CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This Contract to Sell is made, entered and executed by and between

______________________ of legal age, married to _________________, Filipino and a resident of
_________________________ and hereinafter referred to as the VENDOR and FELIX D.
GUIMARY, likewise of legal age, married to ANNABELLE C. GUIMARY, Filipino and a resident
of Purok 3, Brgy. Songkit, Madrid, Surigao del Sur, Philippines and hereinafter referred to as the
VENDEE-

WITNESSETH

WHEREAS, the VENDOR is the absolute owner of a parcel of land covered by Transfer Certificate
of Title No. _______, covering an area of __________________________;

WHEREAS, the VENDEE offered to buy the above-described real property and the VENDOR
agreed to sell under terms and conditions herein below, stated;

NOW THEREFORE, for and in consideration of the amount of _________________________

(Php __________), Philippine Currency, the VENDOR agree and bind himself to SELL to the
VENDEE, the above-described real property, under terms and conditions herein below provided as
follows, to wit;

1. Upon execution of this agreement, the VENDEE shall pay the VENDOR the amount of
__________________________ (Php _________), Philippine Currency and the VENDOR
hereby acknowledge receipt hereof representing as FULL PAYMENT;

2. Upon payment of the total purchase price above agreed subject to the conditions set forth
herein, the VENDOR shall forthwith execute and deliver to the VENDEE a FINAL DEED
OF ABSOLUTE SALE conveying the above-described property, free and clear of all liens
and encumbrances of any kind whatsoever;

3. It is agreed that the taxes, capital gain tax, documentary stamp tax, registration fees, land
taxes up to _____and all other fees, charges and expenses for the transfer of the title to the
VENDEE shall be for the account of the VENDOR, to be deducted to the purchase price;

4. This Contract has been read and understood by the parties herein who has freely and
voluntarily executed the same.
