As continuation of the chapter 1, we have the chapter 2, the technical study that discusses

the technical details regarding the housing project. This includes the services that this housing

program can provide to those housing beneficiaries. The problems and challenges that can be

encounter in this project. Its impact to the environment and the safety and health considerations

in construction phase of this project.

For the services of this housing program, there will be an apartment type buildings and

single detached dwelling units wherein the housing beneficiaries can spend their time in the

housing units with safety and they can have a decent living. If the housing beneficiaries wants to

buy foods, there is a store in the ground floor of the multi-purpose building for food supply. They

can use the second floor of the multi-purpose building for meetings and social events that does not

required large space.

As continuation of the services that this housing program will provide, there is a

recreational area for enjoyment and learning sports to the covered court and it can also be used for

big assemblies and meetings. There is a water and electrical supply to be generated to all housing

beneficiaries. An access road for traffic flow in the vicinity and a drainage system to catch the

runoff of water when raining.

Data gathered from municipality of Tayabas was our basis for who must be given housing

loans for this housing program. And they are the Informal settler Families and government

employees. Some of them are affected by infrastructure projects, some are affected by climate

change and some are residing in danger areas.

Due to the land clearing to be made for the housing project, deforestation is one of the

challenge that will be encounter in starting phase of this project. Upon the use of engine
equipments for the housing project, its smoke combines with the air resulting to air pollution, solid

waste from wood dust also contributes to the pollution in air. And because there is a river near the

project site, contamination of the river is expected from the waste product from the housing project.

Negative progress of the project are commonly happened due to the delay in application of

permit and authorization because there are laws and regulations that are not immediately complied.

The project site is away from the existing road, to locate this, it will take to cross in a

hanging bridge, in a river and currently there is no concrete roadway for access.

Another negative progress of the project is due to the flawed project management, having

inefficient resource allocation and using defective materials.

In every construction phase, the health and safety consideration must be considered to

avoid possible accidents for the workers and site personnels.
