BTQS1034 MEASUREMENT OF SUBSTRUCTURE

 Alteration work comprises demolition of
existing buildings, alterations to them and
often items of new works.
 The main work section in SMM covering this
class of work is Section C: Demolition
Description Clause
The demolition section starts with the usual descriptive
item giving a general description of the work. Any
limitations on the method of execution of work also to
be stated.

It maybe specified that demolition work only be carried


out between the hours of 10.00 a.m. and 4.00p.m., C.1
Mondays to Fridays, or the use of pneumatic drills is
prohibited.

Any requirements of this kind must be stated as they


will probably result in higher operational costs and the
estimator will need to cover them in the billed rates.
Description Clause
The location of demolition work is included in the
descriptions of the appropriate items. C.2.1

Old materials resulting from demolition work


frequently become the property of the contractor
and this is deemed to be the case unless
otherwise stated. C.2.2

Clearing away old material is deemed to be


included with the demolition items.
Example of description
 Remove 1800mm x 1200mm high timber
casement window including frame from Site
to Contractor's own dump.
 Demolish 115mm thick brickwall and
removed away from Site to Contractor's own
dump.
 It is useful practice to use double billing
paper for demolition work, with one set of
pricing columns for debits (costs for
demolition and removal) and the other set of
columns for credits (value for any salvageable
materials).
Description Clause

Where old materials are to remain the property of


the Employer, this is to be stated in the C.2.3
description of the item & the description will also
include setting aside and storing old materials on
the site.

Example of description
 Remove 1800mm x 1200mm high timber
casement window including frame and setting
aside and storing old materials for property
of the Employer.
Description Clause

Old materials maybe capable of re-use on the


site, such as brickwork from demolition and C.2.4
forming openings as hardcore, this is given in the
description of the demolition work, but no
adjustment is made to the quantities of new work
in which old materials are re-used.

Example of description
 Remove 1800mm x 1200mm high timber
casement window including frame from Site
to Contractor's own storage to be re-used.
Description Clause

Any restrictions to be imposed by the Employer


on the method of disposal of old materials also C.2.5
shall be given in description.

The handling and disposal of toxic or other


dangerous materials, such as blue asbestos, shall
be suitably describe, as it may involve the C.2.6
employment of specialist firms or the need of
masks or other protective clothing.
Description Clause

Demolishing individual structures shall be given


as items stating the dimension.
Clearing a site of all structures may be given as a
single item.

The level or levels to which structures (or parts C.3.1


thereof) to be demolished shall be stated.

Any remaining structures and finishings to be


made good shall be described.

Leaving parts of old walls temporarily in position


to act as buttresses shall be described.
Description Clause

Cutting openings or recesses in existing


structures shall be given in items stating the size
of the opening or recess required, the type and
thickness of the existing structure and the
treatment around the opening or recess.
C.3.2
Making good all parts of the structure disturbed
shall be deemed to be included with the item.

Extending finishing and making good finishings


disturbed shall be included in the descriptions.
Description Clause

Cutting back projections of existing structures


and cutting to reduce thickness of existing
structures shall be given as items stating the C.3.3
dimension and the nature of the existing
structure.
Fitting and fixtures required to be removed prior
to demolition shall be given as items stating the
size.
Those required to be set aside for re-fixing shall
be so described. C.3.4

Existing structures or finishings required to be


made good shall be so described.
Example of description
 Remove 1000mm High x 800mm width x 6mm
thick polished plate glass mirror including 6mm
thick waterproof plywood backing with aluminium
bevelled frame edges plugged and screwed to tiled
walls with and including dome headed screws.
Description Clause

Removing engineering & plumbing installations


are given as items, stating the nature of the
installation & including any necessary making C.3.5
good.

Example of description
 Remove the soil and waste piping from sanitary
fittings to gully trap and inspection chamber
including connection to the compound manhole for
female and male toilet.
Description Clause

Removing finishings & coverings to existing


structures, such as roofs, are also itemized, C.3.6
indicating the quantity involved.

Example of description
 Remove the 0.48mm Thick Fina Blue B2 'Ajiya' or
approved equal and approved metal roof decking
lapped and fix to purlin with and including
requisite connectors and screws, all as per
manufacturer's instructions (measured nett-no
allowance made for laps)
Description Clause

Temporary screens & roofs are normally taken in


m2 or enumerated. Temporary arrangement are C.3.7
needed for dealing with rainwater give as an item

Shoring C.4

Shoring and scaffolding incidental to demolition C.4.1


of individual structures, individual openings
and/or recesses in existing structures and making
good of work disturbed shall be included in the
items.
Shoring (other than incidental to demolitions) C.4.2
shall be described and given as items stating the
position, type of shoring and the nature of the
structure to be shored.
Description Clause

Separate items shall be given for the following:-


a. Providing and erecting the shoring C.4.3
b. Maintaining the shoring
c. Clearing away the shoring
