Project Description:
 In this process, we evaluate the collateral (Property) report prepared by licensed appraisers to determine the risk
involved for lender to provide a loan to the borrower.
 While evaluating the report, we check for minor and major clerical error, if the subject’s appraised value is well
supported by the comparable property provided in the report and all necessary addendums are provided in the
appraisal report.
 If we found any minor or major clerical errors, notifies to the appraiser to address the error through the mail.
 If all condition addressed by appraiser are satisfy the FNMA & FMAC guidelines, we go ahead and approve the
order according to collateral underwriter guidelines.
 We need to also use some additional tools to verify the accuracy of the report.
 After doing so, we will provide a decision on the collateral. Only based on our decision, will the loan to the
borrower be approved or declined.
 I certified as an Appraisal Underwriter from the SunTrust Bank.

PROJECT DESCRIPTION:
 We perform the audit of loans for which the Loss Mitigation Department has completed the Adjustable Rate
Mortgage / Fixed Modification with the borrowers.
 We perform Script & Manual audits
 The modification documents are uploaded into imaging system. We perform an audit with the documents
and Fidelity system. All the necessary changes are made into the system as stated in the documents.
 We perform the changes into the system such as interest rate, P&I, Term, Maturity date, First IR / PI change
date, unpaid principle balance, caps on the interest rate, etc., in response to the borrower's inability to make
the payments under the existing terms.
 We perform Final Mod QC – L99.

Lender does Modification to help the borrower to retain their home. Loans are modified to avoid foreclosure. By
modifying the loan terms we try “ to ensure that the loan is sustainable for the life of the loan, rather than, for example,
deferring the reset period” These lenders agreed that such modifications should include, as appropriate, Like Switching
from an adjustable to fixed rate loan at an affordable rate” Reducing the interest rate” Reducing the principal in order to
ensure affordability & Re amortizing the loan.
