AUTHORITY TO SELL

TO WHOM IT MAY CONCERN:

This is to authorize _________, of legal of age, Filipino and resident of

General Santos City to look for buyer, negotiate and sell a of parcel of land
particularly described as follows:

“ A parcel of land known Plan F-11-03-011127,

beginning at a point marked “1” of Plan F-11-03-
011127; being N. 3-39 E., 2042.86 M. From B.L.B.M.
No. 1, Makar, Gen. Santos City, thence S. 54-55 E.,
228.07 M. to point 2; S. 53-18 E., 59.86 M. to point
3; S. 52-24 W., 57.83 M. to point 4; N. 43-03 W.,
276.68 M. to point 1, point of the beginning, situated
in the barrio of Labangal, City of General Santos,
south Cotabato, Island ofMindanao, containing an
area of EIGHT THOUSAND ONE HUNDRED FIFTY
FOUR (8,154) SQUARE METERS, more or less, and
covered by OCT No. P-4016, Free Patent No. (XI-3)
8446.”

TERMS AND CONDITIONS:

1. The negotiable selling price of the above-described real property is
FIVE HUNDRED (P500) PESOS per SQUARE METER.

2. The AUTHORIZED SELLER may negotiate and add to the price of

the property as negotiated and agreed upon between the BUYER
but shall not allowed to deduct the price of the property without
the consent of the OWNER.

3. The OWNER shall give 5% of the agreed selling price as

broker’s/agent's commission to the AUTHORIZED SELLER. Any
amount exceeding the actual price of the property shall go to the
AUTHORIZED SELLER.

4. All expenses such as but not limited to Capital Gains Tax, Real
Property Tax and Notarial Fee relative to the sale shall be
shouldered by the OWNER except expenses for the transfer of
title which shall be shouldered by the BUYER.

5. This authority is valid until officially revoked by the undersigned.
