should have been turned over to me last December 10, 2016. To date, the
said rentable space has not been turned over to me in spite of several
verbal demands and in spite of my religious performance of my obligation in
the Agreement.

The continuing delay of the turn-over constitutes breach of contract


and has caused grave prejudice to my interest especially because I have
been deprived of income which I could have used to settle my other
obligations.

As such, I am terminating your services pursuant to Section 5.1, Article


V of the Agreement.

Please turn-over the rentable space which I have already fully paid for
on or before February ____, 2017 with the following conditions:

1. Pavement should be complete, including the entire parking area.


Kindly ensure the application of emulsion, equal distribution of
pebbles and distinct parking lines on the pavement prior to turn-
over.
2. Walls, both interior and exterior, should have been painted
according to specifications.
3. All leaks in the structure sealed and repaired.
4. Waterproofing done. Water test shall be conducted to ensure that
waterproofing was done properly.
5. All lights are installed according to specifications.
6. Mohair installed between doors of rentable units.
7. Septic tanks are constructed in accordance with health and
sanitation standards;
8. All debris cleared from the area.

Failure to turn-over the said rentable space will constrain me to file the
necessary legal action to protect my rights and interest under the Agreement
and under applicable laws.
