Minimum Roof Replacement Standards

1. Roofing Material:
 #1 Grade Cedar shingles, hand split and resawn, 24” length;
 Minimum shingle (butt end) thickness ½”;
 Minimum 5/8” thickness hand split and tapersawn hip and ridge shingles ;
 Maximum exposure 10”, Straight Course;
 QAI Certified Product Listed (QAI) or Cedar Shake and Shingle Bureau (CSSB) certified (Certi-labelTM);
 CCA pressure treated;
 Stainless steel fasteners;
 Copper Flashings (if replaced).

2. Contractor Inclusions:
 Verify removal & disposal of existing roofing materials
 State of Illinois Roofer License
 Certificate of Insurance (COI) meets AWHA requirements
 Include Waiver of Subrogation
 Provide completed AWHA Construction Standards (see separate document)

3. Options
 Gutters (if replaced)
 Recommended width 6”
 Gutter Guards included
NOTE: Retention of existing gutters can be requested; gutter guards must be replaced or repaired
 Replacement Skylights (if needed)-consult roofing professional
 Shingle upgrades from minimum defined above

4. Board Approval:
Before a building permit can be issued by the City of Lake Forest, a signed approval from the Academy Woods
Homeowners Association Board of Directors must be obtained. These are the documents needed to obtain that
approval:

1. Exterior Change Form;

2. Drawing showing intended layout of job site, storage of materials, impact on neighborhood;
3. Copy of contract/agreement specifying roofing materials and details;
4. Copy of roofing contractor’s insurance policy compliant with AWHA requirements;
5. Signed copy of the AWHA construction requirements;
6. $2500 Refundable Deposit payable to “Academy Woods Homeowners Association”.
