SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

LAND CORPORATION, a corporation duly organized under the laws existing in the
Philippines with office address at Cebu City as herein represented by its Chairman, ARCHT.
RE T. CERA, of legal age, Filipino, single and a resident of Cebu City do hereby NAME,
CONSTITUTE AND APPOINT LENE P. TAJAS, of legal age, Filipino, married and with
residence and postal address Cebu , Philippines to be my/our true and lawful Attorney-in-Fact, for
me/us and in my/our name, place and stead, to do and perform the following acts, to wit:

1. To process and sign in my behalf whatever is necessary and required in order to

represent any legal interest that may involve pertaining to the titling of parcel of
land with improvements found 20202020123 situated at Cebu City containing an area
of ONE THOUSAND ONE HUNDRED FIFTY TWO (1,152) SQUARE METERS ;

2. To get the Certification and Certified True Copy of Tax Declaration fromthe City
Assessor’s Office of Cebu City, pay taxes and claim the CAR from the BIR
Office and from the Registry of Deeds of Cebu City after release of the title under
the name of LAND CORPORATION;

3. To sign any and all documents related thereto or necessary to accomplish this
purpose;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and
authority to do and perform all and every act requisite, necessary or appropriate to be done
relative to the foregoing, as fully to all intents and purposes as I might could do lawfully if
personally present. I hereby ratify and approve all that my said attorney-in-fact and agent shall
or cause to be done under the authority of this Special Power of Attorney. I further agree to
indemnify and hold harmless any person from any and all liability arising from actions taken
pursuant to this Special Power of Attorney;

Anyone may rely upon the representations of my attorney-in-fact and agent as to all
matters relating to this special power of attorney, and no person who act in reliance upon the
representation of my attorney-in-fact and agent shall incur any liability to me or to my estate,
beneficiaries, or joint owners as a result of this permission granted to my attorney-in-fact and
agent to exercise any power or authority, prior to receipt of written notice of revocation,
suspension, notice of a petition to determine incapacity, partial or complete termination, or my
death;

HEREBY RATIFYING AND CONFIRMING all that my said attorney shall lawfully
do or cause to be done under and by virtue of these presents.
