Background

The quantity surveyor plays a key role in managing the costs of construction projects, from
inception through to completion, whilst making sure that projects meet legal and quality
standards. The duties of the quantity surveyor differ depending on whether they work for a
contractor or consultant. During the post-contract stage, quantity surveyors working for
consultancy organizations are largely responsible for the validation and monitoring of costs.
They will also liaise with the contractor’s quantity surveyors to verify and authorise monthly
payments and to approve any changes to the original contract price. The contractor’s quantity
surveyors’ role during this stage is mainly to ensure that the project stays within the given
budget. Their responsibilities during post-contract stage include, inter alia, reporting on the
project’s financial progress, generating valuations for the work done to date, executing
variations as instructed and submitting claims where necessary etc..
