Message from our President:


Changes!

Some people don't like changes but in the case of Twin Ridge,
the current changes are a good thing. With the change of
seasons we welcome the warmer weather after a cold and damp
spring. Summer is now in full swing and the school year has
Save the Dates: come to an end. Congrats to our HS seniors and those moving
up! Our TR neighborhood board welcomes some new additions:
August 30th- Back to School Eric Scheck will serve as our Vice President, Diane Dougherty
Ice Cream Social takes over as Communications chairperson and Sarah Oh will
September- TRHA Fall head up Social Activities. We look forward to working together
Event TBD on neighborhood issues and planning upcoming events. Twin
October 31st- Halloween Ridge welcomes several new neighbors and wishes those
Hot Dog Stand departing good luck in their new homes. With all of the activities
December- Holiday Party that are unique to Twin Ridge, we are excited to announce a new
TBD event, Friday Night Lights, to be hosted by a number of families
throughout the summer. Everyone is welcome to join us to

Progressive Dinner End of School Year Ice
Cream Social
On April 22nd Twin Ridge held its annual
Progressive Dinner, What a night! 44 What a great way to end the school year with some
neighbors enjoyed an Italian feast. The night ice cream and silly string fun! Thank you to Sarah
started out with a bang at the Russos with Oh, Grace Ann McGrath and Aileen Scheck for
delicious apps and a signature Italian cocktail. keeping up this great tradition!
Guests then proceeded to homes of the
gracious dinner hosts: Colemans, Coutures,
Brians, Landaus and
Moreheads. Then on to
dessert and dancing at the
lovely Doud residence. A
very special thanks to my co-
chair Aileen Scheck for her superb
organizational and Excel skills!!!! Also, a huge
thank you to Sarah Oh for ensuring the
houses were stocked with glassware and paper
goods. Thanks to all who participated - the
night was a success because of all of you!!

Real Estate Updates

Ridgefields real estate market, as a whole, has picked up from 153 single family homes sold to 178 sold for the first 6 months of
2017 as compared to the same period previous year.
Here are some quick stats: Total sales volume increased 6.12% from the year before, but the median sale price decreased from
$660,000 to $627,000 and the average sale price decreased from $772,672 to $704,797. The original list price to the final sold price
ratio increased slightly from 94.8% to 95.4%.

The spring market had a steady start until April. Now we see the market picking up and buyers are purchasing properties that are
shown nicely and well-priced. We see new listings enter the market with aggressive pricing to draw attention and accelerate
showings. As long as the home is priced correctly and in great condition (with updated fixtures, uncluttered rooms, no deferred
maintenance, etc.) we are getting oers quickly.
