CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS :

This CONTRACT TO SELL, made and executed this _____________ by and between:

MERLE-LYN CALAMBA LIM, of legal age,Filipino, married to JOSE LIM and a resident
of Purok Parpagayo, Minaog, Dipolog City, hereinafter referred to as the VENDOR;

NICANOR LACIO REALIZA JR., of legal age, Filipino, married to ANA PURISA S.
REALIZA, and a resident of Poblacion North, Polanco, Zamboanga del Norte, hereinafter
referred to as the VENDEE;

WITNESSETH

That I am the lawful owner and possessor of a certain parcel of land more particularly
described as follows:

A parcel of land (Lot 1-F) of the subdivision plan, PSD-09-053640

being a portion of Lot 1, Pcs-09-003429 LRC Rec. No. situated in
Barangay of Minaog, City of Dipolog, Island of Mindanao, covered
and described in Transfer Certificate of Title No.T-30684 of the
Registry of Deeds of Dipolog City.Bounded on the South along line
5-1 by Lot 1-B , on the West along line 1-2 by road Lot 1-G, along line
2-3 on the North along line 3-4 both by Lot 1-H,on the East along line
4-5 by Lot 1-H, all of the subd. plan. Containing an area of ONE
HUNDRED FIFTY (150) SQUARE METERS, more or less.

That I acquired the above stated land by virtue of SIMULTANEOUS SALE executed by
and between the registered owner ODON R. SALOMON, JOCELYN REALIZA and myself
before the faith of Notary Public Joseph Lester S. Patay on March 13, 2014 under Doc. No. 662,
Page No. 61, Book No. 15, Series of 2014.

NOW THEREFORE, for and in consideration of the total sum of FORTY FIVE THOUSAND
PESOS (P 45,000.00) Philippine Currency, and of the covenants herein after set forth the
VENDOR agrees to sell and the VENDEE agrees to buy the aforesaid property.

THE CONDITIONS OF THIS CONTRACT ARE AS FOLLOWS:

1. The VENDEE hereby agrees to pay the purchase price stipulated above to the VENDOR at
its above-stated address, and without the necessity of demand, in the following manner:

a. THIRTY THOUSAND PESOS (Php 30,000.00) upon the execution of this contract as down
payment; and

b. The remaining balance of FIFTEEN THOUSAND PESOS (Php15,000.00) will be paid on or

before December 30, 2019;

2. The VENDEE further agrees to pay, in addition to the purchase price, the following:

a. The corresponding real estate taxes shall be paid by the VENDOR without recourse to the
VENDEE for as long as the title has not passed to the VENDEE; Provided, however, that if the
VENDEE has actually taken possession of and occupied the lot, the VENDEE shall be liable to
the VENDOR for such tax effective upon the year following such taking possession and
occupancy.
 b. The documentary stamps and notarial fees of this contract as well as those of the final deed
of absolute sale, the registration fees of the latter and all expenses as agreed herein.

3. Upon complete payment by the VENDEE of all the obligations herein stipulated, the
VENDOR agrees to execute a final deed of sale in favor of the VENDEE.
