INTRODUCTION

New Delhi is proud of being the greenest metropolitan in India, yet it is one of the most polluted city,
therefore becoming unhealthier day by day.

Delhi is a blend of old and new heritage, which is very much visible, when one moves around the
city.

The local governing bodies have developed colonies to accommodate their staff. Model town is one
such colony where North Delhi Municipal Corporation (NDMC) has accommodated its staff. Now
due to the increased demand, NDMC has entrusted WAPCOS to redevelop this colony with the
increased demand. To achieve this, the existing G+3 structures which are in a bad condition are to
be demolished and new residential and infrastructure development as the MPD-2021 is proposed.

The site, owned by MCD, having an area of 23. 5 Acres is proposed to achieve a higher FAR of 3 as
per the redevelopment guidelines. A key factor is MCD’s and WAPCOS’s ambition to come up with
a solution that could become a model of best practices both in India and internationally.

SITE STUDY

The proposed redevelopment of NDMC staff colony at Model Town is located at a very prominent
location in Delhi, with connectivity to Majlis Park metro station and other central business districts.
The environment is very dynamic where prominent buildings include, Shastri market, monastery
market, SDM office, Adarsh nagar police station and monument like Sheesh Mahal, gateway of
Badli ki Sarai and Peer baba ki Mazaar.

The site is located on Arihant Marg near Majlis Park metro station. It has a green buffer on the

North, Queen Mary and Srijan School on the east, Arihant marg on the west side and Rajeshwar
colony on the south.

There are many existing trees including old large trees. An effort has been made to preserve and
retain these and transplant other within the site to a new location.

height limit of 153 m, and the project is planned accordingly.

The new area will also include recreational areas such as a sculpture park, Landscape Park,
food courts/plazas, nature parks etc., also some social infrastructure and medical facilities.

3) Orientation

The proposed site is oriented in north east-south west axis and north west-south east axis, is
constructed which is an ideal condition for natural light to be harvested as the building
naturally facing north & west direction.

SEGREGATED TRAFFIC
The layout combines a radial and concentric system of streets and boulevards which allow for
segregated traffic making sure public transportation and pedestrians are the priority. While the
roads and pedestrian boulevards merge in the Plaza areas, the front concentric ring alternate routes
for the vehicles into distinctive plots. Two wheelers, cars and bicycles use their own itineraries
improving efficiency and safety.

SAFETY AND ACCESSIBILITY


All open areas are accessible independently of their public or private nature. However, if desired,
the courtyards and the commercial streets can be closed for safety reasons at night time. Hedges
can be used to demarcate plots for MCD, Income Tax Department & Other Residential Areas

PEDESTRIAN EFFICIENCY
The pedestrian system allows for shorter routes from the metro stations, Bus Stands.

BUILDINGS CONFIGURATION
All Buildings in the complex comply within the height cap and the streets with the subsequent width
requirement. As for the towers, they are laid out in the most optimal way to diminish visual
obstruction while benefit from their 4 orientations. The Iconic Towers (Type V) & Commercial Tower
are also configured in a way to ensure maximum daylighting.

PARKING
Most parking spaces in the complex will be underground. All tenants will have easy access parking
spaces within their own blocks. Street level parking will only be for visitors, handicap two wheelers
and bicycle tracks. Stilt and Podium Level Parking will be made with respect to the existing
vegetation.

2. STRUCTURAL DESIGN
The main considerations for the design of structure should be as follows:-

(a) Structure safety, serviceability and functionality.


(b) To meet the demands of aesthetics conceived by the architect.
(c) Availability of material, equipment and expertise.
(d) Constructability and ease of maintenance.
(e) Durability.

2.1 STRUCTURAL SYSTEM

RCC framed structure shall be designed as follows:

 Tower Area(Residential) - Structure system shall be R.C.C Shear walls


- With SMRF and monolithic with slab and
beams
 Non- Tower area - Structure system shall be SMRF with
Columns,
- Beams & Slabs.
 Commercial Tower - R.C.C SMRF with Shear wall as dual structure

All the structures shall be designed in accordance with the relevant latest Indian
Code of Practice for civil works i.e. IS 456, IS 875, IS 1893, IS 4326, IS 13920 ,IS
16700 etc.

No expansion joints shall be provided between tower and Non- Tower area as Non
tower area will be treated as backstay for the towers as per IS code 16700. It has
been avoided in Non-tower area as it is an underground structure and to avoid
unnecessary leakage caused by various structural joints and accordingly temperature
loads at ground floor shall be considered for analysis and design.

2.2 DESIGN APPROACH

Structural Modeling: Three-dimensional model of building shall be generated using


latest versions of structural design software STAAD-Pro. All the columns and Beams
will be idealized as Line Elements. All the shear walls will be idealized as plate / shell
element. The structure shall be analyzed and designed for all possible combinations
of gravity loads (dead and live loads), and lateral loads (earthquake load, wind loads
and temperature loads as per applicable/ relevant BIS Codes).

Computer Models, Structural Analysis and Design

A preliminary three dimensional computer model will be formulated, incorporating all


gravity, wind and seismic loads using Response Spectrum Method, to develop the
concept framing for the building and ensure that the designed structural system
provides satisfactory global building response. The model will be further developed
during subsequent design stages to carry out detailed design. In general, the
following software shall be utilized during the various stages of the design process.

2.3 FOUNDATION SYSTEM

■ As Per soil report piled raft foundation will be provided below both residential
and commercial tower area.

■ For non- tower area pile foundation with isolated pile caps will be provided.
Grade slab will be provided to counteract the buoyancy forces arising due to
high water table which will be connected with pile caps.

■ The proposed foundation system is indicative and for reference only. The
contractor will have to do extensive soil investigation and get approved from
the client before the final detailed design.

■ Design of Water Retaining Structures - All water retaining structures,


including raft slab, basement walls shall be designed as per IS 456 & 3370,
with allowable crack width for severe or very severe exposure. In addition,
water proofing of such structures to be carried out using appropriate
technology.

■ Foundation and Ground Retention System - Geotechnical Information and


recommendations is based on the Geotechnical Report which has been
provided by the soil consultant. It may be noted that the Contractor shall carry
out his own Soil Testing and analysis and shall follow more severe of the two.

■ Deep excavation requires proper shoring which shall be ensured by


introducing suitable retention system like contiguous piles, soldier piles etc.

3. MATERIAL DEAD LOADS


All the permanent loads on the structure shall be applied as dead load. The dead
load in a building shall comprise of self-weight of beams, columns, walls, partitions,
floors, roofs and include the weight of all other permanent constructions in the
building and shall conform to IS: 1911 Schedule of unit weights of buildings material.

Live loads on the entire floor shall comprise all loads other than dead loads. The
minimum live loads on different occupancies shall be considered as per IS 875 (Part
2).Live load shall be considered in design as per Table 1 of IS: 875 (Part 2) as

6. RESPONSE UNDER SEISMIC CONDITIONS
Seismic analysis of structure shall be carried out by response spectrum method for

9. TEMPERATURE LOAD
If the length of the buildings is more than 45m building shall be analyzed for thermal
effects induced due to seasonal and diurnal temperature variations.

9.1 A temperature variation of 24°C (to be confirmed from IMD or any other authentic
organization) shall be considered for the buildings

9.2 As per IS code, following load cases has been considered for thermal effects.

10. MATERIALS
Concrete: Concrete mix of M30 –M50 conforming with IS: 456 and CPWD
specifications are used which should be properly designed by the contractor. A
minimum M30 grade of concrete shall be used for Tall Structures and water
retaining structures.

Steel Reinforcement: Fe 500 D Grade (TMT bars). However, the maximum stress
for the design of stirrups shall be taken as 415N/sq mm. Reinforcement bars shall be
conforming to IS: 1786, IS456, IS13920, IS16700, etc. (latest version with updated
amendments).
Structural Steel: E350, E250 grade of steel confirming to IS: 226, IS: 2062.

11. DESIGN LIMIT STATES

The Limit state design method is used for the structural design of concrete member.
For design of the individual members, loads are combined in accordance with the
loading combinations specified in IS 875 to achieve the respective limit state. These

A.1 INTRODUCTION

The primary purpose of this report is to provide and describe a permanent record of the
building systems. In addition to describing the systems, the fundamental assumption used
for design is also outlined. This includes water demand usage, power demand and usage,
occupancy and lightning level.

This information is critical to ensure the contractor, other disciplines operator, and future
designers understand the assumptions made and the limitations of the systems. Without this
information, one has to guess at the designer’s line of reasoning during their design process.
Throughout the design process, the basis of design needs to be consistent with the project
intent. This report is based on the schematic design assumptions and will be modified as the
project progress to the detailed levels of design. The project intent is shown in the basis of
design; the designer transformed the project intent and challenges into reality.

HVAC SERVICES

B.1. INTENT

Objective of HVAC is to provide thermal comfort, provide sufficient ventilation and to improve
Indoor air Conditions to all areas of the Commercial Buildings for all occupants in an efficient
and cost-effective manner. Temperatures and Indoor air quality shall be maintained in
accordance with parameters as specified in the following section of Basis of Design and
BMS system for monitoring and controlling the overall systems.

The design approach shall be sensitive to environmental issues. The main thrust shall be
laid on energy conservation, safety and ease of maintenance and current progressive
technological developments. Buildings will be designed after understanding minute level of
detailing and requirements of thermal comfort.

B.2 SYSTEM REQUIREMENTS

This section of the basis of design documents specifies numbers used in the design of the
Commercial space. These assumptions are an essential part of making the transition from
the project intent to installed equipment and the codes are guidelines for the designer and
contractor which are to be followed during the different stages of project.

MINIMUM REQUIREMENT OF SYSTEM SELECTION: -

1. For Commercial Building (Water cooled chiller for cooling & Hot water Boiler
for winter heating system)

As per the minimum design requirement, the total approximate load for commercial
building comes out to be 2000TR and total diversified peak load after applying 80%
diversity on 1600 TR (since external and internal loads do not peak at the same
time).Minimum COP of the chillers shall be 6.3 on AHRI conditions as per ECBC+.

Hot Water Generators will be used for winter heating system.

2. For Club Buildings (Air cooled Heat Pump for cooling and winter heating)

As per the minimum design requirement, the total approximate load for Club-1 & 2
comes out to be 175 TR & 115 TR respectively and considered @80% diversity.
Minimum COP of the Heat pump shall be 4.2.

3. For Residence Buildings

Considered supply, installing & testing of copper pipes & Drain pipe for Dx-Type split
air-conditioning unit.

VRV (Variable refrigerant volume) Heat Pump– VRV (Variable refrigerant volume) with
inverter technology is proposed for providing cooling and heating inside the space during
summer and winter with better indoor air quality. Individual Outdoor unit shall be designed
for connecting the indoor unit. Very less diversity can be achieved in this system based on
the floor operation. Provision for the installation of indoor and outdoor unit shall be designed
and all unit shall be installed by tenant.

 The VRV system designed is cooling and heating type to cater summer and winter
load efficiently.

 Less Space is required as outdoor unit can be placed on back side wall and indoor

Ventilation System:

 Mechanical Ventilation System to be considered for Basements car parking area,


Toilets, Kitchens, Laundry, Dining and Individual Floor Smoke Extraction & HVAC
Plant Room, MGPS, Fire/WTP Pump House, STP/ETP Plant as per NBC 2016..

 Emphasis on maintaining adequate Fresh Air supply, Removal/Exhaust of stale air,


particulate matter, fumes and noxious gases.

 Fan Design, selection and sizing in accordance with Provisions stated in NBC 2016,
ASHRAE, ISHRAE, ECBC 2017 and Fire Bye-Laws.

B.3 SCOPE OF WORK

The EPC Contractor shall carry out detail Design, Supply, Installation, and Testing &
Commissioning of HVAC Works and BMS works.

1. Ventilation & Air Conditioning System shall include Commercial, Club-1&2 buildings.

2. The entire HVAC works should conform to specifications provided & as per directions
of Engineer-in-Charge.

3. The ratings and capacities of various equipments are indicative and subject to
upgradation/ revision during detailed designing stage.

4. The scope shall include below mentioned features but not limited to:-

a. The design shall be done in accordance with Norms established by GRIHA for HVAC
System design, provisions stated in NBC 2016, latest ECBC and conforming to the
latest ISHRAE, ASHRAE and NABH Standards and CPWD standards.

b. Objective of HVAC System Design is to ensure proper Indoor Air Quality, Energy
Efficiency, Flexibility of Operation, Cost Optimization, BMS Compatibility

c. The overall HVAC design shall be according to 3 star GRIHA rating manual.

d. Heat Load is to be computed for individual rooms of required buildings which are to
be air conditioned. All required parameters /factors like geographical location,
orientation of building, ambient conditions, glazing factor, lighting/equipment load,
occupant load, area & height of room, fresh air ACPH, CFM/person, ADP of coil,
shall be considered as per ASHRAE/ISHRAE/NBC 2016/ECBC standards.

e. Equipment sizing of HVAC system shall take into account factors such as
geographical location, climatic conditions, water availability & quality etc.

f. Chilled water pipes from HVAC Plant Room to various buildings shall be as per
CPWD specs.

g. HVAC Plant Room shall be provided with safety equipment/items like suitable
elastomeric mat (as per relevant IS codes) for Panels, fire buckets, fire extinguishers,
hand gloves, safety charts, framed Schematic/SLD etc.

h. Suitable size shafts, cutouts, openings etc shall be provided to facilitate installation of
Pipelines, Ducts etc. in all floor slabs of various buildings for various service areas,
as required. All shafts, cutouts, openings etc provided on floor slabs shall be suitably
closed after laying of services lines as per fire safety norms as per NBC 2016. Doors
shall be provided for all shafts at all floors as per fire safety norms as per NBC 2016.

i. All Services as required like raw/ soft, drainage, plumbing, HVAC provisions, ducting
etc. shall be adequately provided by the EPC Contractor for all building
2. Indoor Air Quality :
 Emphasis on maintaining desirable Indoor Air Quality by setting and controlling
parameters of Temperature, Air Flow, Humidity Levels and Air Changes per Hour
(Total & Fresh Air) for each room/zone/area.

 Conformity of Indoor Quality parameters with ISHRAE, ASHRAE and NABH


Standards.

3. Air Conditioning System:


 Centralized Chilled Water Air Conditioning System being considered for Commercial
building only.

 Air cooled VRV system complete with outdoor & Indoor for club buildings.

 Provision of energy efficient split units shall be considered in Server Rooms, UPS
Room etc. Energy Efficient Split Air Conditioners with Inverter driven compressors
(min. 5 star rated) may be considered wherever necessary depending upon the
suitability and applicability.

 All the equipments etc. shall be suitable for 415 V, three phases or 220 V, Single
phase, 50 Hz A.C. supply.

 The chilling machines shall be AHRI with ecofriendly refrigerant and with best
possible COPs as per latest ECBC + code, Cooling tower shall be CTI Certified,
Fans shall be AMCA certified for fan efficiency & Noise, Fire dampers shall be UL &
CBRI Roorkee certified preferably with FM certification also.

 In case of Chilled Water System Centrifugal Chillers with VFDs are proposed for
Summer/Monsoon Cooling. The scope shall include Plant Manager.

 The VRV/VRF System considered must belong to the latest Generation/Version with
capability of Summer and Monsoon Cooling.

 Including Secondary Chilled Water Pumps along with VFD, Primary Chilled Water
Pumps and Condenser Water Pumps.

 Provision of specialized equipment like Air and Dirt Separator/Dirt Separator


/Descalar in the Plant Room to ensure smoother operation, enhanced efficiency of
system and longevity.

 Chilled Water Circuit comprising of MS pipes (“C” Class) with suitable Insulation in
case of Centralized Chilled Water System and hard drawn copper tubes with suitable
Insulation in case of VRV/VRF System.

 GI pipes (Class B) for drain pipe with suitable insulation for chilled water system.

 u-PVC Pipe for VRV/VRF/DX Split drain pipe to be provided.

 All floor mounted AHU shall be variable speed type. FM AHU’s shall be with DIDW
backward curved fans. VFD with electrical bypass arrangement to be provided.

 Ceiling Suspended and Floor Mounted Air Handling Units, child water Fan Coil Units
to Convey Chilled Air in case of Chilled Water System and Ductable/ Cassette / Hi
Wall Split Units in case of VRV/VRF System.

 Fresh air provision for ceiling suspended AHUs/FCUs/VRV/VRF (heat pump type)
Indoor Units shall be considered as per relevant codes & standards. TFA (Treated
Fresh Air Units) to be provided to supply treated chilled air to these units/feeding
areas.

 UPS room, BMS room, fire control room and server room shall be provided with DX
split unit with N+1 combination.

 Demand control ventilation system to be installed for fresh air system for commercial
Building. Each fresh air outlet/ lovers for AHU shall be provided with CO2 sensor &
motorized damper. Fresh air shall be fed to the AHU’s via VFD driven Energy
recovery units and treated fresh air unit.

 Closed type Pressurized Expansion Tank to adjust and regulate the pressure of
water in the Chilled Water Circuit shall be provided
 Ducting System comprising of GI Ducting with Insulation depending upon the
requirement. Duct Construction and suspension Standards must conform to
SMACNA, IS 655 and ASME.

 CTI certified Cooling Tower with VFD driven Fan Motors complete with control and
starter panel.
 Chilled Water flow Modulation by means of Manual/Motorized Butterfly, Non Return
Valve, Ball Valve, Automatic Balancing Valve, 2 WAY PIBCV with insulation. All the
valves must be minimum PN16 rated and suitable for Chilled Water applications.
Insulation of valves shall be the same as that of pipe.

 Air Flow Modulation by means of Air Distribution devices like Volume Control Duct
Dampers, Collar Dampers, VAV Boxes conforming to ASME and SMACNA
Standards.

 Colour scheme for equipment like Chillers/Pumps/AHUs/Cooling Tower etc. shall be


as per manufacturer’s standard color scheme or as per directions of E-I-C.

 The scheme of colour code painting of pipe work services for AC installation shall be
as per NBC/CPWD specifications.

 Provision of trap door of suitable material & size shall be considered for easy
accessibility of moving parts of the concerned equipment/dampers.

 BMS Compatibility to all Air Conditioning (3 phase equipment) High Side and Low
Side Equipment.

 Duct acoustic lining shall be provided up to 5mtr. Length of initial duct piece and all
plenum.

 ALL AHU’s room shall be acoustic lined on wall & ceiling and material shall be as per
specification

 All duct shall be insulated minimum 25 mm thick XLPE insulation as per


specifications.

 Fire damper shall be provided wherever required.

 All AHU will be with MERV-13 filters while TFA AHU’s will be provided with ESP filter
as per specifications.

 BTU meters to be provided for shops, banquet and for all chillers.

 All hvac equipment electrical starter panel which are located on terrace shall be IP-
64.

 Touch screen types central controller to be provide for faculty clubs with provision to
ingrate the same on BMS.

6. General Design and Layout Considerations:


The Design and Layout Considerations for HVAC System in a Building must strictly
conform to the provisions stated in NBC, ECBC and CPWD.

i. Plant Room Layout :-


 Building terrace shall be structurally designed to take loads of various plant room
equipment such as cooling tower. Also, dimensions of plant room shall conform to
CPWD norms & other relevant codes so as to have proper distance between
chillers/pumps/other equipment.

 The HVAC Plant Room Layout must be planned in such a manner so that it enables
easy movement of personnel to conduct daily routine and maintenance procedures.
Additional space for circulation shall be considered as per relevant codes. Provision

shall also be kept for anticipated future requirements. Minimum clear height of plant
room (approx. 4.5 m) shall be maintained as per relevant codes. The entrance to A.C
plant room shall be preferably through rolling shutters having minimum width as per
relevant codes.

 Ventilation system shall be design as per NBC 2016.

 Proper spacing must be ensured between the foundations of Pumps, Chillers and
other equipment to enable repairs and easy replacement of parts.

 The Plant Room must be adequately ventilated with Fans maintaining optimum Air
Flow and ACPH level. The design and sizing of Fan must be in conformity with the
CPWD & NBC 2016 norms for the same.

 The Plant Room should have a fresh water connection & drain trap.

 The floor shall have suitable drain with grating.

ii. HVAC Shaft :-

 Sufficient number of shafts shall be provided so that piping length is optimized.

 The HVAC Shaft must be adequately sized to enable smooth passage of pipes and
ducts with insulation along with its supporting arrangement through it.

 The walls of the HVAC Shaft must be lined with Fire Rated Material capable of
withstanding 250 degree Celsius for a period of 2 hours.

 Inspection Doors must be provided in HVAC Shaft wherever necessary. The door
must be Fire rated capable of withstanding 250 degree Celsius for a period of 2
hours.

AHU Rooms :-

 AHU Room slab shall be structurally designed to take loads of various equipment.

 The AHU Room Layout must be planned in such a manner so that it allows easy
movement of personnel to conduct daily routine and maintenance procedures.

 AHU foundation shall be proper (PCC/RCC/Steel frame) in conformance to relevant


standards. All measures shall be taken including providing vibration isolation pads
etc. should be used to dampen noise generated at source itself.

 AHU Room shall be acoustically insulated with suitable material (density, K value) as
per CPWD provisions & site requirements.

 AHU Room should have a fresh air opening, water connection & drain trap.

12. Brief Equipment Specifications (High Side):


i. Chillers
 Chillers shall be Centrifugal.

 Chiller Motors must be equipped with VFDs.

 Water cooled Chillers shall be with open type / semi hermetic compressors with
squirrel cage induction motor with class F insulation.

 Chiller shall be Factory Assembled and Tested –AHRI certified.

 Equipment shall meet or exceed minimum efficiency requirements of COP/ IPLV/


IKW per TR as per latest ASHRAE/ ISHRAE/ ECBC + Standards.

 The total capacity of chillers shall be 2200TR ( 4Nos x 550TR ) (3W +1S)

 Minimum requirement of both COP and IPLV requirement of ECBC /NBC provisions
shall be met. Preferably, COP of min. 6.3 at AHRI conditions & IPLV, NPLV as per
specifications.

The chiller capacity shall be as per following parameters:

 Chilled Water Leaving Temperature: 44 Deg. F

 Chilled Water Entering Temperature: 54. Deg. F

 Chiller Fouling Factor: 0.0001 fps

 Chiller Water Flow Rate: @2.4GPM / TR

 Condenser Entering Temperature: 88 Deg. F

 Condenser Leaving Temperature: 98 Deg. F

 Condenser Fouling Factor: 0.0005 fps

 Condenser Water Flow Rate: @ 3GPM/TR

 COP at AHRI Conditions: min. 6.3

 IKW/TR at 100% load at above duty conditions: 0.63 maximum.

 Motors shall be energy efficient must conform to minimum IE-3 Class Efficiency.

 Full compatibility with BMS System.

 The scope shall include plant manager for optimizing plant room operation.

 Both Working and Stand-by provisions for Chillers has to be considered. Minimum
One Chiller shall be considered in addition to the no. of chillers as per requirements.

 Refrigerant of chiller shall be CFC free & low ODP,(preferably zero ODP) and
preferably should be R-134 a / R-514a.

ii. Outdoor units for VRV ( HEAT PUMP TYPE)

 The Outdoor Units for VRV/VRF System (Heat pump type) have to be installed in a
completely open space like Terrace etc. where it can easily discharge heat to the
environment.

 Outdoor unit foundation shall be proper (PCC/RCC/Steel frame) in conformance to


relevant standards. All measures shall be taken including providing Cushy Foot
mountings/vibration isolators etc. should be used to dampen noise generated at
source itself.

 Outdoor Units for VRV/VRF System must be factory assembled unit housed in a
sturdy weather proof casing, conforming to IP 54 Standards constructed from rust-
proofed panels of suitable material coated with a suitable finish material.

 The outdoor unit shall have scroll /Rotary compressors. The compressor shall be of
highly efficient hermetic scroll/ Rotary type and equipped with capacity control
technology capable of changing the speed in accordance to the cooling & heating
load requirement.

 The heat exchanger shall be constructed with copper tubes mechanically bonded to
aluminum fins to form a cross fin coil. The aluminium fins shall be covered by anti-
corrosion resin film.

 The refrigerant circuit shall include an accumulator, sub cooler, liquid and gas shut
off valves and a solenoid valves.

 The following safety devices shall be part of the outdoor unit: High Pressure Switch,
Low Pressure Switch, Fan Motor Safety Thermostat, Inverter Overload Protector,
Over Current Relay, Fusible Plugs, Fuses.

 Min 80% Diversity Factor shall be considered while sizing of Outdoor Equipment for
normal units & for TFA (treated fresh air unit) it should be at least 110% or as per
manufacturers recommendation.

 Each unit shall be equipped, with an oil recovery system to ensure stable operation
with long refrigerant piping.

 If the number of Outdoor Units is high, then they may be mounted and fixed on a
specially fabricated MS Channel designed to accommodate all the Outdoor Units.
The design and sizing of MS Channel may be done in accordance with relevant
CPWD and ASME Standards. If the number of Outdoor Units is few, then they may
be mounted on Individual Outdoor Unit Stands as specified and provided by OEM.

 Proper spacing between Outdoor units must be ensured to enable adequate heat
discharge area, smooth passage of personnel to conduct routine and maintenance
procedures, repairs and replacement.

 The plenum of the fan must be lined with Fire Rated Acoustic Material.

 It should be ensured that proper level difference and spacing is maintained between
the Fresh Air ducts and Normal Exhaust ducts to ensure smooth circulation of air.

ii. Refrigerant

1. Refrigerant selected must possess the following properties:

 Low to zero Global Warming Potential

 Low to zero Flammability

 Low to zero Toxicity

 Low to zero Flame Propagation

2. Depending upon the specific suitability and applicability, a desirable refrigerant may
be selected for VRV/VRF System.

iii. Pumps

1. Chilled/ Condenser water pumps shall be End suction Vertical Split Casing/Horizontal
discharge type for ease of maintenance and rugged usage.

2. Suitable Pump Head shall be selected while sizing of pump depending upon the
piping length, fittings, friction factor etc. and other requirements.

3. Both Working and Stand-by provisions for Pumps has to be considered. Minimum.
One standby pump shall be considered in addition to the no. of working pumps as
per requirements.

4. Pump casing shall be cast iron, impeller shall be bronze/gunmetal, shaft shall be of
Stainless steel with S.S mechanical seal.

5. The thermal insulation of Chilled/hot Water Pumps shall be with same material &
thickness as that of pipe.

6. Pump shall be complete with all accessories like pressure gauge, valves (butterfly,
NRV etc.), reducers (if reqd.), Strainers, flexible bellows (double arch PN 16 rating
min.) etc.

7. Secondary Chilled Water Pumps will be with unit mounted Variable Speed Drives
circulating water in the chilled/hot water circuit.

8. Suitable Foundation (PCC/RCC) or as per OEM standards needs to be constructed


for mounting of these pumps along with anti-vibration pads.

9. Efficiency of Pumps shall be preferably 75% or as per ASHRE90.1 / ECBC. Motor


shall be TEFC Type, with Class F insulation.

10. Operating speed shall not exceed 1500 RPM.

11. Pumps must be Energy Efficient and the Motor shall be rated preferably for IE-3
Class Efficiency.

v. Cooling Towers

1. Cooling Towers must be CTI Certified.

2. The Cooling Tower Fan Motors shall be rated for preferably IE-3 rated and equipped
with VFDs. Each VFD shall be installed in a dedicated external IP-65 enclosure

3. Min Range of Cooling tower 10 degree F & wet bulb approach at least 5 degree F.
Cooling tower shall have fan controls based on wet bulb logic.

4. Cooling Tower shall be designed in such a manner that the total losses (drift +
evaporation + bleed off etc.) are minimized.

5. Cooling Tower shall be located at a well ventilated space either at ground


floor/terrace of plant room/terrace of building. In case cooling towers are located on
the terrace of the building, the structural loading of terrace shall be considered.
Cooling towers shall be installed preferably on columns (raised by 3 feet at terrace)
so that load is transferred directly to columns. For this, MS sections/beams shall be
provided. Sufficient space shall be left all around for efficient operation of cooling
tower.

6. Depending upon suitability and applicability, Induced Counter Flow type may be
selected.

7. It should be complete with FRP (Fiber Reinforced Plastic)water basin, FRP casing,
distribution system, PVC filling with integral louvers, drift eliminators, spray nozzles or
self-rotating sprinklers, statically , dynamically balanced axial flow type fan, HDG
supporters and MS Painted ladders, make up quick fill arrangement, overflow & drain
connections with necessary valves. It should be complete with cement concrete
foundation, steel/masonry supporting structure, anti-vibration mountings etc.

8. Minimum. One Cooling Tower shall be considered in addition to the no. of working
cooling towers as per requirements.

vi. Hot Water Generator

1. Electrically operated Hot Water Generators for winter heating.

2. For winter heating electrically heated HWG (Hot water generator) will be provided in
plant room. The Hot water will be supplied through secondary pumps with VFD.

3. Both Working and Stand-by provisions for Hot Water Generators has to be
considered.

4. Hot Water Vessel Construction must conform to relevant Standards and must be
insulated with Fiberglass/rock wool of suitable density and thickness and shall be
suitably cladded.

5. Must have sufficient number of Heat Banks.

13. Brief Equipment Specifications (Low Side):-

i. Air Handling Units (For Comfort Areas) – Waiting Areas, wards, Library, Auditorium
etc.

 Factory fabricated Double skinned construction with Thermal Break Profile with GI
Sheet of Suitable thickness (0.8 mm) pre plasticized outside & plain GI (0.8 mm) on
inside with PUF Insulation of suitable thickness 40 mm and density (min. 48 kg/cum)
between them. AHU may be floor mounted/ceiling suspended & should be of
sufficient Tonnage, CFM & static pressure as per requirements.

 Maximum flow velocity across filters/Fans/Coils, motor /fan speed etc. shall be in
conformance to relevant standards.

 Velocity & friction factor for Pipe Sizing shall be in conformance to relevant
standards.

 Volume control dampers to be provided in ducts as per requirements.

 Fire Damper must be provided at the Supply and Return of AHUs room fire walls.

 Motor must conform to preferably IE-3 Class Efficiency and must be Squirrel cage
induction type.

 All AHUs shall be equipped along with VFDs and electrical bypass arrangement to be
provided.

 Fan Blower should be DIDW backward Curved blade (Belt driven) for supply/exhaust.
Fans must be selected for suitable Static Pressure & CFM & shall be AMCA Certified
for sound & performance.

 Cooling/Heating Coil of required OD & thickness preferably made of Copper with Fins
preferably made of Aluminum with suitable fins/inch. Cooling/Heating Coils Row deep
should be considered meeting the functional requirements.

 Drain Pan of AHUs must be made of Stainless Steel of Suitable thickness(18 G) duly
insulated with required thickness & density of insulating material & drain slope on
both sides.

 Suitable number of modulating valves like Butterfly/ Ball/ PICV/Drain etc. must be
positioned at the inlet and Outlet along with other accessories like Thermometer,
Pressure Gauge, Thermostat, and Humidistat etc. Strainers shall also be considered
at the inlet of AHUs.

 Suitable Foundation for Floor Mounted AHUs /Hanging Arrangement for Ceiling
Mounted AHUs should be considered with anti vibration pads.

 Fireproof double canvass connection should be considered.

 The air handling units shall be powder coated in approved colour as per OEM
standards or as per directions of E-I-C.

ii. Fan Coil Units

 Must be preferably of GI powder coated construction of suitable thickness.

 Fans must be selected for suitable Static Pressure.

 Coil of required OD & thickness preferably made of Copper with Fins preferably
made of Aluminum with suitable fins/inch. Cooling/Heating Coils Row deep should be
considered meeting the functional requirements.

 Motor must be energy efficient and must be 3 speed type. This shall consist of two
lightweight aluminum impellers of forward curved type, both statically and
dynamically balanced. The two impellers shall be directly mounted on to a double
shaft, single phase multiple winding motor capable of running at three speeds.

 Drain Pan of FCUs must be made of Stainless Steel (18 G) of Suitable thickness duly
insulated with required thickness & density of insulating material.

 The PREFILTER shall be cleanable type &of suitable thickness AL./HDPE wire mesh
and mounted behind the pan in a filter plenum of GI sheet.
 The fan coil units shall be powder coated in approved colour as per OEM standards
or as per directions of E-I-C.

 It should consists of 2-Way Modulating type valve, Y strainers, Ball valves, wall
mounted BMS compatible thermostat containing three speed and on/off control for
fan, speed and temperature control for summer/ Monsoon/winter air conditioning.

iii. Split Air Conditioner Units

 Air cooled split air conditioner Unit comprising of an Indoor unit and outdoor Unit.

 Must be Energy Efficient & refrigerant used should be CFC free & low, preferably
zero ODP.

 Refrigerant piping and fittings interconnecting compressor condenser shall be all


copper and valves shall be brass / gunmetal construction.

 Fan motor shall be suitable for 415 ± 10% volts or 230±10% volts, 50 Hz, A.C.
Supply, Single phase, motors shall be provided with permanent capacitor. Motors
shall be especially designed for quite operation and motor speed shall not exceed
1440 rpm.

 Fan speed shall not exceed 1000 rpm and maximum fan outlet velocity shall be 550
meters per minute.

 Cooling coils shall be of fin and tube type having aluminium fins firmly bonded to
copper tubes assembled in zinc coated steel frame / Multi channel.

 Inverter Driven Compressor Air Conditioner depending upon suitability and


applicability. Non Inverter driven AC must conform to minimum 3 Star Rating.

iv. Pressurized Closed Type Expansion Tank

 Pressurized Cold Water Closed Type Expansion Tank must be equipped with Air
Separator & should be preferably mounted in the plant room.

 The tank and air separator must be constructed in accordance with relevant
standards.

 The tank shall be preferably pre charged steel expansion tank with replaceable
heavy duty butyl rubber bladder.

 The expansion tank will be complete with safety relief valve, pressure reducing valve,
pressure gauge & other accessories.

v. Chilled Water piping

 The Pipes of sizes 150mm & below shall be M.S. ‘C’ class as per IS : 1239 and pipes

 size above 150mm shall be welded black steel pipe heavy class as per IS: 3589,
from minimum 6.35mm thick M.S. Sheet for pipes upto 350 mm dia. and from
minimum 7mm thick MS sheet for pipes of 400 mm dia. and above.

 For cooling and heating applications, the pipe may be sized accordingly in
conformance with relevant ASME and CPWD Codes for the same.

 Pipe insulation for Plant Room/Terrace pipe shall be with EPS (Expanded
Polystyrene –TF Quality) moulded pipe section of density min. 20 Kg/cum after thick
coat of cold setting adhesive (CPRX compound) , wire mesh, wrapped with 500 g
polythene faced hessian cloth & finally applying 0.63 mm Al sheet cladding complete
as per relevant standards.
 The pipe within the building (in shafts, inside building etc.) shall be insulated with
Nitrile insulation with min. 45 kg/cum density, K – 0.037 W/Mk or better at 20 degree
C mean temperature, Class O Insulation applied with suitable adhesive & as per
CPWD specifications.
 Riser for each building will have a butterfly valve & a balancing valve for isolating the
building.
 Air separator used for removing air particles in a main header line

 Pot strainer will be provided in main header of condenser circuit for removal
impurities in header.

vi. Refrigerant Piping

 All refrigerant piping for the air conditioning system shall be constructed from hard
drawn seamless copper refrigerant pipes with copper fittings Y- joints, headers etc.
and silver-soldered joints. The refrigerant piping arrangements shall be in
accordance with good practice within the air conditioning industry, and are to include
expansion valves, charging connections, suction line insulation and all other items
normally forming part of proper refrigerant circuits.

 The Pipe diameter and thickness shall be based on quantity and flow rate of
refrigerant passing through the circuits.

vii. Indoor Units/Centralized remote Controller/Individual Remotes (Corded/Cord Less):-

 Indoor units of VRV/VRF system should consists of Hi wall/Round flow cassette


unit/ductable unit as per requirements. Suitable no. of Centralized Remote controller /
manager should be considered with all superior specifications & BACNET/MODBUS
compatibility. Individual corded/cordless remotes to be considered for each indoor
unit & should be strategically located at site.

ix. Valves

 All the Valves like Butterfly, Ball, Balancing, PICB must conform to PN 16 Pressure
Rating.

 Valves must be duly insulated with suitable Insulation of suitable thickness and
density.

x. Thermostat

 Proportional type for AHUs and for FCUs

 Should be Microprocessor based with LED display

 Should have Fan Speed and Heat/Cool Change Over Switch options

 Automatic Heat / Cool Changeover option through external temperature sensor

 Should have high accuracy, fast response, Long Life and must be easy to operate
 Thermostat and digital programmable Humidistat, both BMS compatible to set the
desired temperature and relative humidity as per the table given below.

 Followings shall be the logics of operation where both shall be installed.

xi. Control Philosophy

Both Thermostat & Humidistat shall enable the user to define the set points for

Temperature & Humidity in absence / breakdown of BMS System. Thermostat


considered shall be suitable for 4 Pipe system with dual Analog Outputs for Cooling
& Heating. However humidistat shall be having single On/Off output. Outputs of these
thermostat & humidistat will go to controller which in turn shall modulate chilled water
control valve, hot water control valve & switch on / off the Humidifier for maintaining
Temperature & Humidity.

Following shall be the conditions possible :

 When both Temperature & RH are high with respect to Set Point : Chilled water valve
shall be modulated.

 When Temperature is high & RH is low with respect to Set Point : Chilled water valve
shall be modulated & Humidifier shall be switched on/ off.

 When Temperature is low & RH is High with respect to Set Point : Both Chilled Water
& Hot Water valve shall be modulated.

 When both Temperature & RH are low with respect to Set Point : Hot water valve
shall be modulated & Humidifier shall be switched on / off.

xi. Drain Piping

 GI medium class Drain Piping/High Strength uPVC /PVC Pipe to be considered as


per requirements.

 The pipes shall be insulated with suitable material depending upon the requirement.

 The pipe material properties like density, thickness, K-Value and R-Value must be in
conformity with relevant IS Codes, NBC, ISHRAE, ASHRAE & ASME.

xii. Air Distribution (Ducting)-Air Conditioning

 All ducts shall be fabricated either from galvanized sheet steel (GSS) confirming to IS
277 or Al sheets confirming to IS 737. The steel sheet shall be hot dipped galvanized
with matt finish with coating of min. 120 GSM of zinc, GI sheet shall be lead free,
eco-friendly & RoHS compliant. The sheet thickness shall be as per CPWD
specifications.

 Ducting shall be selected factory pre fabricated to achieve the high quality workman
ship and specifications, end pieces can be site fabricated.

 Supply & return ducting shall be with GSS Ducting of suitable gauge thickness &
pressure rating as per requirements.

 Duct Construction and suspension Standards must conform to IS655 / SMACNA and
ASME.

 All ducts are proposed to be insulated by use of closed cell cross linked polyethylene
foam with aluminium foil.Thermal conductivity of the insulation material shall not
exceed 0.032 W/moK at an average temperature of 25oC. Density of the material
shall be 25-30 Kg/m3. The product shall have temperature range of –40 oC to
105oC. The insulation material shall be fire rated for Class 0 for surface spread of
flame test. Water vapour permeability shall not exceed 0.15ng/Pa.Sec.m.

 The exposed duct shall have 26 G Aluminum cladding as weather protection for the
insulation.

 Acoustic Duct Lining of suitable thickness and required length shall be provided at
the commencement of ductwork from the respective Indoor Unit.

xiii. Supply / Return Air Grilles

 Preferably powder coated extruded aluminum construction with preferably aluminum


volume control dampers.

xv. VCD/Fire Damper with Actuators

 VCDs to be provided at ducts at suitable places. Fire Dampers with actuators to be


considered for floor mounted AHUs at supply/return duct.

 The material of VCDs & dampers shall be MS enamel painted.

 Fire Dampers shall be CBRI tested & certified for at least 90 min. rating against
collapse & flame penetration as per UL 555 & 555S. Fire dampers shall be
compatible with fire detection system.

 For fire safety motorised fire dampers with electrical actuators interlocked with the air
blowers shall be provided in supply and return air paths. All materials used for
insulation shall be fire proof type. The air handling unit's motors shall also be
interlocked with the central fire alarm system such that in case of detection of smoke
or fire by the fire alarm system, the air handling units shall automatically shut off.

 VAV Boxes to be used as per requirements.

14. Brief Equipment Specifications (Ventilation/Pressurization) :-

Ventilation system should be considered for Toilets, Kitchen/Pantry, Basement, floor


smoke extraction, plant room & other utility areas etc. as required. Pressurization
system for lift well/staircase/lift lobby etc. should be considered.

i. Axial Fans

 Axial Fans for Fresh / Exhaust air suitable for installing in any position in Horizontal
or vertical, and must be AMCA certified.

 Casing of Fans shall be constructed of heavy gauge sheet steel and preferably be
powder coated. Support brackets for ceiling suspension shall be welded to the casing
for connection to hanger bolts. Threaded Rod of sufficient dia. /channel should be
considered for hanging of fans.

 Fan Sizing (CFM & Static Pressure) for Basement Ventilation (Fresh Air/Normal
Exhaust / Smoke Exhaust) must be done considering the required ACPH levels in the
Basement as specified in NBC 2016/ECBC or relevant codes.

 The plenum of the fans must be lined with Acoustic Lining to ensure proper sound
absorption.

 Axial Fans for Basement Smoke Exhaust and Smoke Extraction purpose must be
Fire Rated (H Class), able to withstand a temperature of 250 degree Celsius for a
period of 2 hours.

 Fan-motor assembly (as whole) shall be statically & dynamically balanced,


conforming to ISO and AMCA Standards.

 Should be suitable for 415 V ± 10% volts three phase 50cycle, AC supply.

 The speed of Fan shall not exceed 1000 RPM for Fans with impeller diameter above
450mm and 1450 RPM for fans with impeller diameter of 450mm and less.

 Sizing of Fans must be done in accordance with provisions sated in ISHRAE/


ASHRAE/ NBC 2016 and relevant IS Codes.

 Noise Level of Fan (in decibel) should conform to NBC 2016/ASHRAE/ ISHRAE/
CPWD and relevant IS Codes.

i. Fan Section

 Utility of Fan Section preferably for Pressurization of Lift Lobbies, Lift Well, Staircase.
Fan must be AMCA certified.

 Fan Sections for Pressurization purpose must be H/F Class as per requirement.

 Fan-motor assembly (as whole) shall be statically & dynamically balanced,


conforming to ISO and AMCA Standards.

 Should be suitable for 415 V ± 10% volts three phase 50cycle, AC supply.

 Provision of all necessary accessories such as Canvass Connection for connecting


Fan assembly and Plenum must be considered.

 Sizing of Fans must be done in accordance with provisions sated in


ISHRAE/ASHRAE/NBC 2016

 Noise Level of Fan (in decibel) should conform to latest NBC 2016/
ASHRAE/ISHRAE/CPWD and relevant IS Codes.

ii. Air washer & Scrubber for Kitchen areas :


 It should be generally considered for kitchen ventilation. Air washer to be considered
for fresh air supply & Scrubber to be considered for exhaust.

 Capacity of air washer/scrubber to be decided considering negative pressure inside


kitchen all through out.

 Air Washer shall be of double skin construction with suitable thickness impregnated
cellulose paper media (Celdek pads) of minimum 90% efficiency, factory assembled,
distribution header, GI 'B' class piping, makeup, quick fill and drain connections,
Butterfly/Gate valves for Pumps, make up, drain & quick fill connections of Sump, 2
Nos. pumps of suitable capacity (1W +1 S), Y strainers and necessary fittings, GI
frame and supporting structure for Celdek pads, washable synthetic fiber filters (of
90% efficiency down to 10 micron) and SS(18 gauge) sump, TEFC Motor (IP:55)
Control panel complete with necessary Switchgear, Starters, metering, power and
control wiring between Control panel and Motor/Pump etc. & drive unit complete with
Pulley, Belts, Fresh air Louvers with bird screen (GI Construction) etc as per
specification & as directed by Engineer- in-charge.

 Scrubber shall comprise of extract air intake section, electrostatic precipitation


technology, dry type air cleaner to remove oil, smoke and fumes from exhaust air,
washable type aluminum mesh filters, stainless steel spiked ionizers to create high
voltage DC field, aluminum collector plates which should be alternatively charged
positive and negative with large collecting area to work as magnet for charged smoke
and oil particles. The system should allow connection to a fan section to achieve 500
FPM velocity across the air cleaner.

 Suitable PCC/RCC foundation with plaster, Anti-vibration arrangement of cushy foot


mountings etc. shall be provided.

B.4 Building management system:

Building automation and control systems would control and monitor system such as
chiller, Pumps, cooling tower, Air handling unit, Fans in parking area. We have not
considered electrical, Plumbing and firefighting equipment monitoring on the BMS
system.

BMS system will monitor the operation of all air conditioning equipment and raise
alarm in case of any breakdown or fire.

The system will automatically calculate energy consumption of all air conditioning
operating unit monthly and generate a comparative sheet of each month.

The data can be stored for 18 month and then it can be transferred to other storage
device.

An Open protocol BMS system (Modbus/Backnet) shall be designed so that it can


integrate with any system without any additional integrator.

ELECTRICAL SERVICES
C.1 INTENT

The intent of this report is to define the basis and enlist the salient features of
electrical system design for “Proposed Re-development of Model Town Residential
Society”. This report will be a guideline to take forward the detailed engineering
design and will help in the preparation of:
1. Design Calculations
2. Cost Estimates
3. Engineering Drawings

This report is a preliminary report which needs to be read in conjunction with other
Project Documents and Drawings. Should there be any ambiguity, the same shall be
brought into the notice of “The Architect Consultant”.

This report also defines the broad system requirements pertaining to electrical
systems, defining the standards to be followed along with a broad scope of work, so
that the battery limits gets broadly specified. It is required that the system shall be
energy efficient, easy to operate and maintain, robust and reliable. The design should
embody all necessary requirements for “GRIHA 3 STAR” rating.

C.2 SYSTEM REQUIREMENTS

 Total Connected Load = 53.62 MW

Note: The load demand, as forecasted above is the tentative load demand based on the
assumptions listed. It is however required to conduct a detailed load calculations during
detailed engineering stage. EPC contractor is required to submit the detailed load
calculations and get the same approved from the consultant. However the sizes of
transformer and DG set as mentioned are the minimum requirements and needs to be
provided by the contractor.

C.2.3 TRANSFORMER & DG SIZING

Following assumptions have been made while sizing Transformers for the project:

 Overall diversity factor of 0.75 is used for sizing the transformer.


 It is considered that transformer shall not be loaded above 75% of its rated capacity.
 15% spare capacity is being considered in each transformer considering future
expansion.
 An average power factor of 0.9 is assumed.
 It is proposed to have dry type transformers with best efficiencies as per ECBC
norms.

 Overall diversity factor of 0.75 is used for sizing the DG sets.


 Flats are considered on DG backup as follows :
 2 kVA backup for T2 & T3
 4 kVA backup for T4 & T5
 100% DG Backup considered for commercial, club house and common areas.
 It is considered that DG shall not be loaded above 80% of its rated capacity.
 An average power factor of 0.8 is assumed.
 It is proposed to have silent type DGs for ratings up to 750KVA.
 For ratings above 750KVA it is proposed to have DGs without acoustic canopies and
it is further proposed that for all such DG sets the rooms where they are being kept shall be
acoustically treated to meet the noise level requirements as per CPCB guidelines.

C.2.4 POWER DISTRIBUTION SCHEME


 Based on the overall load demand the electrical connections to be provided as
follows:
i) All flats units will be fed from separate substations with required transformer
capacities. All flat units shall be metered as per the DISCOM norms under LT Tariffs.
ii) Separate Substation shall be planned for common services like Lifts, Common Area
lighting, Basement loads and site loads etc.
 Each Distribution Substation will receive 2 Nos feeder lines from remote Substation
as per the prevailing norms of DISCOM.
 EPC contractor is required to set up all substations and electrical switch rooms fully
charged and get the same approved from DISCOM.
 All statutory charges against challans shall be done by the client. However liasoning
with the DISCOM and getting the electrical installations approved from them needs to
be done by the EPC contractor.
 Substations shall be planned in 1st Basement with necessary access and space
provisions for future maintainability and operations.
 The supply will terminate into HT Panel with necessary switching, metering,
monitoring and protections as required. All HT Panels shall be internal arc tested for
the rated fault capacity of 25kA for 1 sec.
 All Substations shall be remotely operated from SCADA as per specifications.
 11KV cables shall be aluminium armoured XLPE insulated, FRLS, 11KV/11KV(UE)
cables. Terminations of these HT cables shall be through heat shrinkable kits
 It is proposed to have cast resign type, 11/0.433kv dry type transformers in
substations with provisions for AVR, OLTC with tap settings of +5/‐ 15% in the steps
of 2.5 and RTCC.
 Transformer losses and efficiency shall be as per latest ECBC guidelines.
 Transformers shall be provided with restricted earth fault protection.
 Supply from these transformers shall advance to Main LT Panel in each substation
through sandwich type bus ducts of suitable rating wherefrom the supply will reach to
metering panel of each residential tower, Site infra panel, basement panels, club
houses, commercial complex, hospital and other utilities.
 Main LT Panel in each substation is a customized Panel fabricated out of CRCA in
different compartments inside the Substation in 1st Basement.
 The Panel shall have separate compartments for incoming and outgoing cables,
switchgear i.e. an ATS/ACB/MCCB, Bus bars for distribution and mounting of
switchgears, metering and CT compartments. .
 LT panel shall have suitable interlocking between grid and DG feeders, air circuit
breaker (ACB), moulded case circuit breaker (MCCB), protection relays & metering
components connected through protection & metering class CTs.
 Each transformer shall have a dedicated APFC panel for power factor correction.
Supply to APFC panel shall be isolated from DG.
 Certain critical loads have been planned to have DG backup. DG backup for common
utilities of each residential tower shall be provided through an emergency panel for
each tower.

 DG backup is planned for each type of flat as under :


2 kVA backup for T2 & T3
4 kVA backup for T4 & T5
 Metering for DGs shall be done through separate meters located in separate
metering panel at ground floor.
 Provision shall be made for tripping in each flat in case each flat exceeds its backup
power limit of consumption.
 DG backup for other common utilities shall be through Main LT Panel in the
substation wherein DG feeder shall be interlocked with grid feeder.
 In case of grid power failure required kVA capacity, radiator cooled diesel generators
have been proposed as secondary source of supply which shall cater to critical load
demand of buildings.
 D.G. sets have been placed at 1st Basement.
 The selection of DG have been made in such a fashion that at the peak load time DG's
shall run in synchronization with each other.
 We propose to synchronize DG sets for the system. DG synchronization panel shall
consist of both auto / manual synchronization function with inbuilt controller and
protective circuit breakers.
 Over current, Earth fault, restricted earth fault, Loss of excitation, reverse power
protections shall be provided. Both audio and visual annunciation shall be generated in
case of any abnormality as per design scheme.
 Diesel generator will be four stroke, multi‐cylinder, totally enclosed, continuous duty,
direct fuel injection, single bearing self-excited self-regulated brush less regulator with
automatic voltage regulators, Series Turbo charged Compression ignition, Complete
with its self-contained lubricating system.
 DG set will have following components: Lubricating Oil system, Fuel oil system with
Fuel Day Tank of 990 litres, Air Intake system with residual silencer, Engine cooling
system, Exhaust system, Governing system, Acoustic enclosure, AVR, Alternator.
 990 Litres M.S. day oil tanks have been proposed for diesel back up and that will be
placed near D.G. Sets.
 Fuel piping shall be laid from DG Sets to day oil tanks of 990 liters each.
 DG exhaust shall be taken up to the required heights with M.S. structure support.
 Power Distribution to each flat shall be through dedicated cable with metering being
done at ground floor level inside a metering panel.
 Commercial building shall be fed through dedicated rising mains.

C.2.5 DOWN LINE DISTRIBUTION


 Power from different feeders will flow towards different Distribution Boards through
1.1kV Grade XLPE armored/unarmoured cables.
 LT Cables shall be XLPE insulated FRLS cables.
 These cables will run to each Floor/area DB’s from their respective feeders through
conduits/cable trays/raceways and inside a dedicated electrical Shaft or above false
ceiling and will terminate into it. The Distribution Boards consists of main incoming
switchgear and outgoing switchgears which will usually be MCB (Miniature circuit

breaker). Each outgoing circuit will be protected by switchgear of appropriate


capacity. It is proposed to use RCCBs in each phase to prevent earth leakages.
 It is proposed to have LED light fittings for complete project. Other fixtures shall be as
per client’s requirements. The recommended illumination levels shall be as per IS
3646
 The system of wiring for light points shall consist of PVC insulated copper conductor
stranded flexible FRLS wires of 1100 volts grade of insulation running inside PVC
conduits which shall be inside the ceiling for all exposed conduits material used shall
be MS.
 In commercial areas the wires may run inside raceways running at floor and ceiling
level.
 Minimum size of copper conductor shall be 1.5 sq. mm for lighting. For power outlets
it is proposed to run PVC insulated copper conductor stranded flexible FRLS wires of
1100 volts grade of insulation for 5 Amp Power point outlets, 2.5 sq.mm for Normal
Utility, 15Amp Power points and 4 sq.mm for Heavy utility power points through PVC
conduits/powder coated M.S. raceways/G.I. raceways as per requirement.
 Color code shall be maintained for the entire wiring installation that is Red, Yellow
and Blue for the three phases, Black for neutral and Green with Yellow band for
earthing. Besides provision of ferruling, number coding shall also be provided for
easy identification for maintenance purposes.

C.2.6 UPS
 We propose to have UPS backup for certain critical loads like emergency lighting
loads, Substations, work stations and for ELV components.
 The UPS shall be IGBT based type with isolation transformer (preferably inbuilt). The
minimum permissible THD (Total harmonic distortion) level shall not exceed 3% in
case of 3 phase output UPS and 5% in case of single phase output
 The UPS must also have a feature of audible alarm in case of battery mode, Low
battery, Overload and faults.
 The UPS must also have LED indicators for Load level / Battery level, Battery, Utility
Power, Inverter, Bypass, Overload, and Faults. Power from three UPS shall be fed to
UPS Output panel kept at the same location.
 This UPS output panel shall feed several distribution boards kept on electrical room
for UPS supply.

C.2.7 SOLAR PV SYSTEM


 Grid interactive, Solar PV system shall be planned as per the requirements of EIA /
GRIHA whichever stringent.
 PV Panels: A PV module is a packaged, connected assembly of solar cells which are
connected in series and parallel arrays to generate electricity. For Proposed Solar PV
system arrays of 320kWp solar panels shall be arranged and dc power will get
generated by photoelectric effect.
 Inverters: Inverters are the power electronic devices that are used to convert a
fluctuating dc input to 415V ac power output. These are usually made up of SCRs or
IGBTs and are suitable for interacting with grid. DC power collected from PV panels
is fed to these Inverters. These Inverters shall be selected in such a fashion so that
its characteristics results in good efficiency and minimum losses. Inverters used shall
be three phase inverters with Varistor fixed on dc side and MCCB on ac side. This
shall be placed near solar PV panels.

 Synchronizer: Solar PV systems shall be provided with synchronizing equipment


having three input for comparison i.e. grid supply vs. solar output, generator output
VS solar output so as to connect the PV systems in synchronism with grid or
generator. In case of grid failure, solar PV system shall be disconnected from the grid
and out of synchronization for a period generator supply is not restored. PV system
shall be synchronized with the generator supply after generator is started and supply
is stable.
 Solar PV cells shall be charged only in day time until solar supply will available.
System loads shall consume available solar supply, extra available generation shall
be supplied back to the Grid.

C.2.8 EARTHING & LIGHTNING PROTECTION

The Earthing system of the entire project will be designed to keep resistance of earth
less than One (1) Ohm or as specified in IS 3043.The protective conductor size is
calculated considering the below mentioned relation as per IS:3043 :

S = I x √ t x C.F Where
S = cross sectional area of protective conductor
k I = Fault current magnitude.
t = time of fault current withstand by the protective conductor.
K = constant (depends upon temperature and material)
C.F. = Corrosion factor
Value of K is taken as per tables: 6A, 6B, 6C, 6D (page 31) of IS: 3043.

We propose to have a conventional type Lightning Arrestor system in accordance


with NBC-2016 installed at the highest point of building. Earth conductors shall form
a Faraday Cage in the terrace and down leads will terminate into separate earth
station for Lightning Arrestor.

C.2.9 ELV SYSTEMS

Telephone/Data/Video

 It is proposed to have FTTH system for telephone distribution. Optical fibre cable
shall travel in each shaft as a riser cable where ONTs will be placed inside the shaft
and therefrom the distribution shall happen through copper paired cables.
 RJ-45 outlets shall be provided for telephone outlets
 TV distribution will be done through main riser and tap off boxes. Each flat will be
provided with dedicated TV splitter.
 For video RG-6 outlets will be provided
 Wired data outlets shall be provided for commercial areas where high speed data
transmission is required.
 All of the Data devices will consist of data jacks, wired with Category 6, unshielded
twisted pair cable in Heavy Duty surface conduits.

Addressable Fire Alarm

 We propose to have an addressable fire alarm system for complete facility. Manual
call points with push buttons shall be installed in the corridors under a breakable
glass enclosure painted red with control module.
 Smoke and heat detectors shall be provided at required closed areas.
 Each manual call point shall be wired with strobe & detectors in such a fashion that
it forms a ring loop and returns back to a central fire detection panel.
 Each hooter shall forms a ring loop and returns back to same central fire detection
panel.
 In triple height areas, beam detectors are provided with maximum 70 meter
coverage length.
 Fault isolators shall be provided after every 8‐15 devices to isolate the faulty part of
the loop.
 The main fire detection panel shall have LED indications for different zones and
shall have self-supplied battery bank of +24V dc. Power to this panel shall be made
through a 6 Amp ups power socket.
 A Repeater fire alarm panels have been proposed at strategic locations
 2 way talk back system is also proposed in sync with fire alarm system.

CCTV (IP Based)


 The system shall be IP based comprising IP cameras, Server and Monitor. This
system shall ensure unlimited recording capacity through Servers. Remote
monitoring of each camera is possible.
 Authority can monitor different sites from one location at electrical panel/AV room. In
IP CCTV System any number of cameras (either having on board IP connectivity or
via encoders) can be connected via CAT 5e / CAT 6 cables to switches and into the
Network. Each of the cameras has individual IP addresses and can be accessed as
per the network parameters.
 The storage is done on a network node which may be remote to the site of
installation. There may be a separate video streaming server and a separate storage
server or a combination as per requirement. Usually the cameras which can be
connected in one system is controlled using licenses. Also with the Server Based
systems better graphic technologies can be used to enhance the viewing and
archiving.
 The Cameras are considered for 100% coverage of the building area.
 NVR’s have been considered at server Rack in server room.

Video Door Phones & Boom Barriers (IP Based)


 Each flat shall be provided with digital video door phones with screen inside flat and
a camera near security desk in each tower at stilt level.
 Each camera can be connected to max. 4 screens.
 The system shall support wireless integration with digital door lock.

 Boom barriers shall be provided at each gate entry / exit.

Digital Voice Evacuation System

 The Digital Voice Command Center has been proposed with the FACP.
 It shall contain all equipment required for audio control functions. This shall include
speaker zone indication and control, digital voice units and microphone.
 Public address panel shall be placed at server rack in electrical panel/AV room.
 The Voice Command Center equipment shall perform the following functions:
 Operate as a supervised multi-channel emergency voice communication
system.
 Audibly and visually annunciate the active or trouble condition of every
speaker circuit.
 Audibly and visually annunciate any trouble condition for digital tone and
voice units required for normal operation of the system.

Vehicle Management System

Each vehicle need to be recognized through electronic means (eg RFID) and Number plate
and Driver image capturing and then need to be recorded into the storage server. The data
base need to be updated as per the vehicle movement and need to be linked to the office
management system for monitoring and analysis.

For wheelers need to be checked for any hidden objects below the vehicle preferably using
an under vehicle surveillance system (UVSS) placed at the entrance of the car parkings.This
system need to be connected through network to the security monitoring room for immediate
attention during the movement of vehicles.

The automated intelligent garbage compactor system shall be designed in such a way that it
should compress the volume of garbage as per requirement. This shall be designed as per
actual quantity of garbage.

The waste compactor shall be RHOS complaint. The compaction force, cycle time motor
size, drive system, control system communication system shall be designed as per project
requirements.

The system shall be designed on the basis of towers and population as per norms.

C.3 SCOPE OF WORK

Broad scope of work shall include, designing, engineering, supply installation testing
and commissioning of following:

PHE SERVICES
D.1 INTENT

A well-balanced domestic and flushing water distribution system and a well-designed


drainage disposal system are essential for the operation of the proposed
redevelopment of Redevelopment of Re-Development Model Town, New Delhi.
Design is in line with NBC-2016 the local authority and State Environmental Impact
Assessment Authority (SEIAA) Guidelines. Water for the development will come from
the following sources:

D.2.3 WATER CALCULATIONS

Summary of water demand norms

Fire demand: As per NBC 2016 Part-4 Table 7

The total no. of hydrant in the complex will be exceeding 100 nos. Provide fire water
underground tank 3x200 KL.

Overhead tank on each residential building upto 60m & Business Building Upto 30m height
as per NBC 2016 Table 7 .

Source of water

 The main source of water for the project is Delhi Jal Board supply mains. Water
supply network shall be stored in a UG water Tank. Domestic water requirements will
be fulfilled from Under Ground Tank for Building. Flushing,

 Flushing, Irrigation & HVAC Cooling tower make up water requirements of building
shall be fulfilled from STP treated water.

System Requirements

 Water supplied by the Delhi Jal Board is potable and hence no water treatment

 Source Supply line after entering the fire water tanks will overflow to the domestic
water tanks. A set of Fixed Speed Hydro pneumatic pumps for every zone (Zone
Description mention below table in pumps Sizing) to transfer the water overhead
tanks for Domestic and flushing thereby to the fixtures via gravity feed supply.
 The top 5 floor of resident will be supplied water through a hydro-pneumatic system
from tanks located at the roof top.
 A normally closed bypass valve will be provided which when opened to allow the
water supply from the roof water tank to bypass the hydro pneumatic pumps if the
hydro pneumatic fail to operate.
 Pressure reducing valves will be used on the distribution lines at each floor to
maintain a minimum operating pressure of 1.5-2.0 bars for all Resident units.

Solid waste are all the wastes generated envisaged retail buildings, Terminal buildings,
concourses etc. such as street sweepings, which are discarded as useless or unwanted.

Poor collection and inadequate waste management are responsible for accumulation of solid
waste in the development area & unscientific disposal causes adverse impact on all
components of environment and human health.

Scope and Objectives

The broad scope and objectives of the solid waste management are as follows:

 Garbage dump adequate size minimum height 4.5m with bins, washing
arrangements, flooring Kota stone, minimum 3m high walls with glazed tiles, rolling
shutters, poly carbonate roofing, stainless steel mesh above 3m high walls up to
ceiling.

 To design Solid waste collection & disposal, composting system retail buildings,
Terminal buildings, concourses, landscape and hard area.

 Estimate solid waste generation from various uses covering main buildings and other
areas Indication of major sources of waste – area-wise per tonnage

 Identification of collection zones and sub-zones indicating collection points.

 Details of final disposal system (Self-Sustained Compositing System & non


compostable waste to the municipal waste collection area)

 Final plans and system to be approved by the consultant

Types of Solid Waste

Food Wastes: Food wastes are the animal, fruit or vegetable residues resulting from the
handling, preparation, cooking and eating of foods, which are also called garbage. The most
important characteristics of these wastes are that they are highly putrescible and will
decompose rapidly, especially in warm weather.

Rubbish: Rubbish consists of combustible and non-combustible solid wastes by visitors etc.,
excluding food wastes or other highly putrescible materials.

Typically, combustible rubbish consists of materials such as paper, cardboard, plastics,


textiles, rubber, leather, wood and garden trimmings. Non-combustible rubbish consists of
items such as glass, ferrous and other nonferrous metals and dirt.

Special Wastes: Wastes such as street sweepings, roadside litter, catch basin debris,
classified as special wastes.

Landscape Wastes: Waste and residues resulting from diverse landscape activities such as
the planting and harvesting of tree and shrubs are called Landscape wastes.

FIRE PROTECTION
E.1 REFERENCE STANDARDS

The design and planning of Fire Protection System shall be done keeping in view the following
criteria:
 National Building Code Sept 2016: Part IV for Fire Protection
 UBBL - 2016.
 As approved by Delhi fire service.

E.2 BASIS/ CONCEPT OF DESIGN

The firefighting arrangement shall be designed as per the requirement of local guidelines and
engineering design standard.

The entire fire safety installation shall be compliant with the most stringent codes/ standard for
the entire Complex to ensure the highest safety standard and uniformity of system. Further,
before property is opened to public, the fire protection shall be fully operated and tested under
simulated conditions to demonstrate compliance with the most stringent standards, codes and
guidelines.

Following functional system shall be provided; strictly in compliance with the listed reference
standards:

a. Piping System : Piping system confirming to IS:1239–MS Heavy

GENERAL DESCRIPTION

1 HORTICULTURE WORKS

The Scope of horticulture work is to provide the whole residential complex with lush
green lawns, trees, hedges, shrubs and beautiful flowers so as to provide an excellent
ambience of residential-environment and at the same time makes the residential
complex environmental friendly and to make a good impression on the residents and
public. The contractor has to undertake all such jobs/activities required to maintain the
Residential premises in a presentable condition and in above mentioned spirit at all the
time whether such activities are elaborated hereunder or not.

The above scope of work Includes designing and its approval from WAPCOS Ltd and
executing the work as per drawings.

2 LANDSCAPING & PLANTATION WORKS

While undertaking this work, the contractor shall develop the Party Lawns, Water
bodies, Sit outs, Gazebos, Pergolas, Swimming Pool and Deck Gardens, Forest
Grove, Children’s and Adult Play Areas, Badminton Courts, Basket Ball Courts,
Cricket Nets, Jogging Track, Drop-off areas etc. and other activities mentioned below
and as shown in the tender drawings.

Basement staircase Mumty, Ventilation and smoke extraction structures at the ground
level to be made as landscaped features by enclosing in Trellis & planters as approved
by CPWD.
Measures for segregating and calming motorized and non-motorized traffic, pedestrian
shall be controlled with level differences, Kerbs, dividers, and other traffic controlling
measures. Main entrances to the project and the social infra buildings, footpaths,
walkways, roads, cycle tracks, jogging parks shall be guarded with Cement concrete
bollards as per CPWD specifications.

Norms laid down by the Sports authority of India/NIS shall be met for all the sports
facilities developed by the agency.

The Agency shall submit the detailed working drawings to WAPCOS Ltd along with the
Layout, Material and the execution plan for approval before commencing the work.

2. ROADS AND DRIVEWAYS

Roads and driveways are to be provided shaded


with trees. Medians are to be planted with palms

Surface Parking areas are to be demarcated with

4. BUILDING DROP OFFS

Drop- off areas provided as a Measures for


segregating and calming motorized and non-
motorized traffic (4500 mm wide) with special
paving to create a sense of arrival. Coloured CC
pavers laid as shown shall be added. Planting at
building entries has to be treated special.
Sculptures if space available need to be added
also.

Large Rectangular pool with Wooden Deck and


with Floating Cabanas along one edge and outer
planters with tall plants, jaali screens to create a
screening effect.

Large Central Lawn, edged by shaded Pergolas
on one side and with a coloured garden with rich
plantings: shrubs, ground covers weaving into the
existing trees and creating a forest like effect.
Garden with varieties of colorful plants species
which is a visual delight for all the garden users. It
has exquisite variety of softscape.

A Linear space with a large Central Lawn edged
with a Palm Court and with stepped grassed
seatings for larger gatherings, incorporating a
Youth Corner with Seatings with Planters, a
Circular Kid’s Play area surrounded by grassed
mounds and trees.

10. COMMERCIAL AREA

Linear L shaped space defined by building edges


and punctuated by a large rectangular patch of
existing trees. The linear space is further
delineated into informal seating spaces along
irregular green patches. A linear waterbody is
added to create a relief zone.
