Hope Building Committee Update
While there have been periodic updates, the following is a summary of the Building Committee’s findings over the last
year, in which we incorporated results from a Congregational brainstorming session, interpreted recommendations from
Church Council, and consulted with numerous experts, including: a local Pastor whose Church recently completed an
expansion project, our ELCA representative from the Mission Investment Fund arm, several Architects, a Civil Engineer,
Cranberry Township representatives, and leadership from General Contracting firms.
We considered a 10 year horizon, with the intention of not having to consider an additional expansion in that time frame.
The committee assumed an 8-10% increase YOY in contributions and worship attendance, which is consistent with our
growth over the last 5 years. While our future demands and demographics may actually seem to warrant a bigger facility
than we intend to propose, we need to be cognizant of the constraints/limitations we have; namely, funding,
building/code/zoning requirements, and the available space on which we can build at our current address.
We identified numerous Needs/Constraints, but the major ones that impacted our decision processes:
Needs:
Increased Sanctuary Space
Increased Sunday School/Christian Education space
Additional Office space to support a growing staff
Improved/Added Fellowship facilities
Increased Parking for additional members/visitors
Constraints:
Physical lot size
Zoning ordinances (i.e. flood plain on rear of property)
Finances; loan limitations set by Commercial banks/institutions in light of our current mortgage balance and pledge
projections.
Summary of Plan:
Existing sanctuary “expanded” by removing half wall at rear
New narthex built to accommodate greeting/egress/fellowship of members; approx 1,500 square feet, which is in
accordance with ELCA guidelines and likely the largest we can construct in the available space at the rear of the
sanctuary.
5,000 square foot new building in front of Sunday School rooms and fellowship hall parallel to Rowan Road which will
house additional Christian Education areas, Office space, fellowship area, and upgraded kitchen facilities—all done in a
flexible setting. This also has space for dedicated Youth and Choir rooms, though much of the expansion will be done
with multiple uses considered for every room.
Increased mechanicals to support new capacity
~45 new parking spots added by extending the parking lot to the rear, which is the limit based on flood plain locations.
While some details are still to be determined, the proposed plan yields the following capacities:
335 for worship, which is an increase from 225
Parking for an additional 105 attendees (ELCA guidelines suggest 2.3 persons/car)
~300 for Fellowship dinners
In the coming weeks, we will formally engage Paul Slowik and Associates, an Architect with extensive experience in
Commercial Construction projects and currently working on the Berkeley Hills Lutheran expansion. A major component
of our discussions with him is to present ideas that we want to incorporate in our final design, and fine tune our findings to
date. We believe the Building Committee has addressed most of our needs during the last year of gathering information,
but we are certainly seeking additional input to ensure the finished product is reflective of what our membership desires.
While a proposed timeline will follow in the coming months, our intention is to begin at least a portion of the project in
the spring of 2010, assuming congregational approval. As a result, there will be near term commitments required, in terms
of supporting and funding the project. Much more information will be presented as we move forward, but if there are any
questions in the interim, please feel free to approach Pastor Ron, Pastor Rich, or myself. Finally, I would like to thank the
members of the Building Committee, who are listed below.
