CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease, made and entered into by and between:
RAMON ECO, of legal age, married to NELLY ECO, Australian, and with
residence and postal address at 24 Irribin St., Marayong, NSW, Australia and 707
Rio West Tower Azure Residences hereinafter referred to as the UNIT
OWNER/SUBLESSOR. 

-AND-
EDGAR ALLAN Z. BASCO, Filipino with residence and postal address at 1200
Saracen St., Brgy Rizal, Makati City hereinafter referred to as the SUBLESSEE.
 
WITNESSETH: that -
WHEREAS, the SUBLESSOR is the owner of a condominium unit located at
PARANAQUE City, more particularly described as follows:

PREMISES: RIO WEST TOWER (AZURE) UNIT: 707

CONDOMINIUM ASSOCIATION: AZURE URBAN RESIDENCES

UNIT OWNER: RAMON ECO / NELLY ECO TENANT(S):

Date of Lease: November 10, 2017 MONTHLY RENT FEE: P10,000.00


Exclusive of association dues,
electric, water and all utility bills

Termination Date: November 10, 2018

707 RIO WEST TOWER - A fully furnished condo unit 1bedroom, 1 kitchen living
room and dining area 1 full bathroom, with balcony.
WHEREAS, the SUBLESSEE desires to sublease the above-named condominium
unit and the UNIT OWNER is willing to lease the same unto the SUBLESSEE,
subject to the terms and conditions herein below set forth.
USE AND OCCUPANCY OF PROPERTY
NOW, THEREFORE, for and in consideration of the foregoing premises and the covenants
hereinafter stipulated, the parties hereby agree as follows:

1. CONDITION OF UNIT
Sublessor acknowledges that Sublessee is accepting the Unit in its “as is”
condition. Sublessor further acknowledges that Sublessee has thoroughly inspected the
Unit and has found the Unit to be in good order and repair and that the appliances, if
any, are in good operating condition. Sublessor further states that Sublessee knows how
to operate the appliances and shall do so in accordance with the manufacturer’s
instructions. Sublessor is not responsible in any way for errors contained in the
condominium brochure or plans.

2. INJURY OR DAMAGE:
The Sublessee hereby assumes the full responsibility for any damage of the
appliances, furniture and all the staff that is inside the unit during the duration of the
lease. The Sublessee will pay the damage caused during the stay in the unit.

3. INSPECTION OF THE PREMISES:


To ensure that the lease premises is being maintained in good and tenantable
conditions, the SUBLESSOR or his authorized representative is hereby given the right to
inspect the whole unit, appliances, furniture and all the staff inside before the
SUBLESSEE is allowed to go. The Unit is turn over clean and good condition so the unit
must be clean and good condition before the SUBLESSEE leave.
4. FURNISHINGS
The Unit is being delivered furnished. Sublessor has given an inventory of the
furnishings which inventory has been signed by Sublessor and Sublessee. Sublessor
acknowledges that said furnishings are in good condition and Sublessee accepts same in
“as is” condition. The Sublessee are liable to replace any damage appliances, furniture
and other stuff in the house.

5. RULES
Sublessee shall comply with these rules (the “Rules”) at all times. If there is a
change in the rules, Sublessor will give sublessee notice of same. SUBLESSOR Shall not
be liable to sublessee for another Tenant’s violation of the Rules. The rights afforded
under the following Rules are for the sole benefit of Landlord:

a. tenant(s) shall abide by all rules and regulations set by the Association
b. the quiet enjoyment of other tenants shall not be interfered with;
c. sounds, odors and lights which are annoying to other tenants are not allowed;
all posted rules must be followed;
d. smoking is not permitted in the Unit only in the Balcony
e. all flammable or dangerous items may not be kept or stored in the Unit;
f. nothing shall be placed on or attached to the fire escapes, windows, doors or in the
hallways or common areas;
g. tenant shall use its best efforts to conserve energy and water;
h. if a pet is permitted, pet feces in yard must be cleaned within 24 hours of the
occurrence
i. The sublesse will be the one to pay the monthly association dues amounting of _____
j. The sublessee will be the one to pay the monthly electric bill, water bill and all utility
bills.

6. ENTIRE AGREEMENT
Sublessor states that Sublessee has read this Lease and that it fully incorporates
all understandings, representations and promises made to Sublessee by Sublessor and
that this Lease supersedes all prior representations, agreements and promises, whether
oral or written.

7. SURRENDER OF UNIT
On the Termination Date, Sublessee shall deliver the Unit to in good condition
and broom clean. Prior to such delivery, Sublessee shall have vacated the Unit, removed
sublessee's property, repaired all damages caused by Tenant and return the Unit in the
same condition as received, reasonable wear and tear excepted.
