AND WHEREAS unfortunately said Shri Bahadur Chand S/o Shri Ganda
Ram (owner of Ll3'd undivided share of said property), expired on 01.02.2006 at
Delhi, and his wife also expired on 19.03.2008 at Delhi, leaving behind the
following legal heirs and successors :-
as his only legal heirs and there is no other legal heirs of said Late Shri Bahadur
Chand, except mentioned hereinabove, as per Surviving Member Certificate No.
90660000011164 dated 05.11.2016 issued by the District Magistrate, Model

AND WHEREAS later on said (1) Shri Shiv Lal and (2) Shri ManoJ Kumar both
S/o Late Shri Bahadur Chand, sold the Entire Second Floor (Without
Roof/ferrace Rights) With 25olo Undivided Share In Stllt Parking/Floor And 257o
Undivided Share In Basement, A Part Of Property No. 235 In Block-H, Area
Measuring 183.948 Sq. Mtr., Situated At Ashok Vihar, Phase-I, Delhi-110052,
alongwith 25olo share in free hold rights of the land under the said property to
(1) Smt. Ankoor Kanwar (50o/o Undivided Share) WO Shri SanJeev Kanwar and
(2) Smt. Charul Kanydr (50o/o Undivided Share) WO Shri Anurag Talwar, by
virtue of Sale DefrulV regd. document as'No. 15954 in Book No. I, Volume No.
6658 on pages 187 to 198 dated 20.t2.2OL6 in the office of Sub-Registrar-Vl-A,
Delhi, (already mentioned herein above) received the entire sale consideration
amount from them and handed over the actual, physical and peaceful vacant
possesslon of the same to them.
AND WHEREAS as per above facts and strength of the documents, said
(1) Smt. Ankoor Kanwar WO Shri SanJeev Kanwar and (2) Smt. Charul Kanwar
W/O Shri Anurag Talwar, the present Vendors herein, are the lawfuljoint owners
and in possession of ENTIRE SECOND FLOOR (WITHOUT ROOFIIERMCE
RIGHTS) WITH 25olo UNDIVIDED SHARE IN STILT PARKING/FLOOR AND 25olo
UNDIVIDED SHARE IN BASEMENT, A PART OF BUILT UP FREEHOLD PROPERW
BEARING NO. 235 IN BLOCK-H, AREA MEASURING 183.948 SQ. MTR.,
SITUATED AT ASHOK VIHAR, PHASE-I, DELHI-I10052, with fittings, fixtures and
all connections installed therein and the common rights to use entrance,
passage, stairs & lift alongwith 25olo share in free hold rights of the land under
the said property, and the same is free from all sorts of encumbrances such as
sale, mortgage, glft, lien, decree, charges etc. etc. and there is no legal defect in
the title of the Vendors, who are fully competent and have full power, absolute
authority and unrestricted rights to sell and transfer the same or portion thereof
in any manner in favour of any person(s) and no one else except the lendors
has got any claim, right, title or interest in respect of the above said property.

2. That the Vendors have delivered the actual, physical and peaceful vacant
possession of the above said property under sale to the Vendees at the
time of execution of this Sale Deed.
3. That the Vendees shall hereafter hold, use, enjoy, sell and transfer the
above said property under sale without any hindrance, claim or demand
whatsoever from the Vendors or any other person claiming under or
through them.
4. That the Vendees can get the above said property under sale mutated,
substituted and transferred in their own name(s) on the basis of this sale
Deed in the records of Municipal Corporation of Delhi, Society and all
other relevant records in the absence of the Vendors'
5. That all dues, demands, taxes, charges, duties, liabilities and outgoings, if
any, shall be paid and borne by the vendors upto the date of registration
of this Sale Deed relating to the above said property under sale and
thereafter the same shall be paid by the Vendees.
6. That the Vendors hereby further assures and declares that they are the
lawful joint owners of the above sald property under sale and are fully
competent and have full power, absolute authority and unrestricted rights
to sell, transfer or alienate the same and the same is free from all sorts of
encumbrances, such as sale, mortgage, gift, lien, decree, charges, court
injunction, legal flaws, burden, surety, security, disputes, notification,
litigation, attachment, acqulsition etE. etc. and there is no legal defect ln

Vendor alongwith photostat copies of all previous documents relating to
the above said property under sale to the Vendees at the time of
registration of this Sale Deed.
8. That as and when the Vendors will be required for completion of any acts,
deeds and things necessary for more perfectly transferring their title in
the above said property in favour of the Vendees, the Vendors shall
present at the required place and will do all acts, deeds and things as
required by the Vendees, at the costs and expenses of the Vendees.
9. That the Vendors hereby agreed and assured the Vendees to help and
assist the Vendees in getting the above said propefty mutated in all the
records of MCD/Department/Authority concerned and shall be ready and
willing to do and write any or all documents that may be required in this
behalf from time to time and also to present at place where the Vendors
are called the Department/Authority concerned and to give such
statement as required by the Department/Authority concerned to mutate
the said property in favour of the Vendees and the Vendees can get the
above said property mutated in their favour on the basis of this Sale Deed
even in the absence of the Vendors.
10. That the Vendees can go to the roof/terrace of the said property only for
the maintenance and repairing of T.V. Dish/antenna and water tank in
reasonable hours. i;
11. That all the rights, privileges, appurtenances, and easements, attached
with the above said property under Sale have also been conveyed and
transferred by the Vendor unto the Vendees.

12. That all the convenience and other amenities alongwith the rlght to egress
and ingress has been conveyed to the Vendees herein to use in common
alongwith other occupants of the building.
13. That all rights as available and permissible under any act in respect of
entire Building shall be enjoyed by the Vendees as common user together
with other occupant(s) of the Building.
14. That the security amount of Electricity and Water connections are included
in the total sale consideration as set forth in this Deed hence, the Vendees
shall have the right to get the water & elgctricity connections with security
amount transferred/changed in their name in the records of
Department/authority concerned on the basis of this Sale Deed and the
Vendees may apply and get more water and electricity connections in the
said propertY under sale.
15. That the vendors and their legal heirs and successors are left with no
rights, tiues, interests, claims or concerns of any nature whatsoever with
the above said property under sale and now the Vendees have become
the lawful owners of the above said property under sale and shall
hereafter hold, use, enjoy, selt and transfer the same in any manner they
like without any hindrance, claim or demand whatsoever from the Vendors
or any other person claiming under or through them.

17. That there is a lift installed in the said building for the common use of the
owners/occupants of the Ground Floor, First Floor, Second Floor and Third
Floor. The Annual maintenance cost of the lift as well as cost of electricity
bills for its use will be paid and borne by the Vendees proportionately with
the owners/occupants of the other floors of the said property.
18. That in case of any natural disaster, if any type of loss to the building or
structure will be caused, then the Vendees shall be entitled tor L/4ti share
of the land under the said property.
19. That the Vendors agree, undeftake and bind themselves not to act in any
manner contrary and prejudicial to the rights, titles and interest of the
Vendees.
20. That any error or omission or mis-description of the above said property
under sale regarding the numbers or any references to the number of
documents, books, volumes or pages of the Registrar's office regarding
the title deed of the said property or otherwise shall not annul the said
deed and if such error or mis-description is material one, the Vendees will
be entitled to get it removed by the Vendors or by their attorney by
obtaining further necessary deed of assurance or
supplementary/rectification deed at the cost of the Vendees.
21. That this Sale Deed has been prepared under the instructions of the
Vendors and Vendees with their free will & wish and the contents of this
deed has been read and explained to them in their vernacular language
and they have understood the meaning, implications and contents upon
being satisfied in all respects.
22. That all the expenses of this Sale Deed such as Stamp Duty, registration
fees, writing charges etc. whatsoever have been paid and borne [y the
Vendees.
23. That the Vendors and Vendees are the citlzens of India.
