B. Acknowledgement of the following basic terms and conditions ( detailed clauses


shall be part of the contract) :
1. Agree to pay amount ,equivalent of three months of rent, which will
be required to be deposited as refundable security deposit in case of
winning the bid.
2. Agree to sign contract & take possession of the shop space , if allocated ,
on as-is where-is basis within 10 days of notice of allocation.
3. Shall adhere to pay rent before 7th of every month until the termination or
natural expiry of the contract
4. Shall not subcontract/sublease/sublet the allocated space, or allow any third
parties to operate without explicit approval from MC of ACAOWS. Any
violation will be treated as material breach of the contract.
5. Shall adhere to bylaws and shall not cause directly or indirectly any
disturbance to the surroundings
6. Shall ensure maintenance of cleanliness and upkeep of the property.
7. Shall indemnify MC of ACAOWS from any disputes arising out of the matters
associated with business, staff, legal compliance, operations or any other
reasons solely attributable to the owner of the business.
8. Shall peacefully abdicate the shop and remove all belongings within 10 days
of termination of the contract .
9. Shall allow entry of MC or its representative during normal business hours for
routine safety checks.
