SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, CRESENCIA T. SIBAL, daughter of the late BRIGIDO SIBAL AND

AMALIA SIBAL, registered owner of parcel of land described below, of legal age,
Filipino citizen and a resident of Bamban, Tarlac, do to hereby NAME,
CONSTITUTE AND APPOINT, ROLANDO GOMEZ, of legal age, Filipino,
and a resident of Capas, Tarlac, to be my true and lawful attorney-in-fact, for me
and in my name, place and stead, and for my own use and benefit, to do and
perform all or any of the following acts and things to wit:

1. To represent me before the Bureau of Internal Revenue (BIR), Registry of

Deeds (ROD), Provincial Assessor, Provincial Treasurer, Municipal Assessor
and Municipal Treasurer, Local Civil Registral (LCR), Land Bank of the
Philippines, National Irrigation Administration (NIA), Philippine Statistics
Authority (PSA) and Department of Agrarian Reform (DAR) in connection
with any and all transaction in a subject title covered by TCT No. 04140 with
CLOA No. 00038849 situated in the Brgy. Culubusa, Bamban, Tarlac;

2. To file with the proper court a Petition for the Issuance of Second Owner’s
Copy of the above-mentioned subject title;

3. To sign and execute proper pleading and affidavits including but not limited to
the initiatory pleading, verification, motions or position paper as may be
required by the court, as well as to sign and interpose appeal, petition for
certiorari or appeal memorandum with the higher courts whenever necessary;

4. To designate, hire and/or appoint attorney-in-law to protect our rights and

interest related to his power herein;

5. To get, receive, claim all necessary documents requisite for any and all
transactions of the said title;

6. And to generally do and perform all and every acts which may be requisite,
necessary or proper to carry out the above purposes.

HEREBY GIVING AND GRANTING unto said attorney-in-fact full power

and authority to do and perform every act and thing whatsoever requisite and
necessary to be done in and about the premises, as fully to all intents and purposes
as I might or could do if personally present, hereby ratifying and confirming all
that my said attorney shall lawfully do or cause to be done by virtue of these
presents.
