The Hotel Industry’s Premier Development Conference
Phoenix, Arizona - October 30th - November 2nd
Dear Colleague,
Welcome to Phoenix and the 23rd Annual Lodging Conference. This e-Sourcebook contains all of the conference
information that you will need including speaker bios, session outlines and questions, and information from our 140+
sponsors and exhibitors. Please use the Bookmarks or Table of Contents feature of whichever software you are using
to jump ahead to a specific section of the sourcebook.
Over the next few days, you will have the opportunity to network with and learn from some of industry’s most influential
owners, operators, presidents, CEOs and dealmakers. With over 200 speakers, and 40+ Think Tanks and General Sessions,
you will be able to focus on those topics and people that can directly impact your company. We encourage you to look
through the session outlines so that you can come prepared with questions as the Think Tanks are designed to be
interactive.
What You Should Know and How to Get the Most Out of the Next 3 Days
The majority of our attendees are Presidents and CEOs, or run/own their business. Attendees and speakers own and
operate hotels representing 60,000+ hotels, management firms, and the industry’s top brands.
With three days of networking including dinner parties, extended refreshment breaks, breakfasts, luncheons, golf and
other leisure activities, the opportunities for meeting new people are endless...And, conference attendance is strictly
limited so that your experience is productive and enjoyable.
One-on-One 20-Minute “Deal Connect” meetings on Tuesday afternoon will help you to move your deal along as you
will have the opportunity to meet with Brands, Management Companies, Brokers, Lenders, Builders and other industry-
related companies. Please sign up for these meetings or confirm your appointments at the conference registration desk.
We’re excited to be back at The Arizona Biltmore featuring amazing gourmet meals and a beautiful setting that
encourages relaxation and an easy-going atmosphere that have become a trademark of The Lodging Conference.
When you add it all together — the people, program, venue, and relaxed atmosphere, it’s no surprise that our attendees
say they make more contacts, and do more deals at The Lodging Conference than at any other industry event.
Thank you to our sponsors, exhibitors, speakers and The Arizona Biltmore team for all of your support of The Lodging
Conference. A special thank you to The Lodging Conference team: Brent Tinter, Linda Chelmow, Deirdre Heymann, Pat
and Bob Kovalesky, Erin Fitzgerald, Gary Kane, and the Zullo family (Len, Chris, Paul and Sue) for all of your efforts to
make the 23rd Annual Lodging Conference the most successful yet. And a BIG HUG to my wife, Liz, for everything you
do to make The Lodging Conference happen.
We are so happy to have you back this year and for our newcomers, I look forward to meeting all of you. Our goal is
simple…we want The Lodging Conference to be the best event you attend all year. Relax, enjoy, and have a GREAT time.

What tactics and strategies are you are utilizing to grow your portfolio?
For the past seven years, hotel cap rates have generally declined. From 2008 through early 2010, hotel cap rates jumped
roughly 150 to 250 basis points. Since then, hotel cap rates have declined roughly 200 to 300 basis points. However,
research shows that hotel cap rates are beginning to increase. So, is it a good time to sell hotels?
What are your strategies for growing revenues while at the same time managing costs? How do you balance the two?
What are some of the markets you see growth potential in? What are some of the markets investors should avoid?
The brand companies continue to churn out new brands, particularly in the select-service and soft brand space. Obviously
they wouldn’t unveil them if they didn’t have developers out there willing to build them and customers willing to stay in
them. What’s your take on the brands today from a value proposition and ROI perspective?
Some would say that hotel companies launch new brands to get around AOPs? Is that valid?
What data point(s) do you take into consideration the most when deciding on an investment?

Tax reform is front and center with Congress and in Washington DC, with continued calls for action before the end of the
year. Do you think there is a path forward for bipartisan tax reform under the current political climate? What would you like
to see included in the reform package?
In cities like Seattle and Long Beach, we have now seen hotel-only ordinances with onerous work rules pushed under the
auspices of protecting hotel employees. How do you think the industry should respond to these ordinances and what do
you find most concerning about this trend?
Given that many states and cities across the country are still tackling the issue of regulating and taxing the short-term
rental market, why has it taken governments so long to address this new business model? What are the most important
issues from your perspective?
Recently, we have seen efforts at the state level to pass legislation that preempts local government from regulating short
term rentals. What do you think is the most effective approach to get ahead of this issue before legislation is filed and
passed?
Online hotel booking scams perpetrated by third-party websites continues to be an issue for consumers across the
country. What are Congress and the Administration doing to address this? What can hoteliers do to flag this issue for their
elected officials?
In the age of constantly evolving and changing technology and the significance of the online marketplace, what new
distribution challenges do you see the hotel industry facing in the future? How is your company positioning itself in light of
these dynamics?
Have recent travel policies contemplated by the Administration affected inbound international travel to the U.S.? Have you
felt an impact at your hotels?
The Wall Street Journal recently reported that the Administration has been exploring the possibility of cutting portions of
the J-1 visa exchange visitor program. If these cuts occur, what would this mean to your business? How important is this
program for our industry?
The previous Administration’s overtime rule, which doubled the salary threshold, was struck down by the courts. What
considerations should the Department of Labor take into account when drafting a new rule?
With all the issues facing the hotel industry – how can hoteliers get involved with their elected officials to influence policy
debates and ensure that our interests remain at the top of their list?

Can hotels lease food and beverage outlets and still maintain control of catering and banquets?
How important is the impact of Grab & Go in Limited, Focused and Full- Service hotels, i.e. quick and efficient food and
beverage offerings that add value, convenience and revenue?
From a design perspective, where should F&B outlets be placed? How important is street access?
Are you seeing willingness from your clients to work with specialized restaurant design firms for their F&B operations?
While hotels are the “destination”, F&B is quickly becoming a primary experience driver in today’s hotels and have become
fundamental in generating incremental revenue and now, more than ever, critically important to net unit profit. How big a
role does F&B play in driving guest experience in a hotel?
How do hotels place F&B beyond the bar and restaurant space? How well are we optimizing the revenue centers: In-
Room dining, catering set ups and table top, training & incentives in catering, experience design in venue spaces, lobby,
poolside, roof top?
What are the criteria for selecting a local restaurant company to occupy space in a hotel? Is there a trend for management
companies to outsource the food and beverage to a “well known” local restaurant operator? What are the benefits, or pros
and cons? Are there some brands that are more open to rethinking F&B strategies than others?
Can we as an industry re-think hotel F&B and evolve to a bar centric model? Is this a sustainable trend?
What’s brewing in back of the house, or at the front lobby? How does a limited service hotel have a viable and profitable
coffee program?
What other trends do you see in F&B? What is on the horizon? How is the industry overcoming traditional hotel F&B
issues? Or are they?

Is EB-5 still a viable source of financing for new development? Are hotels still the darling of EB-5? Who should use it and how?
Lender issues with EB-5: What’s the difference in EB-5 financing compared to typical bank construction loans? What are
the special lender issues? Will you need “gap financing” and what is available?
What are the first steps developers should take to explore EB-5?
What is the best way to tap into the EB-5 opportunity? Direct offering, engage a Regional Center (RC), “rent” an RC, form
your own RC, hire marketing agents, set up an office in China?
What are the early red flags and biggest mistakes developers make in EB-5?
What’s the best capital stack structure for EB-5 money? How much? Where does it go in the capital stack? What is the all-
in cost to the developer? How long does it take today?
What is the practical impact of all the new developments in international markets and the proposed regulations and laws on EB-5?
Advice today: What should I do now? Start an EB-5 process? Can you raise money for me? Should I wait on the sidelines

The last decade, and especially during the last five years, we have seen an acceleration of both the major brands adding

Once the novelty of robots that interact with the public wears off, over what time frame will robots become an integral,
cost-effective part of hospitality operations?
What challenges will this integration present to human employees as they navigate the adoption phase of the new
technology? What are some ways these challenges can be addressed?
There is the physical interaction with robots to consider, but how is artificial intelligence evolving to allow for cognitive
interaction and, thus, “social robots.”
The robots being developed today can learn by watching people and will be continuously improving their skills. At the
same time, they are machines, not humans. Where should we draw the line in what we allow robots to learn?
What legal issues are anticipated to arise from the integration of AI and Robots into our lives?
There is apprehension that robots may take some jobs away, but what new jobs can we expect will be created as a result
of robotics?
How are guests responding to interaction with robots and AI, and will higher-end hotels ever be able to replace that human
touch? If so, in what areas of the guest experience is that anticipated?
What are some of the key advantages offered by robots and artificial intelligence? And what areas should be avoided?
Where should we as humans be cautious?

The select-service space continues to generate the bulk of attention by developers based in part on a low-overhead, high-
margin proposition. Let’s get specific: Why does select service continue to be such a hot sector of growth and opportunity?
All of the companies represented on the panel have select-service brands within their portfolio. And one, IHG, has just
added a new select-service midscale brand called Avid. It seems that the majority of new brand offerings target the
select-service space. What kind of value are the brands bringing to the space? How are they protecting and growing
franchisee/owner ROI?
Moreover, what is the impact of new brands in the space? Are new brands created because there is an honest gap in the
market or because brand companies know that developers will build them regardless?
What is the calculus that goes in when deciding to embark on a full-service or select-service project?
How has F&B in the select-service space evolved? What does it look like today vs five years ago?
From the owner perspective, what is the appetite in the space as it relates to new-build versus acquisition? Do you favor
one particular mode of growth?
How do customers view these hotels? Why are they so attractive to leisure and corporate travelers alike?
From a design standpoint, certainly select-service hotels have evolved and prototypes have changed. How are new
designs appealing to guests and also to owner budgets?
Do select-service brands drive loyalty as well if not better than more up-market brands?

best represent this asset?
When evaluating a distressed property, do you look at alternated solutions such as the highest and best use of the property?
