The loft apartment at 44 Laight street resides in a landmarked warehouse building


i n t h e h e a r t o f N e w Yo r k ’s Tr i B e C a n e i g h b o r h o o d . We w e r e m e t w i t h t h e p a r t i c u l a r
challenge of renovating this water damaged space into something both uniquely
modern yet warm and inviting for the family that inhabited the space.

To a c h i e v e t h i s , w e a d d e d w a r m e l e m e n t s o f r e c l a i m e d w o o d b e a m s t o p a r t s o f t h e
ceiling that are contrasted gracefully by both the installed lighting layout and the
venetian plastered walls. New flooring was added throughout the apartment which
also reflect the inviting and organic aesthetic of a wooded path. As an eye catching
accent, one wall of the living room was installed with thin blades of light that are
adjustable to fit any occasion, turning it into an interactive piece of art that is also
functional in use. Bathroom walls are finished in rhythmically patterned marble and
glass with colorfully patterned hand painted tiles for flooring.

Ave apartment, originally built in 1928. As a successful entrepreneur in the fashion
i n d u s t r y, h e h a d m u c h a p p r e c i a t i o n f o r t h e d e s i g n s t y l e s o f C h r i s t i a n L i a g r e , A r m a n i
Casa, Minotti and Catharine Memmi. A sophisticated and modern palette of colors and
materials where meticulously selected for this discerning client. Having relationships
with great leather resources due to the nature of his industry and business, we
punctuated the design of many rooms with customized applications of high quality
l e a t h e r s ; c u s t o m l e a t h e r w a l l p a n e l s i n t h e l i b r a r y, l e a t h e r w r a p p e d d o o r h a n d l e s
(hardware) and custom designed furniture; casegoods incorporating leather panels
and upholstered pieces.

A fine Art collection throughout the home compliments an orchestrated tension


between the finishes; dark floors, light walls, silk rugs that shimmer and provide a
sense of movement, leather that is sleek and matte and custom wallpapers created
by backing fabrics that provide the elegance of a fine garment. The relationship of
f a s h i o n a n d t h e e xe c u t i v e t e l e g r a p h s f r o m t h e o w n e r 's l i f e i n t o t h e v e r y f a b r i c o f t h i s
home.

The penthouse loft at 463 Greenwich Ave occupies the southwest corner of converted
Wa r e h o u s e i n Tr i b e c a . T h e l a r g e o p e n s p a c e h a d p r e v i o u s l y b e e n u s e d a s a p a i n t e r ’s
studio due to the copious amounts of light from both western and southern exposures.
E xc e p t f o r a s m a l l k i t c h e n e t t e a n d b a t h r o o m , t h e s p a c e w a s c o m p l e t e l y b a r e a n d
unpartitioned with exposed brick walls and a topography of ceiling joists supporting
the roof above.

The sheer volume of the raw space is what initially attracted our clients to the
p r o p e r t y. T h e y w e r e e xc i t e d t o e x p l o r e h o w t h e l a r g e l o f t c o u l d p r o v i d e t h e m w i t h a
multi-level living and working experience. The open plan allowed us to play with the
idea of how discreet objects within a larger space can help define a larger volume.
The partie is quite simple, private functions (a guest bedroom, secondary bedroom
with two bathrooms, and a the master bathroom and master closet) are located inside
three discreet volumes or cores within the context of the larger space. At the south
end of the loft is a two story glass and steel wall that allows light to flood into the loft
from the south, while defining the master bedroom suite in its own separate wing.
Living, kitchen, dining, and circulation occur in the interstitial spaces between the
cores.

project offered extraordinary potential. The owners had a vision for the space – clean
design, a layout with the most panoramic views, and the celebration of a unique
c o l l e c t i o n o f A s i a n a r t . A r c h i t e c t Wa y n e Tu r e t t o f Tu r e t t C o l l a b o r a t i v e A r c h i t e c t s ( TC A )
recognized that the new home had to be a reflection of the clients’ values and ideas
a n d s u p p o r t t h e i r c l o s e - k n i t f a m i l y ’s s t y l e o f l i v i n g a n d e n t e r t a i n i n g . T h e c l i e n t s o u g h t
o u t TC A f o r Tu r e t t ’s d e s i g n s e n s i b i l i t y a n d b r o a d e x p e r i e n c e i n h i g h - e n d r e s i d e n t i a l
architecture; early meetings revealed a quick rapport and established the intensely
collaborative design relationship that would prevail throughout the project.

When this new residential structure is built it will present a 7-story glass-and-steel
f a ç a d e t o Le o n a r d S t r e e t , w i t h a 2 - s t o r y g l a s s a n d m e t a l p e n t h o u s e a b o v e . T h e 7 5 f t -
wide site has held single-story derelict garages for decades; neighborhood groups
and the Landmarks Preservation Commission were pleased enough to see them go
but also intensely sensitive to the every detail of the proposed new structure.

After a prolonged and fruitful collaboration with interested groups, the final
d e s i g n i n c o r p o r a t e s c o n t e x t u a l a n d t r a d i t i o n a l m o t i f s b o t h o v e r t l y a n d s u b t l y, w h i l e
p r e s e n t i n g t h e m i n a c o n t e m p o r a r y w a y. O v e r a l l o r g a n i z a t i o n ( b a s e - s h a f t - a t t i c a n d
cornice), muscular steel horizontals engaged in continuous red brick piers, large
vertically-proportioned windows, steel-and-glass awnings, and richness of texture
and color help situate the building in its historic setting. Extensive use of vertical
channel glass, custom elongated brick proportions, and syncopated symmetries in
the window layout identify this as a modern interpretation. Interiors will offer every
a m e n i t y t y p i c a l o f v e r y h i g h - e n d r e s i d e n c e s i n Tr i B e C a , p l u s o n e t h a t i s e xc e p t i o n a l
almost anywhere: a 60-ft-wide elevation of clear and translucent glass.

nearly 12-foot high ceilings,  low surrounding buildings  and continuous curved glass

The 2,400 square foot apartment is organized around a staircase leading up to the
roof terrace. The existing stair   was massive, with tall opaque railings, dominating
t h e l i v i n g s p a c e a n d b l o c k i n g s i g h t - l i n e s . K n o w i n g t h e f i r m ’s h i s t o r y o f i n n o v a t i v e  a n d
s c u l p t u r a l   s t a i r s , t h e o w n e r c h a l l e n g e d   Tu r e t t ’s t e a m t o c r e a t e a n e w, l i g h t e r d e s i g n
t h a t w o u l d a d m i t v i e w s a n d s u n l i g h t d e e p i n t o t h e a p a r t m e n t , e n h a n c e t h e f l o w,
a n d c o m p l e m e n t h i s a r t c o l l e c t i o n w i t h t h e s t a i r ’s s c u l p t u r a l f o r m . A f t e r e x p l o r i n g a
number of options, the final design emerges from the floor as a sinuous steel mast,
with cantilevered wood treads and landings sprouting like branches from the central
axis.  Railings are composed of thin steel rods, which also infill between the bends of
the steel mast, appearing to be stretched like harp strings. The effect is both delicate
a n d m u s c u l a r, b o t h l i g h t a n d s o l i d .

conceived as a blank canvas targeted to potential art collectors or buyers who

N e w Yo r k ’s a c c l a i m e d p a r k k n o w n a s T h e H i g h l i n e . T h e l o c a t i o n , o u t s i d e o f a n y
l a n d m a r k e d h i s t o r i c d i s t r i c t , p r o v i d e d TC A w i t h t h e o p p o r t u n i t y t o c r e a t e a n e w a n d
contemporary edifice imbued with elegant sophistication.

T h e n e w f r o n t f a c a d e , r e n d e r e d i n d a r k g r e y, n o r m a n s t y l e b r i c k , f e a t u r e s a n a r r a y o f
punched masonry openings that contain contemporary casement windows. The brick
facade rises 60 feet and terminates in a simple, modern interpretation of a cornice. At
t h e g r o u n d f l o o r, o n e e n t e r s t h r o u g h a c u s t o m d e s i g n e d s t e e l f e n c e a n d g a t e w h o s e
d e s i g n i s c a r r i e d o u t t h e m a t i c a l l y i n t h e h o m e ’s o r n a m e n t a l m e t a l w o r k . T h e w i n d o w
guards at the ground floor as well as the main staircase guardrail are iterations of this
design which add a sense of cohesion throughout the house.

T h e p r o j e c t l o c a t e d i n M a n h a t t a n ’s G r e e n w i c h V i l l a g e n e i g h b o r h o o d w a s o r i g i n a l l y
built in 1826 as a single family two story home and has gone through many alterations
and additions throughout its history resulting in its last incarnation as a three-family
t h r e e - s t o r y r e s i d e n c e . Wo r k i n g c l o s i n g w i t h G o o d P r o p e r t y L LC , t h e d e v e l o p e r w h o
purchased the building and site in early 2011, plans were set in motion to return the
building to its original use as a single family residence. Due to the recent annexation
of the block to the adjacent landmarked historic district, the front facade was
required to be preserved and restored. The painted facade was stripped to reveal
the original brick facade and stone lintels. While the front facade was brought back
t o i t s f o r m e r g l o r y, t h e r e a r e x i s t i n g f a c a d e w a s r e m o v e d a n d b u i l t a n e w. Ve r t i c a l
grained fir windows and projecting frames define masonry openings in the new and
contemporary dark grey brick facade. A fourth floor addition at the roof is pulled
back from the front facade to limit its exposure from the street as required by the
landmarks preservation commission while concurrently being pulled back from the
new rear facade creating the opportunity for exterior terrace space at both the front
and the back.

The four story townhouse at 67 Charles is situated on a charming tree lined block in
the heart of the original Greenwich Village Historic District. Originally constructed as
one of a series of three rowhouses in 1867 by Bartlett Smith, the brownstone facade
and painted wood cornice is a typical example of the French Second Empire style
common to rowhouses built in that period. While the front facade has remained
r e l a t i v e l y u n c h a n g e d t h r o u g h o u t t h e b u i l d i n g ’s h i s t o r y, t h e i n t e r i o r h a s s e e n s e v e r a l
renovations throughout the years which were less than kind to its historic bones.
Several historic details on the parlor level including base and crown mouldings, a
ceiling medallion, and fireplace mantles throughout the house had managed to survive.
These historic elements were very dear to the clients, yet they also recognized the
value of contemporary space planning, details, and amenities. Their design directive
t o TC A w a s t h r e e f o l d : t o p r e s e r v e t h e s e h i s t o r i c e l e m e n t s ; t o c r e a t e a d i a l o g u e
between these preserved elements and a decidedly contemporary envelope; and
to create a functioning layout complete with modern amenities that would serve the
f a m i l y i n t o t h e f u t u r e . I n r e s p o n s e , TC A c r e a t e d a n a r c h i t e c t u r a l l a n g u a g e t o h i g h l i g h t
the moments where old and new would interact.

any townhouses they might purchase - and a deal was made. “This building enabled
u s t o b u i l d e x a c t l y w h a t w e w e r e l o o k i n g f o r - a n d t h e n s o m e ,” t h e c l i e n t n o t e d .

Developers of multi-unit condo towers had long admired the location with its 120’
o f f r o n t a g e , b u t b a l k e d a t t h e l i m i t a t i o n s i n h e i g h t a n d u s e p l a c e d o n i t b y t h e c i t y ’s
preservationists. The audacity of suggesting that this parcel could become a single-
f a m i l y h o u s e i s i t s g e n i u s ; a t a l m o s t 1 1 ,0 0 0 s q u a r e - f e e t , i t i s l a r g e b u t c o n s i s t e n t w i t h
l u x u r y h o m e s e l s e w h e r e i n t h e c i t y. T h e f i n a l p l a n w a s a p p r o v e d b y t h e L a n d m a r k s
C o m m i s s i o n w i t h t h e r e q u i r e m e n t t h a t TC A m e t i c u l o u s l y r e s t o r e t h e l o w c o r n e r p o r t i o n
of the historic structure, while the less historically interesting southern portion could
b e c o m e a n e w s i x - s t o r y t o w e r, d e t a i l e d , f e n e s t r a t e d , a n d f i n i s h e d t o s i t c o m f o r t a b l y
and elegantly in its context.

The home features a two-car loading dock, a 50-foot indoor lap pool, indoor gym,
l i b r a r y, s c r e e n i n g r o o m a n d o f f i c e s f o r b o t h o w n e r s i n a d d i t i o n t o 6 b e d r o o m s a n d 1 1
baths. On the second floor a kitchen, dining room, living room and poolroom overlook
a sunken landscaped courtyard with steps up to the larger main garden on the third
f l o o r.

whole, but this adventurous client requested something we’d never seen before. In a
n e w l y c o n s t r u c t e d m u l t i - r e s i d e n t i a l d e v e l o p m e n t , i n t h e E a s t V i l l a g e o f N YC , TC A h a d
t h e o p p o r t u n i t y t o m e e t a u n i q u e c l i e n t ’s d e s i r e t o c o m b i n e t w o p e n t h o u s e c o n d o s . . .
with a helical slide. In this transformation, two identical 1-bedroom units, one atop
t h e o t h e r, w e r e c o m b i n e d i n t o a d u p l e x 2 - b e d r o o m h o m e w i t h t h e o p t i o n t o d e s c e n d
i n t h e u s u a l w a y o n a n e w I t a l i a n - m a d e “ R i n t a l ” s t a i r, o r m o r e s p e e d i l y, i n a s e a t e d
position, careening through the new double-height atrium.

The half-tube stainless steel slide starts on the top floor near the office, and lands
below near both the living and dining areas. The sculptural slide is housed in a newly
created 18’ tall double-height space, which includes custom designed glass railings.
The image of the stainless steel curves in front of the oversized window to the city
beyond, to say nothing of the irrepressible glee of grown adults on the slide, is
surprisingly poetic; with careful detailing, the playground element is an unexpectedly
elegant addition to the space.

Upon completion, the owner enjoys not only the newly combined total of 2,400 square
feet, but also a new game room, office, putting green on the terrace, and of course,

an historically significant townhouse would be a complex undertaking. They were
a d m i r e r s o f Tu r e t t ’s t o w n h o u s e r e n o v a t i o n s e l s e w h e r e i n t h e n e i g h b o r h o o d a n d
brought his team on board to convert the multi-unit structure into a single family
h o m e . Tu r e t t ’s t e a m h a d e x t e n s i v e e x p e r i e n c e w i t h L a n d m a r k s , a n d w o r k e d c l o s e l y
with preservationists to anticipate the special needs of the protected façade.

T h e TC A t e a m m e t w i t h t h e c i t y ’s E xc a v a t i o n U n i t , c i t y - a p p o i n t e d a r c h e o l o g i s t s ,
p r e s e r v a t i o n i s t s , C o m m u n i t y B o a r d s , a n d n e i g h b o r s t o b r i n g t h e o w n e r ’s o r i g i n a l

homeowners to achieve a planted rear-yard design that satisfied all interested
parties, and brought an impressive array of engineers and consultants aboard to help
guarantee a safe process.

s t o n e s t h a t w e r e h a n d p i c k e d b y t h e o w n e r a n d a r c h i t e c t f r o m a r e m o t e S w i s s q u a r r y.
Cantilevered built-in shelves create a table and night stand, while niches in the stone
w a l l a r e r e s e r v e d f o r t h e c l i e n t ’s v a r i o u s t o i l e t r i e s .

The overarching architectural gesture in this dramatic space is the focus on the view

Polished white quartz floors, complemented by high-gloss ceilings, walls, and
lacquered columns keep the focus on the incredible views.

Tu r e t t ’s p l a n p u s h e s a l l o f t h e s e r v i c e s a n d p r i v a t e p r o g r a m t o t h e i n t e r i o r, t o w a r d
the building core, leaving living space at the perimeter and window walls. A total of
eleven televisions, of which nine reside in rectangular columns along the windows,
discreetly emerge and disappear via remote control.

The wall between the main entertaining space and the master is made of sliding
t r a n s l u c e n t g l a s s e n g i n e e r e d t o r e t r a c t t o a l l o w m a x i m u m v i s i b i l i t y a n d c o n t i n u i t y.
The result is a 3,400 sf space with endless possibilities.

A dramatic four-story staircase welcomes visitors as they enter the foyer; walking
past, one will encounter a room flooded with natural light from two sources - a 16-pane
skylight and an entire wall of windows. Another outstanding feature is the L-shaped
k o i p o n d t h a t s p a n s f r o m t h e l i v i n g r o o m t o t h e o u t d o o r g a r d e n o n t h e g r o u n d f l o o r.

Other notable features of the renovation include fully glazed black walls from the
first floor to the fourth floor; a grass lawn on the second floor terrace and an outdoor
s h o w e r o n t h e m a s t e r b e d r o o m f l o o r, a f a u x f l o w e r - c o v e r e d g a r d e n w a l l o n t h e g r o u n d
