ELASTOMERIC SHEET ROOFING

PART 1 – GENERAL

1.1 SUMMARY

A. Furnish and install single-ply membrane roofing, including but not limited to:

1. Type of roofing systems: totally adhered systems.

2. Membranes: ethylene propylene dine monomer (EPDM)

B. Related work specified elsewhere:

1. Structural steel (Section 05140 STRUCTURAL STEEL).

2. Sheet metal flashing and counterflashing (Section 07620 SHEET METAL


FLASHING AND TREM).

3. Roof Scuttle (Section 07724 ROOF SCUTTLE)

4. Sealants (Section 07920 SEALANTS AND CALKING).

5. Drains (Division 15 MECHANIACAL).

1.2 REFERENCES

A. Foreign standards are referenced as they support the design intent. Alternate standards
may be proposed for consideration by the Architect. The Architect shall be the sole judge
as to whether the proposed standards adequately support the design intent.

B. The work is subject to applicable portions of the following standards:

1. ASTM C 920 “Specification for Elastomeric Joint Sealants”, American Society


for Testing and Materials.

2. ASTM D 1079: “Terminology Relating to Roofing, Waterproofing, and


Bituminous Materials”, American Society for Testing and Materials.

3. ASTM D 4637 “Specification for Vulacanized Rubber Sheet Used in Single Ply
Roof Menbrane”, American Society for Testing and Materials.

4. ASTM E 108: “Test Methods for Fire Tests of Roof Coverings”, American
Society for Testing and Materials.

5. FM “Loss Prevention Data Sheet 1-28”, Factory Mutual Engineering Corp.

1.3 DEFINITIONS

A. Install single ply membrane roofing that will:

1. Be watertight.

2. Not permit the passage of liquid water.

3. Withstand wind loads, thermally induced movement, and exposure to weather


without failure.

B. Material compatibility: provide roofing materials that are compatible with one another
under conditions of service and application required, as demonstrated by roofing system
manufacturer based on testing and field experience.

C. FM Listing: provide sheet membrane, base flashings, and component materials that meet
requirements of FM 4450 and FM 4470 as part of a roofing system and that are listed in
FM’s “Approval Guide” for Class 1 or noncombustible construction, as applicable.
Identify materials with FM markings.

1. Roofing system shall comply with the Fire/Windstorm Classification related to


the wind pressure indicated in “Wind Tunnel report Figures” produced by Rowan,
Williams, Davies, and Irwin (RWD1).

1.4 SUBMITTALS

A. Submit manufacture’s product data with application and installation instructions for
manufactured materials in accordance with 01300 SUBMITTALS. Submit certifications
and other data required to show compliance with the Contract Documents.

B. Submit complete shop drawings in accordance with Section 01300 SUBMITTALS.


Submittal shall include roofing and flashing details and location and type of penetrations.

C. Submission for acceptance of component materials shall include a statement from each
proposed manufacturer that materials are in accordance with their recommendations for
the indicated use and that they are in agreement with the proposed use of their materials
and systems as applicable to the work.

D. Pre-roofing conference records.

E. Test data for pullout resistance of fastening systems.

F. Certification that materials comply with local VOC limitations.

G. Installer certificates: signed by roofing system manufacture certifying that Installer is


approved, authorized, or licensed by manufacturer to install specified roofing system.

H. Manufacturer certificates: signed by roofing manufacturer certifying that roofing system


complies with requirements specified in the “Performance Requirements” Article. Upon
request, submit evidence of meeting requirements.

1.5 QUALITY ASSURANCE

A. Manufacture: obtain primary single-ply membrane roofing from a single manufacturer.


Provide secondary materials as recommended by manufacturer of primary materials.

B. Installer qualifications: engage an experience installer to perform work of this Section


who has specialized in installing roofing similar to that required for this Project and who
is approved, authorized, or licensed by the roofing system manufacturer to install
manufacturer’s product.

1. Work associated with single-ply membrane roofing, including (but not limited to)
flashing and membrane sheet joint sealant, is to be performed by Installer of this
Work.

C. Preinstallation conference: before installing roofing system, conduct conference at


Project site to comply with requirements of Section 01200 PROJECT MEETINGS.
Notify participants at least 5 working days before conference.

1. Meet with the Owner, the Architect, the Owner’s insurer, if applicable, testing and
inspecting agency representative, roofing Installer, roofing system manufacturer’s
representative, deck Installer, and installers whose work interfaces with or affects
roofing, including installers of roof accessories and roof-mounted equipment.

2. Review methods and procedures related to roofing installation, including


manufacturer’s written instructions.

3. Examine deck substrate conditions and finishes for compliance with requirements,
including flatness and fastening.

4. Review loading limitations of deck during after roofing.

5. Review flashings, special roofing details, roof drainage, roof penetrations, and
condition of other construction that will affect roofing.

6. Review governing regulations and requirements for insurance, certificates, and


inspection and testing, if applicable.

7. Review temporary protection requirements for roofing system during and after
installation.

8. Review roof observation and repair procedures after roofing installation.

9. Document proceedings, including corrective measures or actions required and


furnish copy of record to each participant.

D. UL Listing: provide labeled materials that have been tested and listed by UL in UL
“Roofing Materials and Systems Directory” or by other nationally recognized testing
laboratory for Class A rated materials/system. Submit proof satisfactory to the Engineer

that the roofing assembly including insulation, complies with applicable UL


requirements.

E. Insurance certification: assist the Owner in preparation and submittal of roof installation
acceptance certification necessary in connection with fire and extended coverage
insurance on roofing and associated work.

F. FM listing: provide materials and system which have been tested by Factory Mutual
(FM) in accordance with FM “Loss Prevention Data Sheet 1-28” for application indicted,
to achieve a windstorm resistance classification derived from “Wind
Tunnel Report Figures “produced by Rowan, Willians, Davies ,and Irwin (RWDI).

G. Fire-test-response characteristics: provide roofing materials with the fire-test-response


characteristics indicated as determined by testing identical products per test method
indicated below by UL, FM, or another testing and inspecting agency acceptable to
authorities having jurisdiction. Identify materials with appropriate markings of applicable
testing and inspecting agency.

1. Exterior fire-test exposures: Class A, ASTM E 108, for application and slopes
indicated.

1.6 DELIVERY, STORAGE, AND HANDLING

A. Deliver materials to the work site in unbroken packages bearing the manufacturer’s
labels.

B. Store materials in accordance with manufacturer’s recommendations with normal


handling to prevent damage to containers. Do not store for long periods in direct sunlight.
Store membrane rolls lying down, fully protected from moisture.

C. Damaged materials shall be restores to original undamaged condition or replaced.


Remove damaged materials from the site immediately.

1.7 PROJECT CONDITIONS

A. Do not proceed with roofing work unless existing and forecasted weather conditions
permit work to be performed in accordance with manufacturer’s recommendations and
warranty requirements.

B. Substrate conditions: do not begin roofing installation until substrates have been
inspected and are determined to be in satisfactory condition.

C. Application of roofing materials shall not proceed during rain, when there is visible
surface moisture on the deck, or when wind velocity is above 24 kms/hr.

D. Waste products, including petroleum, grease, oil, and solvents, and direct steam venting
shall not be permitted to come in contact with roofing materials.

E. Do not expose membrane and accessories to a constant temperature in excess of 82


degrees C.

F. Provide adequate ventilation when using cements, bonding adhesives, or other solvents.
Keep materials away from all sources of fire and dispose of materials from the site in UL
listed containers.

1.8 WARRANTY

A. Submit a written warranty for work under this section for 10 years in accordance with the
GENERAL CONDITIONS. The warranty shall be in addition to and not a limitation of
other rights which the Owner may have under the Contract Documents. Warranty shall
include the following:

1. The roofing membrane manufacturer’s certification that installed materials


comply with the Contract Documents.

2. Installer’s certification that workmanship complies with the Contract Documents


and requirements of the roofing membrane manufacturer.

3. The roofing membrane manufacturer’s and installer’s joint warranty that the
roofing and related work will not leak water.

4. Statement of limitations, required maintenance, and similar conditions of the


warranty. The Owner shall not accept limitations which were not submitted with
the request for review of material.

PART 2 – PRODUCTS

2.1 GENERAL

A. Performance: provide roofing materials identifies to be of generic type indicated and


tested to show compliance with required performances.

B. Compatibility: provide products recommended by manufacturers to be fully compatible


with indicated substrates. Provide separation materials as required to eliminate contact
between incompatible materials.

2.2 EPDM MEMBRANE

A. General ethylene propylene dine monomers formed into uniform, flexible, longest
practicable sheets, complying with ASTM D 4637, Type 1 of the following grade, class,
thickness, backing, and exposed face color:

1. Grade and Class : Grade 1 or 2 and Class SR or fabric internal reinforced.

2. Thickness: 1.5mm, nominal.

3. Backing: Nonwoven polyester baric.

4. Exposed face color: manufacturer’s standard.

B. Thermal Insulation Layer

Polyisocyanurate

1. Polyisocyanurate foam core insulation board faced on sides with light weight
glass laminate. Board size 1.2 m. x 2.4 m. x 32 mm. thick (except tapered boards).
Provide tapered boards to slope the roof as shown on contract documents.

3. Alternative materials achieving the same or better U value, quality and


compliance with local codes will also be given the same consideration and
approved by Architect’s if appropriate.

4. All materials shall be delivered to the job site in sealed containers or rolls bearing
the manufacturers original labels and shall conform to the respective
specifications unless approved by the Architect.

C. Acceptable manufacturers: subject to compliance with requirements, manufacturers


offering products that may be incorporated in the Work include, but are not limited to the
following:

1. Carlisle Syntec System.

2. Firestone Building Products Co.

3. GenFlex Roofing Systems, GenCorp Polymer Products.

4. Kelly Energy Systems, Inc.

5. Manville Building Materials Corp.

6. W.R. Grace and Co.

7. or Equivalent accepted by the Architect.

2.3 AUXULIARY MATERIALS

A. Sheet seaming system: manufacturer’s standard materials for sealing lapped joins,
including edge sealer to cover exposed spiced edges as recommended by membrane
manufacturer.

B. Cant strips, tapered edge strips, and flashing accessories: types recommended by
membrane manufacturer, including adhesive tapes, flashing cements, and sealants.

C. Flashing material: manufacturer’s standard system compatible with single-ply membrane.

D. Slip sheet: type recommended by membrane manufacturer for protecting membrane from
incompatible substrates.

E. Protective coating: liquid-applied hypalon finish coat to apply to exposed membrane in


light grey color selected by the Engineer.

F. Membrane adhesive: as recommended by membrane manufacturer for particular substrate


and project conditions, formulated to withstand minimum 2870 Pa uplift force.

1. Provide adhesives that comply with local requirements limiting amounts of


volatile organic compounds.

G. Lap sealant: trowel or gun consistency.

H. Water cutoff mastic: one component, low viscosity.

I. Molded pipe flashing: roofing membrane manufacturer’s standard.

J. Sealant: ASTM C 920, polysulfide or polyurethane sealant as specified in Section 07920


SEALANTS AND CALKING and in accordance with roofing membrane manufacturer’s
recommendations.

PART 3 – EXECUTION

3.1 PREPARING SUBSTRATE

A. General: Comply with manufacturers’ instructions to prepare substrate to receive single-


ply membrane system.

1. Verify that penetration, expansion joints, and blocking are in place and secured
and that roof drains are properly clamped into position.

B. Clean substrate of dust, debris, and other substances detrimental to single-ply system
installation. Remove sharp projections.

C. Install cant strips, flashings, and accessory items as shown and as recommended by
manufacturer.

D. Prevent compounds from entering and clogging drains and conductor and from spilling or
migrating onto surfaces of other work.

3.2 INSTALLING MEMBRANE

A. General: start installation only in presence of manufacturer’s technical representative

1. Cut out and repair membrane defects at the end of each day’s work.

B. Fully adhered membrane: install membrane by unrolling over prepared substrate, lapping
adjoining sheets as recommended by manufacturer. Apply adhesive to surfaces to be
bonded and roll into place when adhesive has properly cured. Treat seams with special
adhesive and apply sealant to exposed sheet edges, tapering application as recommended
by manufacturer. Install mechanical fasteners, flashings and counterflashings, and
accessories at locations and as recommended by manufacturer.

1. For colored roofing sheet, apply two coats of Hupalon color coat within 30 days
of sheet installation according to manufacturer’s instructions, applying each coat
at rate of 2.4 sq. m/L.

3.3 FIELD TESTING

A. After installation of the roofing membrane, flood gutter areas with a minimum 25mm
depth of water for 48 hours. Drains shall be plugged and barriers placed to contain the
water. Testing shall be performed in such a manner so as not to exceed the allowable live
loads in test area.

B. The roofing membrane manufacturer’s representative shall inspect the test area. Leaks
shall be located and corrected, and the test repeated. Submit written certification of test
results.

3.3 PRODUCTING ROOFING

A. After completing roofing (including associated work), institute appropriate procedures for
surveillance and protection of roofing during remainder of construction period. At the
end of the construction will in no way effect or endanger roofing, make a final inspection
of roofing and prepare a written report to the Engineer, describing nature and extent of
deterioration or damage found.

B. Repair or replace (as required) deteriorated or defective work found at the time of final
inspection to a condition free of damage and deterioration at the time of Substantial
Completion and according to the requirements of the specified warranty.
