COMPANY – WITH MB CONSENT

1. See the Letter of Offer – i) check the details of the property – official
land search ii) check the address – do MBI search / Assessment
- Cross check with SPR website for the accuracy of the doc
2. Bankruptcy Search on the Vendor – before signing of the SPA
3. 3 percent from the Purchase Price is retained for the Purpose of RPGT
– excess amount will be remitted back to the Vendor , If got MB
Consent, only after MB Consent is approved
DOCUMENTS - UPON SIGNING OF THE SPA

1) Original Title Deed

2) Income Tax No. & branch of filing
3) A copy of Old SPA when acquired Property
4) Original Receipts for RPGT
- Agent Commission
- Lawyer’s bill & Official Receipt
5) Quit Rent receipt for 2019
6) Assessment receipt for 2019
7) Indah Water – based on V. P date
8) TNB & LAP – why solicitor cannot do?- needs them to pay some
deposit, they should go personally
9) Bank statement

1) Letter of Appointment
