1. INTRODUCTION

The Purpose of this Method statement is to define the typical sequence of works for the installation of DX type
Ducted Split Units. This Method Statement provides the control sequence and methodology that will be used for
installation of DX type Ductable Split Units.

2. SCOPE:

Scope of this method statement includes sequence of works for supply, installation of DX type Ducted Split Units as
well as Room/wall mounted split units to provide the required cooling in the critical areas in the event of power
failure or loss of district cooling, through BMS system auto change over method, in Tower B on prepared bases in
approved manner, as specified in the related specification SECTION 238126 – Split Systems Air Conditioner, SECTION
230020 – HVAC Particular Specification, drawings, schedules etc. in One Za’abeel Project.

4. WORKING ACCESS:

The access / egress for the construction vehicles for the installation of activities to be as per the logistic Plan.
Ensure Proper coordination with all interfacing contractors for Logistics, access prior to commencement of all
activities.

5. LIGHTING:

i. Safety Lighting:
The minimum safety lighting as per general requirements (Minimum 50 lux) will be provided.

ii. Task Lighting:


Task lighting to be provided in addition to the safety lighting to undertake the task with the proper level of
lighting to meet acceptable safety and quality of workmanship standards.

6. PLANT & EQUIPMENT:

i. General:
 Appropriate plants and equipment to be used for the execution of the activity. The plant, tools and
equipment to be checked visually prior to use.
 Only authorized applicator approved and trained by the manufacturer to install manufacturer's products
 All Operators to be trained and certified by the 3rd party where required
 No defective plant and equipment to be allowed to use on site

iv. Power:
The Power supply used on site for power tools to be 110V only. 230v or higher voltage power supply to
be provide to site welfare areas and other site establishment.
v. Working Platforms:
 All working platforms shall be designed and comply with Dubai code of construction practice. All
work at height to follow the project fall prevention plan and Dubai code of construction practice.
 All scaffoldings shall be recorded in the temporary works register / scaffolding log and coordinated
with the TC coordinator. The contractor shall refrain from using step ladders as working platforms
for installation works and shall use scaffoldings or podium steps.
 The working platforms for the task to be firm and stable.
 The elevated working platforms for the activity (if used) to be provided by means of cup lock
scaffold system
 The scaffolds for the activity to be built by competent scaffolders trained by third party.
 The built scaffolds to be inspected and signed off by a third party trained inspectors / supervisors
 Where necessary access to be provide by means of scaffold
 The working platforms to be used as only platforms for working and shall not be used for loading
heavy material or equipment on to it.

 Implement employee induction procedure and tool box talks for ongoing risk
assessment and identification of hazards.
 Ensure RFI is raised and approved for technical clarification and modification
as/if required.
 Ensure work area is clear and safe for working.

CONSTRUCTION ACTIVITIES:

 Ensure that the installation of DX Split Unit is carried out in accordance with
manufacturer’s installation recommendations, requirement of applicable
standards and in accordance with recognized industrial practices and specified in
project specifications.
 Special attention shall be paid to the condition of instruments and monitoring
devices supplied loose or installed along with the DX Split Units. Project
 All the DX Split Units shall be fabricated and assembled complete at SPEC/
manufacturer’s works place, unless otherwise specified. PM/PE/SE/Q MSS/ITP/
 The external air-cooled condensing units shall be installed at the perimeter of CM/HSEM RA/PTW/
the plant room floor such that they have direct intake of external air from ASD
outside and with level of direct discharge back to outside, so as to arrange the
discharge to minimize the risk of recirculation through the condensing unit.
 All outdoor condenser units shall be installed on concrete plinths or wall
brackets, where installed above the finished floor level complete with neoprene
rubber pads and anti-vibration spring mountings.
 Expansion valves shall be provided and installed at the condensing unit in
accordance with manufacturer’s instruction.
 All indoor units shall have condensate connections to the nearest drain point or
as per the approved shop drawings.
 Indoor units shall be of the decorative encased type. They shall be factory
assembled complete with fan, cooling coil, filter, condensate drain and controls.
 Indoor units shall be provided with factory installed pre-wired terminal box to
IP44 with the fan motor wired to the box.
 Refrigerant leak detection shall be provided in all voids and internal spaces
containing refrigerant pipework and plant.
 Space temperature control shall be via a room thermostatic controller located
on the wall in the space being served and mounted at a suitable location to be

agreed by the supervision consultant.


 All DX Split units shall also be interfaced with the BMS to ensure full functionality
can be provided.
 Ensure that all the relevant civil works are completed to intake the DX Split Unit
as per approved drawings.
 Ensure that access is available from all sides for the installation of the unit,
placement of air filters and general servicing and maintenance of the DX Split
Unit.
 Cut all banding (if applicable) loose from skid, but do not remove the skids until
the unit is shifted to the installation area.
 Shift the DX Split Unit to the place of installation in a safe manner using fork lift
or crane as applicable.
 Ensure that the correct unit is being shifted and installed in the correct location
as per the approved equipment schedule and unit reference number. Project
 Ensure that the orientation of the units suits the supply and return air ducts. PM/PE/SE/Q SPEC/
 Ensure the support sizes and spacing are in line with the approved shop CM/HSEM MSS/ITP/
drawings. RA/PTW/
 Position support bracket and check for alignment with the unit. ASD
 Lift and position the unit in a safe manner using suitable lifting gear.
 Firmly secure the unit to the supports and make sure that the base of the unit is
levelled horizontally.
 Ensure no damages occur during shifting, lifting and installation of the units.
 Upon satisfactory positioning of the units, ensure all the openings shall be
temporarily protected until the final connections are made to the DX SPLITs.
 Units will be carefully plumbed and aligned, then fully bolted and securely
anchored.
 Refrigerant piping and accessories for all split air conditioning units shall be in
accordance with specification section 232113.
 All refrigerant pipework shall be installed in accordance with manufacturer’s
instructions and approved shop drawings.
 All refrigerant pipework shall be insulated in accordance with specification
section 230710, manufacturer’s instruction and approved material submittal.
 Ensure that the unit power supply cables are connected to the isolators as per
approved shop drawings.
 DX Split Unit earthing shall be done as per local authority regulation,

 All units shall be provided with connections to the BMS system for monitoring
the unit operation.
 Work Inspection Request shall be initiated for consultant inspection and
approval.
 Once the DX Split Units are inspected and approved, proper care will be taken to
protect the unit from dust by suitable covering until duct and chilled water pipe
connections are done and released for testing works.

Quality Control

 All inspections will be performed by quality team in accordance with method


statements, review and approved by the Supervision Consultant.
 The internal self-inspection shall be carried out as per the Hold, witness points as
identified in the inspection test plan for the installation and testing of
installation & testing of PPR pipes for domestic water supply (hot & cold).
 instructed by the Commissioning Manager. Site Management and QA/QC
personnel should monitor the installation to ensure it is done according to the
approved drawings.
 Site Supervision personnel must ensure that the work fully complies with the
norms laid down as per specification in all respects.

1. EMERGENCY ARRANGEMENTS
i. General

 The Site HSE department to be responsible to arrange and coordinate with site execution teams in arranging
Day & Night emergency procedures
 In case of any emergency the HSEM will be informed about the emergency
 Emergency assembly point to be allotted and communicated to all the operatives involved in the job
 Ensure clear access to the emergency assembly area with signage’s in place.
 No construction activity shall block the access leading to the emergency assembly point. In case of any
deviation the access has to divert and the same to be communicated to all the operatives on site.

ii. Fire Precautions

 Fire extinguishers to be put in place in each working zone and a clear access to be provided to the
location
 All the operatives to be trained for fire precautions on site
 A fire warden is appointed and trained from each team of operatives

iii. Communication
The communication on site to be through mobile provided by the contractor or by two-way wireless radio
systems

 Necessary safety or operational training to be provided to the operatives involved in the activities

 Adequate supervision to be provided for the executing each activity


 Project QAQC Engineers shall monitor the workmanship and quality of the works

4. WORKING HOURS

 Site working hours to be 06:30 AM to 05:30 PM. Authority regulations for the working hours will be
followed. Mid-day break between 12:30 PM to 3:00 PM will be followed during summer as per DM
regulation.
5. HOUSEKEEPING

 The work areas to be clean and tidy.


 No debris from construction activities is allowed to accumulate in the work area.
 Work areas to be cleaned on daily basis at the end of the shift or on completion of the activity
 Sufficient Waste collection bins to be provided at each working zone
 Waste segregation area (where recyclable / landfill materials are segregated, usually as Steel, Wood,
Plastic, Concrete and Debris) to be established to control the waste generated on site due to
construction
