Sir,
This notice is with reference to the captioned subject, I would like to serve the same
on behalf of “M/s Unique Mantra Realty”, “Shri Vibhishek Pal Singh” and “Shri
Abhishek Pal Singh” all having office at 4 th Floor, Unique Destination, Jaipur; and draw
your kind attention towards the following for your reference :
1. That, the abovesaid persons are a reputed business entity/person being involved in
real estate themselves for the last 2 decades and is a big brand name (Unique
Builders), not only in Jaipur and Rajasthan but in various parts of the country.
2. We entered into an Agreement dated 12.07.2014 with Mr. Vikas Bishnoi, M/s Gopal
Hi-Tech Infra Developers Private Limited (through Mr. Vikas Bishnoi) & M/s
Aranya Infrastructure Private Limited (through Mr. Vikas Bishnoi) (hereinafter
referred as “Owners”) for development of land measuring 9 Acre 4 Kanal 8 Marla
(i.e. 76 Kanal 8 Marla) out of as such a total land area admeasuring 50 Acre 1 Kanal 1
Marla situated at Village Garhi Alawalpur, Dist Rewari, Haryana);

3. That subsequently, as per background of Agreement dated 12.07.2014, a sum of
Rs. 2,25,00,000/- (Rupees Two Crores Twenty Five Lakhs only) was paid by us to
Owners as refundable security amount, with the condition that Deposit shall be
refundable if Owners upon obtaining of the LOI does not enter into a Development
Agreement with us with respect to their share of 50% of the Project Land within a
period of 7 days from such date of obtaining LOI, as mentioned in Clause 10.4 of the
Agreement dated 12.07.2014. Further the amount was also supposed to be refundable
in case Owners were unable to obtain LOI upto 31st October, 2014 (Cut-Off Date).
4. Also, in the event of not obtaining the LOI beyond the cut-off date or not executing
the Development Agreement as mentioned above, and as per the Agreement dated
12.07.2014, Owners then had to be available with two options for refund of the
refundable security amount paid by my clients:
5. Now, even till date, Owners have neither executed the Development Agreement with
us as mentioned above, nor returned the refundable security amount with interest, or
compensation as per clause above, as paid by us.
6. That, it maybe pertinent to mention herein that my clients have been rigorously
trying to sort out the issue with Owners, however, on one pretext or another Owners
have been evading to give/ provide a concrete response to us over all these years,
which not only results in illegally retaining our money but also attracts various
civil/criminal provisions under the Law of the Land. More specifically we have

already served a Legal Notices to Owners but only to receive an evading response
from Owners, thereby not moving forward to our grievance.
