DEMAND LETTER

Dear Mr. Alvin A. Sero,

This has reference to the several agreements entered into by your company, Lifter
Systems, Inc., with Embarcadero Land Ventures, Inc. (ELVI) beginning last June
2015, concerning the purchase and replacement of spare parts of elevator and
escalator units. Specifically, you have breached the following obligations under such
agreements:

 Installation of rubber damper for Escalator #1 motor


 Installation of power supply / transformer for the repair of Escalator #3
 Installation of one (1) piece limit stitch for Elevator #3 at Embarcadero Hotel
(formerly Ellis Ecotel)
 Supply of labor and materials of gearbox and motor bearing repair for
Escalator #1, Elevator #2, and Elevator #3
 Supply of rubber handrail for Escalator #4
 Supply of glass panel balustrade for Escalator

The aforementioned obligations have already been paid for by ELVI and are only
awaiting fulfillment on your part.

In connection thereof, formal demand is hereby made upon you to remedy the
aforementioned breached obligations within fifteen (15) days from receipt of this letter
by fulfilling the same to the specifications laid out in the agreements. Otherwise, we
will be constrained to refer this matter to the Legal and Corporate Affairs Department
for the filing of the necessary action under applicable laws.

For the settlement of your obligations, you may visit the office of ELVI or call us at
(052) 481-1000 or (052) 481-3357 on or before the stated deadline.
