LEASE AGREEMENT

I. ACKNOWLEDGMENT. This Agreement was made and executed


on_________________. Below are the Parties involved in acknowledging this
Agreement:

II. TERM/PERIOD. The Rental period shall commence on ________________


and will end on ______________________ at _________. If the Lessee wishes to
extend, a new agreement will be created.

III. PAYMENTS. The rental amount will be Fifteen Thousand Pesos


(Php15,000.00) inclusive of the Association Dues but exclusive of the utilities
incurred during the Term of this Agreement. Payments shall be made upon
signing of this Agreement.

IV. SECURITY DEPOSIT. The Lessee agrees to pay a security deposit of Five
Thousand Pesos (Php5,000.00). This will cover the utilities during the term of
this Agreement. The excess will be refunded to the Lessee within 30 days
upon termination hereof. This shall also cover any damage to the Leased
Property. In case the deposit is not sufficient to cover the damages to the
Lease Property, the Lessee shall pay the Lessor the remaining balance to cover
the entire damage caused within 5 days from Lessor’s demand.

V. OCCUPANCY. The number of occupants will be three (3). Namely:

The Lease Property will be used only for residential purposes and in
accordance with this Agreement and the House Rules of Princeton
Residences. In case the Lessor incurred any liabilities due to Lessee’s or the
occupants’ non-compliance with this Agreement and the House Rules, the
Lessee shall pay for the penalties or liabilities incurred or shall reimburse the
Lessor whichever is applicable.

VI. UTILITIES AND FURNITURE. Electricity and water shall be paid by the
Lessee. The Lessee is responsible for taking good care of the furniture and
appliances. The Lessee will pay for any repair or replacement if the equipment
was damaged during their stay.
VI. SUBLETTING. The Lessee agrees not to assign or sublet the property.

VIII. MAINTENANCE, PEACE/ORDER, AND OTHERS. The Lessee shall


use the property with care and in accordance with the House Rules of
Princeton Residences. No illegal activities may be conducted in the Leased
Property. The Lessor shall not be liable in case of damage or loss of the
properties of the Lessee or of any of the occupants.

Pets are not allowed.

IX. INDEMNIFICATION. The Lessee shall indemnify the Lessor and hold
the Lessor free and harmless from any liabilities like accidents, loss of
property, injury, or death of any person.

X. AMENDMENT. This Agreement can only be changed or modified with the


written consent or permission from both the Lessee and Lessor.

XI. GOVERNING LAW. This Agreement shall be governed under the laws of
the Philippines. Any dispute in relation to the interpretation, enforcement and
implementation of this Agreement shall be heard in the proper courts of
Mandaluyong to the exclusion of all other venues.

The undersigned hereby agreed that both Parties read the agreement
and acknowledge it.
