BUILDING INFORMATION MODELLING (BIM) SYSTEM

A. The Contractor shall develop, coordinate, document and issue submissions for the
construction of this project using a Building Information Modeling (BIM) system in
accordance with latest industry best practice and the requirements of Dubai Municipality –
Circular No. 196 (2013) and circular 207 (2015) - and EMAAR Standards and guidelines. The
Building Information Modeling (BIM) team shall as a minimum cover the multidisciplinary
integration and coordination of all aspects of the Architecture, Interiors, Façade, Structure,
MEP Services, landscape, other contractor’s construction documentation and all other
systems across the project. The BIM is required to be current and updated at all times,
complete, coordinated, comprehensive and in full conformance with the Contract Drawings,
Specifications and Schedules, the Contractor’s and all Subcontractor’s Construction
Documentation (including all Shop drawings and Technical Submissions) and other
contractors construction documentation.

1. All information related to the construction coordination, documentation, authority


submissions, technical submissions and any other related information must be included
within the Building Information Model (BIM) and must be available any time through an
internet connection for access by the Employer, Project Manager, Supervision Consultant
and any authorized personnel designated by the Employer in writing.

2. The contractor shall provide the following in a timely manner:


a. An initial Pre Contract BIM Execution Plan (BEP) along with the required evaluations
b. Post Contract BIM Execution Plan (BEP) (within one month of contract award)
c. Perform a review of the BEP during major project milestones
d. Provide an initial Master Information Delivery Plan (MIDP) (within one month of
contract award)
e. Perform mandatory review of the MIDP during major project milestones

3. The Contractor must utilise BIM Software to ultimately deliver the project in a clash free
LOD 500, coordinated, site verified, “As Built” model, in accordance with the AIA BIM
Protocol standard (or equivalent to be approved by the Employer).

4. The resulting LOD500 BIM must be suitable for the use of downstream users such as
Facilities Management and Asset Management teams.

5. Upon agreement of the Contract Sum, the Design Consultant shall handover to the
Contractor the BIM model/s in accordance with the design stage BIM execution plan and
LOD Matrix.

6. The Contractor must populate Construction & Handover LOD Matrix as per the project
LOD template, any element not specified as LOD300 in the Design stage LOD Matrix
must be developed to LOD300 by the contractor prior to proceeding to producing shop
drawings and detailing to LOD400, followed by the production of as-built drawings to
LOD500.

7. The model must be handed over for use by the Employer together with an Asset Register,
Maintenance and Operational system controls, Manuals and the like, all fully integrated
with the complete and as built construction BIM model in accordance to the Client FM,
close-out and handover requirements.

8. The contractor shall develop the existing design stage BIM model to LOD400 BIM, from
which the contractor will produce their shop drawings.

9. The Contractor (at their own expense) must utilise Navisworks Manage to perform quality
assurance model checks to provide clash free models.

10. The Contractor shall submit all BIM data in the Industry Foundation Classes (IFC) and
Construction Operations Building Information Exchange (COBie) format to a frequency to
be agreed with the Employer.

11. The Contractor must employ the Building Information Modeling (BIM) system as a fully
integrated approach to the design, coordination and management of all aspects of the
building construction including all 4D and 5D activities such as Construction progress,
Logistics, Construction Sequencing, H&S, Procurement, Cost Control and the like.
12. The Contractor (at their own expense) must utilise Synchro Pro to deveop, perform and
report project 4D requirements as detailed in in the Project BIM requirements.

13. Contractor is required to provide a BIM platform which supports a common data
environment for consistent and structured information exchanges for submittals,
approvals, content management, H&S and field monitoring and reporting such as BIM360

14. The Contractor must purchase adequate number of licenses for the Building Information
Modeling (BIM) system for use by himself and his subcontractors. Existing BIM teams are
utilising Autodesk Revit – Contractor alternative proposals must receive Employer
approval prior to purchase/ implementation.

15. The Contractor must purchase a minimum of five (5) proprietary BIM System Standard
Licenses for the Employer, Project Manager, Supervision Consultants and others for this
Contract.

16. The Contractor must assure that his staff has knowledge and experience in using BIM
and all associated systems required for proper coordination and documentation of the
project. In case his staff requires any training, then the Contractor must arrange for
training courses and must bear all expenses arising from such training courses.

17. The Contractor must subscribe to BIM System annual maintenance for all purchased
licenses, for the whole Contract duration.

18. All licenses procured to be hosted on the Contractor’s Server which will subsequently be
transferred to the Employer as the project’s dedicated BIM System Server.
