ASSESSMENT 02

Building surveys are a means of providing a detailed evaluation of a property’s condition


and involve an extensive inspection. A Building Survey examines all accessible elements of
the property and the surveyor will actively search for any structural problems or defects –
they are legally obliged to inform of all problematic defects within the final report. Building
Surveying is a detailed inspection and investigation carried out in order to assess the
condition/performance of the buildings; in particular;
• Structure
• Fabrics and components
• Finishes
• Services

You are required to carry out a site visit to a building in your municipal council area which
has built up more than 20 years ago and required to do a detail investigation generating a
report on below tasks.

Task 01
Carry out a Preliminary Inspection on the selected building and discuss on the findings.

Task 02
Carry out a Detailed Inspection on the main elements (Foundation, wall, basement, wet
areas, roof, drains, building services etc) of the selected building and discuss on the findings.

Task 03
Give instructions on remedial actions to the client on the identified defects during the
Preliminary Inspection and the Detailed Inspection

Task 04
Discuss on the Inspection Techniques (Non - destructive and semi destructive) that can be
used to evaluate the condition of this building in detail.

Task 05
Assess the requirement of effective maintenance management to assure uninterrupted
working settings of the selected building.

LEARNING OUTCOMES OF ASSESSMENT

 Demonstrate an understanding about the role of a building surveyor & various


techniques use to survey existing building structures and its elements,
 Analyze requirements of change in function & principles of building conversion to
meet new functional requirements of the building,
 Evaluate principles of building adaptation to adjust and alter effectively to meet new
functional requirements of the building,
 Assess the requirement of effective maintenance management to assure uninterrupted
working settings of various type of buildings,
 Apply fundamentals of Facilities Management to integration of processes of a
building to continue and develop the agreed services which support and improve the
effectiveness of functional requirements of the building.

ASSESSMENT CRITERIA
The assessment should be prepared in an Analytical Report format and the preparation of
the report requires the student to undertake a process of investigative nature and present in a
report of 3000 words (10% +/-). Autonomy of this process shall be reflected by the structured
use of referencing using Harvard Referencing.
