    PROJECT BRIEF:

    Location – 19F Tower2 RCBC Plaza


    Area – 1,600 sqm
    Project Scope: 19th floor Exit and 36th floor Densification Project.
     
    SCOPE OF WORK:

    1. The Project Manager shall coordinate and arrange schedule for weekly project
    meeting.
    2. The Project Manager shall prepare Minutes of Meeting and distribute to all
    stakeholders.
    3. The Project Manager shall coordinate with main stakeholders of the project
    and get their inputs on project brief so that the designer can prepare the proper
    test fits.
    4. The Project Manager shall coordinate with the designer and other Trade
    contractors or consultant that all drawings are properly coordinated during the
    whole planning stage.
    5. The Project Manager shall be accountable in securing the approval of
    Opentext Facilities by providing a brief and summary of the final design.
    6. The Project Manager shall prepare the construction documentation, project
    schedule and construction cost estimation.
    7. The Project Manager shall execute the short listing and prequalification of
    General contractors.
    8. The Project Manager shall perform the tendering of the bids to pre-qualified
    G.Cs in close coordination with Opentext Procurement.
    9. The Project Manager shall prepare evaluation and recommendation of the
    submitted bids for approval of Opentext Facilities.
    10. The Project Manager shall work with Opentext Facilities in ensuring that PO for
    the G.C. is issued on a timely manner.
    11. The Project Manager shall work with Opentext Facilities and Opentext
    Procurement for the execution of the contract.
    12. The Project Manager shall be accountable in coordinating with Landlord, LGU,
    PEZA and all necessary requirements to secure their approval for the project.
    13. The Project Manager shall ensure that all long lead items are factored in the
    construction schedule making that they all arrive in a timely manner to meet
    construction schedule.
    14. The Project Manager shall be accountable in ensuring that all drawings
    necessary are prepared and complete.
    15. The Project Manager shall ensure that punch listing, testing & commissioning
    is performed prior to hand over of the site the stakeholders.
    16. The Project Manager shall ensure that the project is comprehensively cleaned
    by the G.C. before it is handed over to the stakeholders.
    17. The Project Manager will be accountable in monitoring the budget and update
    the OpenText Project sponsor.
    18. If needed identify any variation of scope and secure necessary approval to
    OpenText
