Green Building
What is a Green A building that, in its design, construction and operation, reduces or
Building? eliminates negative impacts, and can create positive impacts, on
outer climate and natural environment.

There are a number of features which can make a building green :

 Efficient use of energy, water and other resources

 Use of renewable energy, such as solar energy
 Pollution and waste reduction measures, and the enabling
of re-use and recycling
 Good indoor environmental air quality
 Use of materials that are non-toxic, ethical and sustainable
 Consideration of the environment in design, construction
and operation
 Consideration of the quality of life of occupants in design,
construction and operation
 A design that enables adaptation to a changing
environment

What is the global trend? The global trend shows that in 2015 :

40% Trigger for Green Building is on Client Demand, 35% on

Environmental Regulations, 30% on Market Demand, 25% of the
respondents said it was “The Right Thing to Do”.

The percentage of firms expecting to have more than 6-% of their

projects certified green is anticipated to more than double from 18%
currently (@2016) to 37% by 2018.

The number one obstacle for green building according to the survey,
is Higher Perceived First Cost, then Lack of Public Awareness, then
Lack of Political Support, then Perception of “Green” is for High-End
Projects Only.

What is Greenship
GBCI? Greenship GBCI is a reference measurement / rating tool of an
environmentally friendly building. It contains points of evaluation, to
evaluate the achievements of the concept of an environmentally
friendly building. Every rating has a category, and each category has
a credit point.

GREENSHIP is evaluated based on the environmental condition,

environmental characteristics, and standards that apply in Indonesia.
The development of GREENSHIP also involves practicioners from
the construction sector such as architecs, industries, mechatronic
engineers, interior designers, and landscape architecs/

measured? 2. Energy Efficiency and Conservation (EEC)
3. Water Conservation (WAC)
4. Material Resources and Cycle (MRC)
5. Indoor Air Health dan Comfort (IHC)
6. Building and Environment Management (BEM)

How do we measure? Type of Greenship:

What are the Greenship  New building
types?  Existing building
 Interior space
 Homes
 Neighbourhood

GREENSHIP measuring system works by assessing the

Achievement Indicator, if it is valid for the certain building, it gets a
point for every indicator. The Total Maximum Point is 117.

For example, the measuring of Greenship Existing Building :

1. ASD (16 Points Max) : Site Management Policy, Motor

Vehicle Reduction Policy, Community Accessibility, Bicycle,
Site Landscaping, Heat Island Effect, Stormwater
Management, Site Management (SOP), Building
Neighbourhood.
2. EEC (36 Points Max) : Policy and Energy Management Plan,
Minimum Building Energy Perfomance, Optimized Efficiency
building energy performance, Testing Recommissioning or
Retro-Commissioning, System Energy Performance, Energy
Monitoring and Control, Operation and Maintenance, On Site
Renewable Energy, Less Energy Emission.
3. WAC (20 Points Max) : Water Management Policy, Water
Sub-Metering, Water Monitoring Control, Fresh Water
efficiency, Water Quality, Recycled Water, Potable Water,
Deep Well Reduction, Water Tap Efficiency.
4. MRC (12 Points Max) : Fundamental Refrigerant, Material
Purchasing Policy, Waste Management Policy, Non ODS
Usage, Material Purchasing Practice, Waste Management
Practice, Hazardous Waste Management, Management of
Used Goods.
5. IHC (20 Points Max) : No Smoking Campaign, Outdoor Air
Introduction, Environmental Tobacco Smoke Control, CO2
and CO Monitoring, Physical and Chemical Pollutants,
Biological Pollutant, Visual Comfort, Acoustic Level, Building
User Survey.
6. BEM (13 Points Max) : Operation and Maintenance Policy,
Innovations, Design Intent and Owner’s Project Requirement,
Green Operational and Maintenance Team, Green
Occupancy / Lease, Operation and Maintenance Training.

NZEB
 A nearly Zero-Energy Building is a] “building that has a very high energy performance… [ ]. The nearly
zero or very low amount of energy required should to a very significant extent be covered by energy from
renewable sources, including renewable energy produced on-site or nearby.”
NET ZEB
 the balance between the energy needs or consumption and the renewable energy generation the energy balance reflects the status of the
energy flows between the building and the energy infrastructure.

CRITERIA :

 tidak ada standard internasional yang jelas dan baku, namun mayoritas negara di eropa
dengan Lembaga dan NGO-nya ada yang membuat standard penilaian.
 Contohnya demonstration project of ZEB - BOLIG+ oleh DENMARK HAL 6
 Activehouse oleh BELGIA

MEASURE :
methods throughout Europe (with few exceptions) are all in accordance with the EPBD and thereby
relevant CEN standards.

Energy Performance of Buildings Directive, EPBD

 Variation in internal loads.
 Different ways of handling the summer comfort issue.
 Inclusion of unheated spaces in the calculations.
 Energy flows that are included in the primary energy consumption.
 Different conversion factors for different energy carriers.
 External climate conditions.
