NOTES and SPECIFICATIONS

PROJECT : PROPOSED THREE STOREY BUILDING

LOCATION : DMPI COMPOUND BUGO, CAGAYAN DE ORO CITY
OWNER : DEL MONTE PHIL. INC.

1. Earthworks
1.1 Unsuitable materials shall be removed and disposed to designated location.
1.2 Excavation shall conform to the depth and width of the required cross section
as reflected on approved shop drawings/plans.
1.3 Backfilling materials shall be gravel base/granular materials well compacted.

2. Concreting and Masonry

2.1 Structural concrete such as footings, column, beams, and slabs shall be
3000psi concrete at 28 days.
2.2 Plasters and mortars shall be 3000psi or 12 bags of 40 kg cement per One (1)
cubic meter of sand
2.3 100mm concrete hollow blocks shall be non-load bearing however all cells
must be filled with mortar described in section 1.3.
2.4 All Concrete Mix shall be clear, sharp and well graded, and free from
injurious amount of dust, lumps, shale, alkali, surface coatings and organic
matter.

3. Steel works
Materials:
3.1 All structural steel i.e. purlins, angles and the like shall have minimum yield
strength of 275 MPa.
3.2 All structural steel shall be painted with red oxide primer and 2-coats white
QDE (Welcoat).
3.3 Welding electrodes shall conform to AWS A-5.1 or A-5.5, E-60 electrodes.
Electrodes for dissimilar metal (SS and MS) shall be all state 275 or approved
equivalent.
3.4 Welding of structural members in shop and in field shall be done only by
certified and experienced welder.
3.5 Surfaces to be welded shall be free from loose sides, rust, grease and other
foreign materials that will impair the soundness of the weld.

4. Reinforcing Steel Bars

4.1 Reinforcing steel bars shall have minimum yield strength of 275 MPa
4.2 Reinforcing steel bars shall not be welded.
4.3 Reinforcing steel bars shall be mechanically bent. Heating is not allowed.
4.4 Reinforcing steel bars shall be secured into its position by means of ga.16 G.I.
tie wires.
4.5 Hooks, bends and splices shall conform to the ACI code requirements.

5. Roofing works
5.1 Roofing shall be 0.40mm thick longspan roofing, Rib-Type.
5.2 Roofing insulation shall be EWA foam 12.5mm thick.
 5.3 Bended accessories like ridge roll, wall flashing shall be galvalume 55 sheets
bended as indicated on the plan.
5.4 Gutter shall be stainless steel bended as shown on the plan.
6. Finishing
6.1 Floor
6.1.1 Flooring shall be 16”x16” Vitrified floor tiles and 12”x12” Exterior
floor tile.

6.2 Walls and Partitions

6.2.1 Masonry wall plastered both sides with solvent base paint.
6.2.2 Exterior wall shall be painted with color PNP blue, PNP gray and
white.
6.2.3 Interior wall shall be painted with color white.

6.3 Doors and windows

6.3.1 See schedule of doors and windows.

6.4 Ceiling
6.4.1 Exterior and Interior ceiling shall be 4.5mm thick Hardiflex on light
metal frames
6.5 Painting Works
6.5.1 Exterior wall shall be painted with color blue, gray and white.
6.5.2 Interior wall shall be painted color white.

7. Plumbing works
All piping materials, fixtures and fittings accessories whether specifically mention
or not but necessary for the completion of the project shall be furnished by the
contractor.

7.1.1 All materials shall be of quality made by reputable manufacturers, free

from defects, and shall be true, smooth and cylindrical, their inner and
outer surfaces being as nearly as concentric as practicable.
7.1.2 All plumbing works shall be done in accordance with the latest
provisions of the national Plumbing Code.
7.1.3 All vent soil and waste stack pipe shall be extend full size above roof
line as vent except otherwise specifically indicated.
7.1.4 All changes in pipe sizes on soil waste line shall be made with the
reducing fittings or recess reducers.
7.1.5 Provide cleanout for every fifteen meters ( 15m ) distance horizontal
line.
7.1.6 Storm pipe shall be 6” dia. PVC pipe series 1000.
7.1.7 Soil pipe shall be 4” dia. PVC pipe series 1000.
7.1.8 Waste pipe shall be 3” and 2” dia. PVC pipe series 1000.
7.1.9 Pipe for waterline shall be ½” and ¾” PVC pipe sch. 40.
7.1.10 Water closet and Lavatory (wall mounted) shall be white in color.
