The site options provided are located within the Kuala Lumpur City Center where it is easily accessible. We were tasked to design an
urban room or city lobby that can respond to social issues around the site. We were tasked to design an urban room, which is a social
and cultural hub that gives people opportunities to help redesign and reimagine their city’s future.

The project emphasizes on designing an “Urban Room” for people that are constantly on the move. The Urban Room should
demonstrate architectural interventions, which are drawn from the needs of the people, place, and is timely and relevant. The
programmes aims to bring positive impacts to the immediate neighbourhood and compliment the quality of the urban fabric.

The schematic design is the initial phase of all construction project. It starts when the client consults and hires an architect, to
ending it with submission of the planning approval to the local authorities.

2. Contract Implementation

The architectural consultancy practice under the Contract Implementation and Management Phase shall be any or
all of the following:

+ Performing all functions and duties of the architectural consultancy practice under the terms and conditions of the
building contract

+ Advising the client on the site staff required for the project and estimating the cost and duration of their
employment

+ Providing information and issuing instructions to the contractor as required under the terms and conditions of the
building contract to enable the contractor to proceed with the works

+ Examining the works programme submitted by the contractor and to be satisfied that the works can reasonably be
completed within the contract period;

+ Inspecting the works at periodic intervals so as to ensure that the works are being executed in accordance with the
building contract and to issue a CPC

Traditional Procurement Method

The client, Sime Darby development will appoint an


architect to address and finish the design alongside
with specification of the building while appointing
other consultants to control the other aspect of
design and cost estimation. The main contractor will
carry out all the works and prepare the tender
documents.

The traditional procurement process separates the


design works with the construction works which
upon completion of the design, responsibilities are
given to the contractors to execute all procedure
following the architect's instructions. The bill will
usually come in a lump sum, if there are an
fluctuation in the bill, the contractor is allowed to
submit an amended contract sum. A lump sum
contract is a contract with a single amount of price
for all goods and work. The contractor is responsible Lump Sum Contract

From the tenders received, a preferred tendere is selected based on criteria such as price and quality and negotiation entered
into.

Consultants or experienced clients may maintain ‘approved’ lists of prospective suppliers appropriate for particular types of
contract and then review performance to assess whether they should remain on the list.

Single Stage Tendering


Tenderers are shortlisted by the client & the consultant, and the bids will be obtained from the
selected tenderers only. The number of contractor involved ranges from 5-10 participants. Upon
accepting the invitation, the contractor will purchase a copy of the tender document and then will
be evaluated each by the consultant. AFter negotiation, the employer will make his decision and
the contract documents will be made including the newly appointed contractor. At this point the
