DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and executed in ____________, Philippines, by:

___________________, of legal age, Filipino citizen, married to Marissa Manzano and with residence
and postal address at ________________________, hereinafter called the SELLER,

-and-

______________________, of legal age, Filipino citizen, married to _______________, and resident of

_____________________________ Norte, hereinafter called the BUYER:

WITNESSETH: THAT-

WHEREAS, the SELLER is the registered owner in fee simple of a certain real property
covered by Transfer Certificate of Title ____________ issued by the Register of Deeds of
_______________________ located at _____________________________, and more particularly described
and bounded as follows:

“ A parcel of land (Lot 1815-C of the subdivision survey Psd-05-031309, being a portion
of Lot 1815, Cad 238, Labo Cadastre) situated in the _____________________________. Bounded on
the NW., along line 1-2 by Lot 1819; on the NE., along line 2-3 by Lot 1820; along lines 3-4-5-6-
7 by Lot 1822, all of Cad-238, __________________; on the SE., and SW., along lines 7-8-9-10 by Lot
1815-F (Existing barangay Road 5.00 m. wide); and along lines 10-11-12-1 by Lot 1815-B, all of
Psd-05-031309; containing an area of THREE THOUSAND (3,000) SQUARE METERS and covered
by Transfer Certificate of Title No. ________________________.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above-
described property for the price and under the terms and conditions set forth herein below;

NOW, THEREFORE, for and in consideration of the premises and more specifically the
sum of ONE HUNDRED SIXTY THOUSAND (P 160,000.00) PESOS, Philippine Currency, receipt
whereof is hereby acknowledged from the BUYER to the full satisfaction of the SELLER, the said
SELLER does hereby sell, transfer and convey, in a manner absolute and irrevocable in favor of
the BUYER, her heirs and assigns the land above described;

That the SELLER does hereby warrant valid title to and peaceful possession of the
property herein sold and conveyed, and further declares that the same is free and clear of all
liens and encumbrances of any kind whatsoever.

That the provision of Art. 1623 of the New Civil Code has been complied with 30 days
before the execution of this instrument.

This instrument may be registered pursuant to Property Registration Decree No. 1529.

IN WITNESS WHEREOF, I have hereunto affixed my signature this 30th day of April, 2018
at Labo, Camarines Norte.
