5.deed of Absolute Sale of A Portion of Land Final
OF A PORTION OF LAND
WITNESSETH: That –
WHEREAS, the SELLER is the registered owner of a parcel of land situated in San
Isidro Subdivision, Barangay Anos, Los Banos, Laguna, covered by Transfer Certificate of
Title No.T-660720, and more particularly described as follows:
“A parcel of land (Lot 4-B-2, of the subdivision plan (LRC) Psd-245878, being a portion of
Lot 4-B, (LRC) Psd-71092, LRC Rec. No. N-19854), situated in the Barrio of Anos,
Municipality of Los Banos, Province of Laguna, Island of Luzon. Bounded on the NE.,
points 4 to 1, by Lot 4-B-1, of the subdivision plan; on the SE., points 1 to 2, by Lot 4-C,
(LRC) Psd-71092; on the SW., points 2 to 3, by Lot 4-B-3, of the subdivision plan; and on
the NW., points 3 to 4, by Lot 4-E, (LRC) Psd-71092… containing an area of FOUR
HUNDRED FIFTY FIVE (455) SQUARE METERS, more or less…”
WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell a
portion of the property described above. The said portion of land contains an area of ONE
HUNDRED SQUARE METERS (100 SQM), which is adjacent and parallel to the property
previously bought by a certain Aurora De Guzman from the herein SELLER;
NOW, THEREFORE, for and in consideration of the premises, and more specifically of
the sum of TWO HUNDRED FORTY THOUSAND PESOS (P 240,000.00), Philippine
currency, the receipt whereof is hereby acknowledged from the BUYER to the entire
satisfaction of the SELLER, the said SELLER does hereby SELL, TRANSFER and CONVEY
in a manner absolute and irrevocable in favor of the BUYER, his heirs and assigns, the property
above-described.
The SELLER does hereby covenant and agree with the BUYER that the above-
described property is free from all liens and encumbrances, that she has a perfect right to
convey the same, and that she will warrant and forever defend the same unto the said BUYER,
her heirs and assigns, against the lawful claims of all persons whomsoever;
The BUYER agrees to shoulder the expenses for the consolidation of the title, capital
gains tax, documentary stamp tax, transfer fees, notarial fees and all other fees or expenses
incidental to the transfer of the title of the above-described property.
The parties further agree and covenant to segregate the sold portion from the entire
property by way of partition in order for the BUYER to secure her separate title over the said
portion.
IN WITNESS WHEREOF, the parties have hereunto set their hands this 12th day of
April, 2016, at Los Banos, Laguna, Philippines.

ACKNOWLEDGMENT
Personally came and appeared before me, MARIA FLOR COLOQUIO-PAVIA and
RIZHELLE A. DE JURAS, who exhibited to me their respective competent evidence of
identity and Tax Identification Numbers appearing below their signatures, to me known and
known to me to be the same persons who executed the foregoing Deed of Absolute Sale of a
Portion of Land and acknowledged that the same is their true and voluntary act and deed.
This instrument consisting of two (2) pages, including the page whereon the
acknowledgment is written, has been signed by the parties hereto and their witnesses on each
and every page thereof and sealed with my notarial seal.
WITNESS MY HAND at Los Banos, province of Laguna, Philippines, on this 12th day
of April 2016.
