The new technology that reduces the cost and improves the quality of building construction
The term BIM (Building Information Modeling) denotes the modern software
technology regarding buildings.

The underlying logic of this technology, that emerged the last decade, is
extremely simple. According to this logic the building can be described by its
physical components. These objects, rather than drawings, are stored in a
database.

By retrieving the physical components of the building from the database, the
BIM software, is capable to:
 Create the three-dimensional model and all drawings (floor plans, aspects,
sections, perspective views).
 Calculate the precise quantities of materials and labor needed for the
building erection, thus defining its anticipated cost.
 Create any computational model (bioclimatic, static-dynamic etc).

The database structure, namely the concepts that underlie the building
construction, is defined in the global IFC format (International Foundation
Classes). IFC format is developed under the cooperation of software and
building industry companies.
THE EXISTING CAD SOFTWARE TECHNOLOGY
The software companies, have
developed over the last 3 decades
the drawing-centered CAD
applications (Computer Aided Design
or Drafting), representing the
traditional approach of describing a
building with multiple drawings (floor
plans, aspects, sections, perspective
views).

The underlying logic of CAD technology has
three major disadvantages:

 A lot of work required since many


drawings should be prepared in order to
describe the building.
 Quantity take-offs needed to calculate
the total cost are carried out, based on
these drawings, almost manually. This
task requires a great amount of time and
specialized personnel, while, eventually,
significant uncertainties will arise due to
human deficiencies.
 For any modification to be applied on the
building, both (1) and (2) steps should be
performed all over again.
BIM COMPARED TO EXISTING CAD TECHNOLOGY

1. Decreases the design time in the


range of 70% and 95%.

2. Increases dramatically the


accuracy/reliability of quantity take-offs.

3. Ensures the accurate transfer, in


real time, of huge volumes of
construction data between the building
designers, contractors and industries
involved at all construction phases.

 The structural frame of R/C


buildings also follows the
general rules of BIM technology
mentioned above.

 However, two decisive


particularities are not met in
other parts of a building that do
not comprise its structural frame:

1. The design of the structural frame is extremely complicated, especially


regarding the computational part.

2. The need to determine a huge number of rebars (e.g. tens of thousands pieces in
a middle scale multistory building).
